It’s common knowledge that the local top-end property market has taken a bit of a beating in the wake of the economic turmoil, with entry-level property surging due to active fi rst-home buyers. Th is movement in the lower end has skewed values, with median house prices down more than eight per cent on March 2008’s peak. Yet we need to remember that offi cial sales statistics and data is always three to six months behind. By the time data is collated, analysed and presented there is a lapse. Anecdotal evidence strongly suggests that local top-end property is moving, with prestige property agents recording a much larger volume of inquiry and sales in the past three months when compared with the three months earlier. Th is trend won’t be truly evident until later in the year when the data comes through and by then it’s highly likely prices would have moved again. Buyer confi dence is returning, so perhaps now is the perfect time to be invest in the top-end while prices are still attractive. Like Warren Buff ett says, “Be fearful when others are greedy and be greedy when others are fearful”.

The global economic crisis (GEC) has had a profound eff ect on property prices, not just across most of the developed world and Australia,

but locally here on the Sunshine Coast. While doomsayers said we were going to be hit hard, Australians braced themselves for what was supposed to be the worst recession we would ever see. Large corporations scaled down as the fear of job loss and fi nancial ruin intensifi ed and property owners fi rmly sat on their hands – unsure of what the future held for their portfolios and their bank balance. Th e Federal

Government reacted quickly, introducing myriad incentives in an attempt to stabilise the

Australian economy and our once-robust property sector.

Many fi nancial experts reported that property prices in regions such as the

Coast would stay relatively immune to such economic hardship, and certainly

the statistics supported this view. But the problems experienced overseas and the

doomsayers had done a good job in creating doubt in the minds of many about the stability of

local property market. Th e fi rst-home owners grant was increased by the Government and interest rates

fell to sit at current historic lows. Th is has somewhat spurred on the entry-level property market, with fi rst-home owners being hailed as the ones who were keeping the property market afl oat. Th is is also refl ected in current property statistics.

Th e country’s leading property research and analyst centre, RP Data’s latest statistics confi rm the falls in median property prices across the nation to June 30, 2009. Across Australia as a whole, median house prices fell 8.1 per cent from the peak of March 2008, which is due to increased activity in the lower-end market and somewhat stagnant activity in the sales of top-end property. Th is is turn has skewed the data slightly.

Contrary to this, anecdotal evidence suggests that the local top-end property market has started to move again. While we won’t see the hard facts and statistics to support this for another few months,

due to the lapse in collating property data, recent sales in the $1.25 million-plus range

(considered to be the top end) are starting to show confi dence in this sector of the market.

Ken Guy Maroochydore, which handles a number of prestige property sales, recorded 60 per cent more contracts in the top-end during the three months of June, July and August when compared with the three months prior. Th is same trend has been identifi ed in a number of agencies across the Coast.

RP Data’s senior research analyst Cameron Kusher says there’s evidence to suggest that the top end is following the broader market into a recovery. “Aft er a lacklustre performance in the March quarter of 2009, we are seeing a resurgence in activity at the top end, which is encouraging,” he says.

Cameron also adds, “Th e prestige market has suff ered due to few active buyers and a higher than normal amount of stock on the market, which has led to price falls and reductions in the asking price of many homes that are being advertised for sale.”

Prestige real estate agent for Ken Guy Maroochydore, Anthony Gorman, agrees with Cameron and notes that the local market has gained more confi dence in the top end in the past few months.

“Buyers and sellers are now agreeing on value. Early in the year there weren’t enough sales happening to be confi dent in where a property’s value truly was, as the economic situation did cause prices to soft en by up to 20 per cent on where they were 12 months previous. But in the past few months there has been noticeable movement in the top end, and there is now a track record of recent sales. Buyers are more confi dent with the off ers that they are putting forward and the sellers are able to compare with other nearby sales much easier.”

