Introduction : New Buzz in the Indian Real Estate Sector

The environment for real estate funding in India has changed for the better with the

following recent developments:

The 2014 National Budget released by the Indian Finance Minister made critical

reforms to develop India’s real estate sector.

A pass-through tax regime for REITS.

SEBI's new regulatory framework for REITS.

Foreign Direct Investment (FDI) rules for low-income housing projects.

The permissible limit on deductibility of interest on home loans has been raised.

The Economic Survey holds promise for further reforms for of distressed investments.

In addition, new types of players such as overseas pension funds have directly entered

the Indian real estate funding and investment market.

These measures have created a new buzz in India’s real estate sector. Further investment

activity is now anticipated given the new optimism. Accordingly, IVCA is convening this

real estate private equity conference in Mumbai in 19th September, 2014. This event

will analyze and discuss the new implications and methods of financing real estate by

means of private equity and REITs.

Key Topics

It is very important for all key real estate players to be present at this important event

because it will be an excellent opportunity to learn and discuss:

The new implications and methods of financing real estate by means of private equity.

Key success factors for fund raising by REITS from the ordinary public and institutional

investors within India and abroad.

Critical REIT mechanisms and lessons learnt from other countries such as the success

of Singapore as a major REIT market.

Case studies of private equity and REITs.

Concerns of potential new providers of long-term capital.

Real estate deal structuring.

Latest developments and hurdles facing real estate financing and suggested practical

solutions.

Possible cutting-edge structures given the emerging real estate funding scenario.

The event will be a great opportunity for players in the real-estate eco-system to meet,

Understand the New Real Estate Investment Environment in India. This one-day

event will benefit a wide range of players who engage in real estate investing in India. It

will be a good way for private equity players, developers and service providers to gain

familiarity with the new and rapidly changing environment in India for investing private

equity in real estate opportunities.

Listen & Network with Leading & New Real Estate Market Players: Views and insights

will be shared by leading private equity fund managers , sovereign wealth funds as well as

tax and legal experts. Leading private equity fund managers involved in real estate

investing in India will gather at this event. It will be a great opportunity to network and

exchange thoughts and ideas.

Topics of Direct Relevance to your Interest in Real Estate. The knowledge gained and

the contacts made at the event will be of immediate relevance to the work of Private

Equity fund managers and developers as well as those entities which are a part of the real

estate private equity eco-system based in India, or abroad.

Gain Knowledge of Novel Funding & Deal Structures, including REITS: SEBI, the

Ministry of Finance and RBI have changed and brought about a wide variety of reforms to

promote both FDI and domestic investment capital pools for real estate. The event will be

an excellent opportunity to become familiar with:

the new opportunities and safeguards created by the new regulations for REITS

new valuation rules for FDI

implications of the Competition Act which has affected some leading real estate

developers

asset sale structures for reducing leverage

the new role of rating agencies in debt financing for REITS and other real estate

funding structures

Why did REITS succeed in Singapore? Will REITS succeed in India?

What more needs to be done?

Private Equity Exits: The environment for exits by private equity funds was not

favourable in the recent past . What is the outlook now? Better GDP growth under the new

Government could reopen the IPO market and bring new excitement and more

reasonable returns. The actual market players will discuss this and share their thoughts

with the audience.

New Developer Success Strategies: Developers are becoming more and more

sophisticated. For example, the famous New York real estate baron, Donald Trump has

entered India. Developers are employing new technologies and diversifying among

different asset classes, including low-income and luxury segments. Some Indian

developers are investing overseas ( e.g. The Lodha Group). Which strategies will be

successful in the new environment? Hear the experts answer these types of questions at

this event.
