MPR is like a bag of licorice all-sorts this week as we take a look into the future of the property industry (with our cover story of up-and-comers) and also take a glance at our past with our historical photo feature. MPR was swarmed with responses aft er last weeks issue of historical photographs, with readers marvelling over the picture display at family barbecues and around the kitchen table. So, to keep the theme going, weve included more old photographs in this issue this time depicting a very charming Buderim, circa 1920s when the main source of transport was a horse and cart through the main street. Oh how the infrastructure has changed! Defi ne success: Success for me is having the ultimate balance in life family/work/friends.
What set you on the road to success? My family has always been in real estate, but straight aft er school I had no real idea of what to do with my life. I dropped out of uni and took a year off to contemplate what I was going to do before joining the industry as a fresh-faced 17-year-old at Ray White Redcliff e. I saw a few young guys auctioneering Haesley Cush and Dane Atherton and knew that was the career path for me. Dane Atherton took me under his wing and I have never looked back.
Who do you most admire? Tiger Woods, for so many diff erent reasons. Th e guy is the best in the world but always looks for ways to get better. He hits hundreds of golf balls a day in the pursuit of perfection. His demeanour, his humility, and his success are unbelievable.
Your proudest career moment? At the recent Real Estate Institute of Australia and New Zealand Auctioneering
titles held in Darwin, I was ranked within the top three auctioneers in the country, the youngest ever to achieve this award.
What has been your best property investment decision so far? Buying in this current market!
What gets your adrenalin pumping? Auctioneering competitions are fun but nerve-racking. For me, its amazing when I look at my schedule every week and see that I have close to 20 auctions scheduled. To know that 20 diff erent agencies like Henzells and Re/Max have entrusted me to be the voice of their company on auction day is a real buzz.
Where to from here? I want my business to be known as the leading company to use for auctions and real estate training. I am in the process of building a team of auctioneers and making sure that with volume, my client service does not waver.
What does the future hold for real estate on the Sunshine Coast? Th e Sunshine Coast ticks all the boxes.
Property is big business on the Coast, and at the head of the pack is a group of young, dynamic entrepreneurs
who are combining passion with enthusiasm and talent to make a mark in this highly competitive industry. From building to fi nance and sales consulting, My Property Review has unearthed eight up-and-coming professionals aged 35 and under, who are taking the industry by storm. From 29-year-old Linda Ireland with her multiple Mortgage Choice businesses, to 27-year-old builder and Adenbrook Homes director Rob Douglas, these are the ones to watch, now and in the future. Theyre youthful, motivated and successful, but best of all, they know the market. We stepped inside the minds of these local young guns to talk about the past, the future and their thoughts on the current market.

Defi ne success: Referrals, repeat business and testimonials. I believe the market place is the best judgement of your success. I believe that anyone can make sales but delivering fi ve-star service and premium results is completely diff erent. It is defi nitely what sets the better agents apart.
What set you on the road to success? I truly believe it was my parents. Th ey have not only taught me life skills but the importance of communicating with people and the value of old-fashioned hard work.
Who do you most admire? I really admire anyone who excels at their chosen profession. In this day and age everything is so competitive and to rise to the top takes drive, focus, structure and a lot of hard work. Th is is very evident in the real estate industry as the market is continually changing. Agents need to adapt.
Your proudest career moment? It would have to be my fi rst ever listing and sale secured. Achieving the Rookie of the Year award is also hard to top.
What is your best property investment decision? Th e purchase of my fi rst home and getting my foot in the market. Th is also gave me great insight into the industry.
Your worst investment decision? Procrastinating on my fi rst purchase, even though I have witnessed good growth I wish I had dived in earlier.
What gets your adrenalin pumping? Negotiating on the auction fl oor at a Henzells Agency in-room multi-auction day. I dont think there is any better feeling than selling a property under the hammer with 400-plus people in an open forum.
How do you relax? Spending any spare time with my wife, friends and family.
Where to from here? Since commencing my career with Henzells Agency, my goals are continuing to soar as time goes on. I have employed a brilliant executive assistant to ensure as I get busier, I am able to provide the same high level of service my clients have come to expect. I am also currently undertaking my auctioneers licence.
What does the future hold for real estate on the Sunshine Coast? Th e Sunshine Coast is one of the fastest growing regions in Australia and real estate in the area will always be a wise investment. Th ere will always be periods of uncertainty and a few minor price corrections, but providing buyers have the fi nancial capacity and sellers are prepared to meet the market, there will always be a steady stream of sales.
All of the ingredients are here to underpin our market for the years ahead location, lifestyle, population growth, infrastructure and planning. However, real estate is a market, and we will always have our ups and downs. Now is one of those downs, but both buyers and sellers alike need to understand that properties will always sell, it just comes down to the price. Th a ts a market, and ours is no diff erent.