With buyer confi dence returning to the prestige market, sellers are beginning to list their prestige properties with confi dence. Local identity and

property developer Harry Reed has just listed his multimillion-dollar penthouse in Platinum on Duporth for sale, a property that agent Damien Michael from Ken Guy Maroochydore says could break local sales records. Th e penthouse in Riva on Duporth Avenue recently sold for around $5 million, and there was a rumoured record sale on top of Buderim two months ago in the $6 million-plus range.

Sales manager for Henzells Agency Susan Musgrove says there has been some good evidence that the top end is starting to move, with both enquiry rates and volume of sales increasing. “We’ve had some good very top end $2 million-plus sales here [at Henzells] in the past six to eight weeks. We’ve had a $2.1 million sale in Pelican Waters, which was a record breaker - the highest price ever paid in Pelican Waters and it sold under the hammer at auction. We also put one the highest selling apartments in St Kitts on Kawana Island under contract a few weeks ago and I just sold a beachfront residence at Currimundi in the $2 million-plus price range.”

Like Anthony, Susan agrees this is due to confi dence returning to the marketplace. “We’re fi nding that buyers who made inquiries at the start of the global fi nancial crisis and then held off are coming back into the marketplace. Th ey are looking at the same properties again with the view to purchase. Buyer confi dence is up. Th ey wanted to sit on the fence while things were unstable, whereas now there’s obviously some renewed confi dence in the marketplace and they’re starting to buy top-end property again.”

For astute buyers, this quiet shift in the top end has opened up some lucrative opportunities to buy prestige property at a reasonable price.

Cameron recommends that if people have the fi nancial capacity to purchase into the top end, now is a good time to break into this market, because high-quality properties can still be purchased at competitive prices. “With the upper end of the market showing the fi rst signs of improvement, but with prices still well below peak and potential buyers remaining thin on the ground, now is clearly the best opportunity to get a competitive price on a high-quality property before buyers become more active.”

Susan agrees, “I think this is a good opportunity to be purchasing in the top end, as there’s every likelihood from a seller’s perspective that everything is going to improve.”

Here at MPR we love a good water view, and Clingstone mansion, a 104 year-old home built on a rock

in Rhode Island’s Narragansett Bay, takes the cake. Th e two-storey, 23-room home was built by artist JS Lovering Wharton in 1905 aft er the US Government seized his land to build a government project. Retired architect Henry Wood bought the house, which had been abandoned

for 20 years, for $4300 in 1961. Th e home had been vandalised, the roof had caved in and all the windows were smashed. Henry set about restoring the property and every year holds a work weekend, where around 70 friends and Clingstone buff s spend several days cleaning and maintaining the famous house, tackling jobs such as polishing the fl oors and cleaning all 65 windows.

A reverse mortgage allows you to borrow back some of the cash you have already paid on your property to spend on anything you wish in your retirement. To get this type of loan you have to be 60 or older and own your own home.

You’re usually able to borrow between 15 and 40 per cent of the total value of your home. Th e amount you can borrow depends on your age – the older you are when you take out the reverse mortgage, the more you can borrow.

Be careful how much you borrow and take note of the local property market, as there is a risk that the amount of the loan may increase to a point where it is more than the value of your home. Th is is called‘negative equity’. Some, but not all reverse mortgage products, provided by lenders guarantee that if this happens, you will not have to repay more than the value of your home. Th is is called a no negative equity guarantee (NNEG) – so ensure your lender off ers this assurance.

Th ere are many benefi ts associated with taking out a reverse mortgage on your home. For starters, you can access the cash as either a lump sum or as a regular payment or stream of income, or you can combine the two. You also don’t need a current income to apply and you can stay in your own home.

Each year, the fees associated with the loan and interest you would ordinarily pay are added to the balance of the loan. Over time, you’re charged interest on the interest (or compound interest) and that builds up the total amount you owe.

While in principal the concept of a reverse mortgage is appealing, you need to be aware of the potential pitfalls associated with such a loan. Firstly, interest rates are generally higher than what you would sign up for with an average home loan. As the interest compounds over the term, the debt can rise very quickly. You are also required to maintain the property to a high standard, as directed by your lender, which can become more diffi cult as you age. If you don’t or can’t comply with their requests, you could lose your NNEG, if you have one and could even be evicted from your own home.

As always, do your research and consult your lender and fi nancial advisor before committing to a reverse mortgage. If you decide it is for you, happy spending!

Be aware that there is no way of knowing how much you will owe at the end of the loan. With this in mind, you may not have enough money left over aft er paying out the loan, if this is what you choose to do, to pay for aged care accommodation or to leave an inheritance to your loved ones. However, some lenders off er clauses that allow for a fi xed percentage to be protected, so search these out.

If you currently receive a pension, taking out a reverse mortgage loan may not be the best option for you, as the loan may in fact be considered income, making you ineligible for the pension.

Reversing the trend

Th ankfully, you usually don’t have to make regular payments until you leave your home and move into a care facility, or sell, or pass away. So who pays up? If you’re not around to make the payments, your estate must repay what’s owing on the reverse mortgage. Th is payment is usually made out of the proceeds of the sale of your home.

down at Cracked Pepper in Mooloolaba. Sami, Todd and Dave from 91.1 HOT FM broadcast live from the café while the special bumper birthday issue of My Property Review was handed out and the public indulged in a fabulous free breakfast and mingled with the HOT FM breakfast team.

Celebrations continued later that night with a special My Property Review soiree at Lake Kawana Community Centre. Th e venue was decked out with two fully-stocked bars, cupcake towers and live entertainment from fi re-twirling Australia’s Got Talent third-place getter AJ Th e Entertainer who wowed the crowd with his onstage pyrotechnics. More than 250 guests mingled, snacked on delicious gourmet canapés and made the most of the live band by dancing well into the night to celebrate MPR’s fi rst birthday.

Making a run for it

Michael Ciavarella has recently joined the team at Drew Property Group in Bli Bli. Michael has lived on the

Sunshine Coast for nine years and

has been selling real estate for 22 years.

Th e annual Island Charity Swim has raised hundreds of thousands of dollars for special schools at Currimundi and Nambour since it was fi rst held in 2001.

And this year Re/Max agent Brendan Neil is hoping to add to that amount by going the extra mile – or in his case, extra 50 kilometres.

Touched by the work done by the schools, and the families of the children attend the schools, Brendan is aiming to raise some extra cash by adding two gruelling runs to the already challenging swim programme.

Before taking part on the 11-kilometre swim from Mudjimba around Old Woman Island and on to Mooloolaba, Brendan is fi rst running 30 kilometres from Noosa to Mudjimba.

Aft er he has hopped out of the water at Mooloolaba, he will stop for about an hour to refuel (he plans to arrive at

around 10am and leave at 11am) before popping on the runners again to run the 20 kilometres from Mooloolaba to Kings Beach.

Brendan is heading off from Noosa at around 3.45am and plans to get in to Kings Beach at 1pm “if all goes well”.

Re/Max Buderim owner Tony Nash is also taking part in the swim, while MPR’s Michael Kramer and Dave Hawkins will be supporting the Re/Max agents while they are in the water.

Brendan hopes to raise $5000. If you would like to support him and the schools, you can email [email protected] to make a donation. And you can head down to the beach to cheer on all the swimmers. Th ey leave Mudjimba at around 7am this Saturday and, says Brendan “the faster guys arrive in Mooloolaba at around 9am”, where they are met by “a real party atmosphere”.

Big change is coming to the hinterland town of Palmwoods, thanks to the planned Landsborough to Nambour line upgrade.

Landsborough to Nambour line upgrade will come at the cost of

hundreds of residential allotments in Palmwoods.

Planned developments in areas such as Paskins Road and Jubilee Drive, which would have seen a further 800 house blocks created, have been taken out of the equation to make way for the expanded railway line. Th e resulting population limit is also putting other development projects in jeopardy.

Th e Palmwoods Bowls Club will be moved to allow for the railway line to move further east and the town’s lagoon at Kolora Park is also set to be lost.