Defi ne success: Being totally satisfi ed with who you are, what you do and being proud of your achievements throughout life. I believe steps towards this are in fi nding a work-life balance, setting goals, taking calculated risks and improving yourself every year.
What set you on the road to success? My late managing director Simon Worcester gave me a desk and a six-month trial period. Without the faith Simon put in me, I would havent have had the opportunity to work in this industry.
Who do you most admire? Richard Branson. He has developed a powerful and diverse brand and he approaches his role with enthusiasm.
Your proudest career moment? Any sale, especially when both parties are delighted with the transaction.
Your best property investment decision? Buying near the beach pre-boom and never investing with too much debt. I am looking at both commercial property and share investment over the next few years as I can see real value emerging in these markets.
What gets your adrenalin pumping? Receiving a fully signed contract and 10 per cent deposit. I still get a kick out of doing any deal, whether it is a $25,000 lease or a $5 million sale I think this is the adrenalin rush of real estate.
Where to from here? I want to continue to drive CBRE and grow the business with the Coast over the next 10 to 20 years. I will use my profession to leverage into specifi c investments and free up time to spend with family and friends.
What does the future hold for real estate on the Sunshine Coast?In terms of commercial property, yields will remain soft until the cash rate drops to 4.5 per cent and investor confi dence returns. On the Sunshine Coast, we need population growth as this is a key driver for business growth and an expanding local economy. I consider the best time to buy commercial property in a fi ve- to 10-year period will be in 2009/10. Remember what Warren Buff et says, Be fearful when others are greedy. Be greedy when others are fearful.

Defi ne success: I think success is measured on how persistent you can be whichever direction you take in life.
What set you on the road to success? I remember the daunting task of knocking on doors when I fi rst started in real estate and from that I listed and sold a property well above the vendors reserve and expectation. Little did I know that he owned fi ve properties locally and gave them all to me to sell. One of those homes sold for $1.4 million, which was a record for the area. I still stay in touch with him and I appreciated the tremendous amount of trust he put in me right from the start.
Who do you most admire? My fi ance Cecilly, because of her ability to juggle a fi nancial controller position, our daughter and, most of all, me.
Your proudest career moment? When Steve Turner asked me to become his business partner.
Your best property investment decision? A part share in the Ambassador Hotel in Redcliff e.
Your worst investment decision? I bought my fi rst investment property at the age of 19, held it for six years and sold it without making any capital gain. It then doubled in value a year later I should never have sold it.
What gets your adrenalin pumping? New listings and selling property above the expectation of peers and owners.
How do you relax? I try to get to the beach at least three days of the week for a paddle. We have some of the best beaches in the world and that
should never be taken for granted. Its such a wonderful place here on the Coast and I will never leave here.
Where to from here? My plans for real estate are long term and Im looking to increase my property portfolio on the Coast over the next 10 years. I aim to retire by the time Im 50.
What does the future hold for real estate on the Sunshine Coast? I think now is the right time to buy property, especially on the Sunshine Coast, because there is some real value in certain areas close to the beach and other suburbs that historically have had good growth in the past such as river and canal-front property.

Defi ne success: Success to me is many things. Success is health, creating an environment in my business where my team and clients feel completely satisfi ed and creating wealth for the future through property investment.Th ere also needs to be a work-life balance.
What set you on the road to success? My business studies teacher. He told me I talked too much and that is why Id never be entrepreneurial. As much as I despised him I realise now that he was really clever because that made me want to prove him wrong. Every time someone told me I couldnt do something Id set out to check for myself! My best moment was the day I fi nished my last exam at university. Th at same day I had my car packed, nowhere to go, nowhere to live, and no job (but good savings) and just drove, luckily I ended up on the Sunshine Coast.
Who do you most admire? Albert Einstein. When I read a quote from him it helped me believe in myself and think anything was possible: Imagination is more important than knowledge.
Your proudest career moment? Winning Queensland franchisee of the year in January 2008 was a proud moment.
Your best property investment decision? Purchasing eight units on an acre, where there is room to build another four townhouses and make the property quite unique. During the next property market upturn well build the units, subdivide and then sell them off .
Your worst investment decision? My best was also my worst. Within two months of purchasing the property, four units became vacant just before Christmas and we had to wait till the new year to get them tenanted again. Not only that, these units were pretty run down and the amount of mowing and maintenance that is involved on this property is horrendous. Oft en the best opportunities come with the biggest challenges, though the benefi ts far outweigh the challenges.
What gets your adrenalin pumping? I love helping people. Oft en we get asked whats the secret ingredient to the growth
of our business and it simple. If you care about your team and your clients then success follows its all in the intention to help others.
How do you relax? Yoga and walking or training at the beach.
Where to from here? Continuing what Im doing and working with our property portfolio to get the returns up. I always look for properties that are cash-fl ow strong. I had to work so hard to get my fi rst house at 18 and nothing has changed. I plan on working hard to invest into my future plus its not hard work when you love what you do.
What does the future hold for real estate on the Sunshine Coast? Check your cash fl ow and if its strong and your employment is stable then it could be a good time to invest. Try to pick up something that has potential for dual living with a better return. Look at the return, position and look for a sound structure keep the emotion out of it. Th ere are all sorts of ways to get into an investment without feeling the fi nancial pressure as long as you protect yourself and make calculated decisions.