Sunshine Coast Regional Council’s divisional councillor Jenny McKay says that the dynamics have changed since a development application was made for a new shopping complex on the Church

Street intersection opposite the hotel.“When the developer applied for the

new shopping complex, it was based on current town plan fi gures,” she says. “Projected growth for Palmwoods had already identifi ed these areas for residential blocks, but now that they have been taken out for the rail line upgrade, it has put the whole project in jeopardy.”

She says people are saying that they don’t want any more residents in the town, but at the same time asking when the new supermarket is coming. Th e approved site is owned by Buderim Nominees. “Everyone wants the facilities that come with growth, but they don’t want the extra people,” she says.

And despite rumours that there would be a new Woolworths supermarket, she says there is no proposal currently being considered, but there is an approved application for a shopping complex

opposite the Palmwoods Hotel. Th is would require a relocation of the IGA.

“Woolworths is still just a rumour,” Jenny says. “Ultimately it will be the developer’s decision what goes in on the approved site opposite the pub.

“It is all up to them and if the viability doesn’t stack up, all the blocks purchased to do the shopping complex could just go back on the market. Who would be the most fi nancial business to buy them, if that’s the case, leads us to someone like Big W. We would be trying to get council and the State Government to put the discussion on the table about putting the blocks back and giving the town the opportunity to understand what’s happening. It’s a very awkward discussion,” she says.

“We don’t have the population to drive the sort of facilities that people are expecting to see in Palmwoods.”

Additionally, under the current South-East Queensland footprint, no further land is allocated for the Old Orchard estate on the western fringe of Palmwoods, which has become the town’s most signifi cant new estate aft er a controversial start 15 years ago.

A new commercial development is now nearing completion in Margaret Street near the Palmwoods Police Station but is set to be used only for commercial purposes with no retail space.

It is expected the Palmwoods post offi ce will be among the businesses to take up space in the new block, moving just a few doors west of its current historic location.

Jenny says it is important to ensure that the livelihood of feeder towns remains viable as Nambour grows asa transport and commercial centre.

Off ering undercover parking and a variety of shops, it could attract shoppers away from a local spend in the feeder towns such as Palmwoods and Woombye.

Palmwoods also suff ers from an access problem. Despite its surge in population, residents still have only one entrance to the town from the east, one that is prone to fl ooding as the road has only two lanes and a low clearance under the railway line.

“Th is is a huge concern but one that is being addressed,” Jenny says. “If we can put a good thing on the railway line upgrade for Palmwoods, respectful of the allotments being lost and the bowls club having to be moved, it is that the whole road network into Palmwoods will be realigned as the railway line moves east.

“But we are looking at 2026-’28, and it’s hard to enthuse communities to plan that far ahead,” she adds.

Jenny says she has spoken to the Minister for Transport, who indicated that now the Environmental Impact Study is complete and once everyone was comfortable with where the railway line would go, debate could commence on bringing some sections forward.

“I would hope that Palmwoods, with its limited entry, would be given the priority and getting the alignment to the

south and north would do that,” she says. “Th is would really help Palmwoods to better cope with its growth.”

Th e rail realignment will also spell the end of the showpiece lagoon at Kolora Park. Although the water body would remain, the duck pond as it is known, will be gone “as we know it”.

Palmwoods and Woombye will also have new railway stations under the QR upgrade proposal.

Th e realignment follows the existing railway for 300 metres before shift ing to the east. Th e new station will be north of the existing station. It then continues for 880 metres over Chevallum Road, 8.9 metres over the bowls club car park, 12 metres over Kolora Park, 11 metres over the Woombye-Palmwoods Road and over a section of Spackman Lane.

Chevallum Road, and the Nicklin Road intersection with Chevallum Road, will be realigned to provide a six-metre clearance under the railway.

“Th e rail project is likely to cumulatively aff ect Kolora Park in Palmwoods in terms of land use, visual impact and cultural heritage,” the EIS executive summary says. “A structure is proposed to avoid signifi cant changes to the topography and minimise impact on fl ooding, although it will result in a high adverse visual impact in this area.”

built estate and you will notice they probably have one thing in common – they’re smart. Now

they won’t do your kid’s homework or put in a few hours at the offi ce for you, but these contemporary homes are being fi tted with automation systems like Clipsal’s C-Bus and HPM’s iCONTROL, all designed to make our lives just that much easier. What was once deemed to be a luxury reserved for the wealthy is now becoming the norm in many new Australian homes. But what will all this technology do for the average home owner?

Home Automation specialist Cliff Purser from Control 4 says home automation acts as the glue between the various electronic products in your home.

“Home automation is about centralising control of separate systems within the home environment, like air-conditioning, lighting, security and home theatre,” he says. “It can be programmed to open motorised blinds, awnings or even start your sprinkler system. You can simplify your life by bringing all the technology in your home together into one complete solution.”

Adrian Barr from electrical supplier Haymans says virtually everything in your home that is electrical can be controlled with home automation.

“Lighting control, music, video distribution, theatre rooms, security, ceiling fans, water features – this can all be controlled by one system,” says Adrian. “You can even integrate things like smoke alarms. If the alarm goes off , your system will trigger a lighting path to get you out of the house.”

All this technical talk may seem a little overwhelming, but home automation is not something to be feared. Cliff says all you need is a little guidance to get your started.

“Contact a home automation specialist, who can fi nd out what you require and fi nd a solution to fi t your needs and budget,” he says. “Th e automation soft ware is modular, which means it can be tailored to your immediate needs, and built on as required. Lots of people begin with a one-touch audiovisual control [home theatre], with in-room lighting control.”

If you’re more of a seeing-is-believing kind of person, pop in to a home automation showroom like the one set up at Haymans at Maroochydore to see fi rsthand what a smart system can do for your home.

While it’s easier to install a home automation system during the building process, having one added to your existing home is a possibility. According to Cliff , most home automation systems these days are designed to retrofi t into existing homes.

“Home automation uses the existing electrical wiring with devices that have the ability to send and receive wireless signals,” he says. “Th e more of these around the home, the better the system will be able to eff ectively communicate and therefore operate.”

Not only will home automation make your life easier, but it can also have a positive impact on the

environment and your electricity bill. Cliff says the potential is there for big savings. “Reducing your lights by 10 per cent will reduce your electricity consumption, and setting your sprinkler to the suggested best times for watering will maximise the benefi t to the garden,” he says. “Save money on your bill by setting your air-conditioner and lights to turn off automatically when a room is unoccupied for a certain amount of time.”

Now that you’ve been schooled on the limitless benefi ts of home automation, you’re probably bracing yourself for the price tag. Adrian says many people are surprised that it’s not always prohibitively expensive. “Entry level is very aff ordable but the sky’s the limit,” he says. “We do anything from $2250 to $1 million.”

Jade: Des, I’m going to sit on the fence here and tell you that you can have your boys room, and the kids get a space to play as well. I would suggest you installa bar in the corner, get yourself a comfy couch and hang the plasma, with surround sound if you need it, on the wall. If your fl oor is concrete, all you need to do is slap a coat of paint on it and away you go. When the kids are in bed, invite your mates around for a beer while watching the footy. During the day, you can make the space kid-friendly by chucking a bright throw rug over the couch and hiding the bar behind a colourful screen. Get some wooden toy boxes and some of those colourful foam jigsaw squares for the hard fl oor. Th e kids will love the plasma and couch and when the day is done you can store the toys away, tuck the kids’ screen under the couch and have your man space back. I’m sure the kids won’t mind having a framed Broncos jersey on the wall of the play room and the toy boxes can double as extra seats when the Tonka trucks and Barbie dolls are stored away.

Dave: Jeez Des, this smacks of WWII. Your wife is Germany and your garage is Poland. And here she goes goose-stepping all over your man plans with a one woman Blitzkrieg. Sharing your living space with a pet oft en means dealing with fur, slobber, claws and unpleasant

smells in the carpet and soft furnishing. But letting your dog or cat live inside doesn’t mean you should have to sacrifi ce style and design. Here are some simple ways to make cohabiting with your

four-legged friend easy.