Defi ne success: Being satisfi ed with the path that your life is on, while still striving to improve yourself. I also think that fi nding a balance between achieving business goals and having a fulfi lling personal life is the only way to realise true success.
What set you on the road to success? Th e day I fi nished my sales course with the REIQ, I knocked on the door of every real estate offi ce in Buderim as a young and enthusiastic 21-year-old looking to kickstart my career. Aft er meeting with Fred Flower at RealWay Buderim, he saw the potential I had to off er and placed me in a supportive environment in which I could develop as an agent. I made my interest in purchasing the offi ce known to Fred a couple of years ago and jumped at the chance when he decided to sell earlier this year.
Who do you most admire? Dick Smith for combining a highly successful business with his passion for Australia and his philanthropic endeavours. More recently I have been impressed
by Barack Obama and I also admire Robert Harvey, one of the most dedicated footballers to ever play for St Kilda.
Your proudest career moment? I felt proud the week aft er I purchased the offi ce when I received many phone calls from people who I have had dealings with in the past, wishing me all the best.
Your best property investment decision? Purchasing my fi rst home late last year. My approach was to fi nd a property that had potential through cosmetic changes to bring it into the next price bracket. I had to live with the bright green carpets for a while but that was a compromise I was willing to make!
Your worst investment decision? Being the age that I am, I obviously completely missed the boat with the property boom that the Sunshine Coast experienced over the past eight years, meaning that I will have to work harder to pay off the mortgage. I am sure I will be able to look back in eight years time and be glad I bought when I did.
What gets your adrenalin pumping? Nothing gets me more excited than negotiating a contract and securing a premium price for my vendors.
Where to from here? I have clear goals outlined for RealWay Buderim over the next 12 months. I am looking forward to building on the talented team that already exists, building on our profi le in the community and continuing to deliver the highest quality service available.
What does the future hold for real estate on the Sunshine Coast? While we arent completely immune from the ebbs and fl ows of the property market, we are always going to perform well when compared with other regions because of the constant migration. I would take advantage of the current market while there is a wide selection of properties and interest rates are on the way down. Next year will be a strong year for the local market and we should see the Coast continue to benefi t from the growth we are certain to experience for decades to come.

What set you on the road to success? A mentor within the building industry who is relentless and excepts nothing other than winning helped me. He had demonstrated energy and speed.
Who do you most admire? Close friends and family and my brother Bill. He is my sounding board on all levels from business through to personal decisions.
Your proudest career moment? Settling on the purchase of Adenbrook Homes Sunshine Coast in 2006. Id worked with the company for the previous fi ve
years before my brother and I bought it.
Your best property investment decision? Was the decision to buy property on the Sunshine Coast. It was a lifestyle decision and investment decision all in one.
Your worst investment decision? Buying land unseen. I have since learnt to stand on it even as raw dirt before committing.
What gets your adrenalin pumping? Spending time with my brother and our sales team.
How do you relax? I dont thats what sleep is for.

Defi ne success: Success is defi ned by how happy you are. Th eres no point having $5 million in the bank if youre miserable. Its important to have a balance between work, family and friends.
What set you on the road to success? I am third generation real estate agent, so its in my blood. I was lucky enough to start my career with the Ken Guy group and have never looked back.
Who do you most admire? My father, Ian. Hes a well-known local who is always ultra-positive in any situation. Hes a great father, a great grandfather and an inspiration to those who know him.
Your proudest career moment? Selling the lakefront Oasis property last year for a record $8 million. I leveraged the media and the marketing campaign to stretch to a national and international audience. I got the sale together in just six weeks. It was a real highlight.
Your best property investment decision? I purchased an old home on a large block in Maroochydore and then acquired an adjacent piece of vacant land. I merged them and subdivided it.
Your worst investment decision? I havent had a disaster yet but I know that at some point in time, odds are I will.
What gets your adrenalin pumping? Working on big jobs and making sure the marketing is absolutely perfect. And, of course, getting a great result for my vendor.
How do you relax? With family and friends on a Sunday down at the beach or at someones house. Sounds weird but exercise helps me relax as well.
Where to from here? I want to keep working hard to consolidate my position as a leading prestige and acreage agent with a strong interest in developing property down the track.
What does the future hold for real estate on the Sunshine Coast? Th e most important economic factor in any industry is supply and demand. Luckily Australia is undersupplied unlike most other fi rst-world countries. If you combine this with our lifestyle and location I think the Coast property market will weather the global storm better than most. Advice: walking distance to the beach, on water or on acreage, around the private schools.