FloorsDo you fi nd you’re forever sweeping fur off the fl oor? Unfortunately, there’s not much you can do to stop some animals from shedding so much hair, but there are some practical fl ooring options to make cleaning up aft er them

a lot easier.

Ceramic tiles – Th ese are an excellent choice of fl ooring if you have pets, as tiles are easy to maintain and clean. Once laid, most ceramic tiles need only a sweep or vacuum and regular mop to keep them clean.

Polished timber – While this is also a practical option, timber will need regular on-going maintenance such as polishing and waxing. Harder timber varieties such as spotted gum or iron bark are better if you have a big dog, as they’re more resistant to scratches.

Furniture and furnishingsKeeping your sofa free of animal hair can be a nightmare – especially if your beloved pet has decided the couch looks like a more comfortable place to snooze. Th e best way to tackle this problem is to have a couch that is abrasion and stain resistant, as well as being easy-care and has the ability to hide dirt. It’s best to avoid heavily textured synthetics, which are diffi cult to vacuum. Instead, opt for light textures such as simple weaves in colours or patterns that may help to disguise dirt, fur and hair.

Man-made suede fabrics – Th ese fabrics are made from a polyester material, which appears to resemble real suede without the fuss of the real thing. Th ey can be easily spot-cleaned and dry-

cleaned and are great if you’re looking for something robust enough to handle pets without compromising style.

Leather – Leather is great because it can be easily wiped clean and it’s reasonably durable. But beware that dog and cat claws can also scratch it.

Automate with easeHaving a smart home is simple – if you do it right.

Home automation’s sole purpose is to make your life easier, but before jumping in and installing the latest

technology, it pays to take the time to do a little research fi rst.

Adrian Barr from electrical supplier Haymans says it’s a good idea to consult a reputable installer fi rst. “Have an idea of what you want to do and get someone that’s going to make it all work,” he says.

Here are a few things to consider if you’re thinking about home automation if you are building a new home.

Cables• Have cables installed as your home

is being built, otherwise you’ll belooking at unnecessary expensesto install down the track.

• Run cables to as many rooms aspossible. Even if you aren’t planningto have those rooms automated atthe moment, you may in the future.

Th e more rooms that have outlets,the more fl exible your home will be,which will in turn bump up yourre-sale value.

• Run your wires through a PVC conduitpipe in the wall. Th at way it will beeasier to pull new ones through in the future.

• Th e best place for your cables toterminate is a designated wiring closet,which will need adequate access topower and is best situated next toan outside wall to receive incomingservices. It’s best to clearly label each cable.

• Install low-voltage cables (phone,speaker and coaxial cables) awayfrom AC power lines, as strongelectromagnetic radiation can interferewith the transmission of data.

• Use highly rated outlets, jacks andother cabling accessories, as poor oneswill make your whole system suff er.

WirelessIf you’re looking at automating an existing house, wireless may be the option for you. Th is can be expensive if you’re looking at automating the entire house, but if it’s just a few rooms your project will be fairly economical. However, not all homes will be suitable for wireless connections. Th ose with thick walls and large chunks of metal will cause problems because the signal won’t carry through them.

Home automation expert Cliff Purser from Control 4 says when retrofi tting an existing house, you need to consider the type of house construction. “For example, if your house is made of concrete you may need additional wiring to boost the wireless signal,” he says.

Get a technology expert to come in and make sure your home is eff ectively networked, and that all your devices can communicate with each other.

Common pitfalls• It’s just so important to check the credentials of your installers. Members of the global Custom Electronic Design and Installation Association (CEDIA) are licensed and insured professionals.• Some electrical brands are not

compatible with home automation and cannot be integrated into a control system.

• Check that the cables you choose arecompatible with your devices and willkeep up with future technologicaldevelopments.

Installing home automation is a great way to make an investment in the future value of your home, but only if it is done correctly. To reap the many benefi ts of having a smart home make sure you do you research and employ reputable experts.