With its commanding views and coastal position, Buderims days as a primary production area were numbered long before many other areas on the Sunshine Coast. But there was a time when it was better known for farm produce than the upmarket homes that line its ridges today. And it wasnt all that long ago that the name Buderim was reserved for the plateau, as its slopes remained heavily forested.
Attracted by the sea views and Bli Bli valley panorama backed by mountains, residents saw to it that upmarket homes began to line the eastern and northern ridges in the latter half of the 20th century. More recently, the opening of Chancellor Park in the 1990s extended its southern boundaries, while development in Mons and Forest Glen has gradually pushed housing towards the west.
It was a diff erent story around 1923, when the Queensland Government Intelligence and Tourist Bureau published its tourist guide Mountain and Seaside Resorts of Southern Queensland from Noosa to the Tweed.
While Buderim was renowned for health and wealth, it was also recorded that while all the orchardists who were queried expressed the opinion that only a very small acreage was necessary in that locality to enable a family man to make a fair living the surest future for the locality lay in the cultivation of citrus fruit and bananas.
And as the wisdom of that decision was proven, those who held land subdivided their holdings and sold them in orchard lots to newcomers. Of late, as high a price as 150 per acre has been paid for picked improved land.
HS Guy, land specialist, advertised that, as a farmer, I can recommend what properties I have for sale as good and cheap. All properties are personally inspected before my recommendation is given. Also can advise on the best methods of production on fruit growing. As approved valuator, will conduct valuations at lowest current rates.
It was a good time to buy. Buderim properties have consistently held their value. Even 30 years ago, it was already known as the home of the wealthy and its streets limited to those who could aff ord to pay a premium price.
Buderim is believed to have taken its name from a coastal bottlebrush called Budderum or Badderam by the local Kabi Kabi tribe. Th e spelling was changed to Buderim soon aft er the arrival of the fi rst white settlers, who came for the timber in the early 1870s.
Getting there wasnt easy. Crosby Hill Road was formed in the early 20th century when timber was hauled up the slope to the Buderim sawmill. Th e coast connection to Mooloolaba caused grief to local authorities in the 1970s when a landslip constantly broke the road surface as the steep slope broke away. Early visitors were advised to travel by tram at a fare of two shillings each way.
Th e 1923 tourist guide advises those who would see the orchards from which the popular Buderim oranges come must leave the North Coast Railway at Palmwoods and travel by the Maroochy Shire Councils tramway to the fertile tableland on the top of Buderim Mountain, situated at an elevation of 600 feet.
Th e tram service left Palmwoods daily at 11.30am (except on Sundays), linking with the arrival of the Brisbane mail train. It arrived at the Buderim terminus about an hour later. Visitors would then stay over in one of the many boarding houses as the tram left Buderim for Palmwoods daily (except Sundays) at 7.30am to connect with the morning Gympie
Even the Sunshine Coasts wealthiest address Buderim had humble beginnings, though not for long. While the rest of the Coast was covered in forests and farms, this towns location had residents keen to build a new home on the hill.

Th e journey was worth it. Rippling creeks, newly won clearings, forest and glen, and then comes the stiff est climb from which the fi nest scenic eff ects heavily timbered precipices and palm tree glades are seen.
Banana farms prosperously fl ourish on slopes towards the top, and a cultivated growth of unfamiliar character is interpreted as enterprise in coff ee bean culture.
It was an accurate interpretation. Buderim coff ee, grown by Ernest Burnett, won gold at an exhibition in London in 1899. Th e broad, elevated plateau of the
mountain top which was formerly held by a few pioneer selectors, now provides homes and incomes for a large number of fruit farmers and the whole settlement comprises what may best be described as an extensive fruit-producing village.
Half a century later, Buderim had made a name for itself as the home of Merrybud and the southern hemispheres only ginger factory, although this has since relocated to Yandina. It does, though, remain a prosperous hilltop village with some of the coasts fi nest homes both old and new and a paradise for gardeners who have taken up the land that once produced some of the fi nest oranges around.
