Holiday Shopping is a real boost to local economy

Now that the holidays are upon us, it is time to discover and buy that special

gift for the one you love and the people you care about. Local shopping always

makes good sense, especially in a tough economy. Local merchants depend on

you the buyer for their existence in the retail world. If you enjoy your community

and the convenience of buying local, please support your neighbors and friends

within the mercantile industry. They may be experiencing the very same things

you are, it is a win-win situation for all when you choose local buying over other

avenues. True, you probably can’t find everything you need and may need to go

outside of the area to find specialty items. It is a very competitive world out there

but the dollars spent at home will help all in our community. It broadens the tax

base, creates employment, and helps other retail businesses, but mostly it devel-

ops a spirit within the community by which we all have a part. Everyone is in

need of a great holiday season this year, so do what you can to help our local

friends and we will all be better for it!

Cabbie and the Nun A Nun gets into the cab, and notices that the very handsome cab

driver won't stop staring at her, so, she asks him why he is staring.

...He replies: "Sister, I have a question to ask you but I don't want to

offend you."

She answers, "My son, you cannot offend me. When you're as old

as I am and have been a nun as long as I have, you get a chance to

see and hear just about everything. I'm sure that there's nothing you

could say or ask that I would find offensive."

..."Well, I've always had a fantasy to have a nun kiss me."

She responds, "Well, let's see what we can do about that:

#1, you have to be single and …#2, you must be Catholic."

...The cab driver is very excited and says, "Yes, I'm single

and Catholic!"

"OK" the nun says. "Pull into the next alley." The nun ful-

fills his wish, with a kiss that would make any man blush.

When they get back on the road, the cab driver starts crying.

"My dear child," says the nun, "why are you crying, I thought that would make

you happy?"

..."Forgive me Sister but I've sinned. I lied and I must confess, I'm married and I'm Jewish."

The nun replies, "That's OK my son .…...I also lied, my name is Kevin and I'm

going to a Masquerade party.

Out of Gas A truck driver was driving along the freeway. A sign comes up that reads, "Low Bridge Ahead." Before he knows it, the bridge is right ahead of him and he gets wedged under the bridge. Cars are backed up for miles. Finally, a police car comes up. The cop gets out of his car and walks to the truck driver, puts his hands

on his hips and says, "Got stuck, huh?" The trucker says, "No, I was delivering this bridge and ran out of gas."

Tennessee vs Kentucky

This will be the final football game of the regular season for both teams. For

Kentucky, it is the difference in a 5th straight bowl appearance and defeating the

Vols for the first time in 25 years could open doors to a better bowl. For Tennessee, it is

a chance to become bowl eligible and to defeat the Cats for the 26th time in a row. The

game is being played in Tennessee's Neyland Stadium, Knoxville time: 12:21 pm.

This is the game that could cast a gleaming ray of light on this years Wildcat Football

Program. The Cats could end this season 7 - 5 overall plus a three game winning streak.

I don’t care what the sports writers are saying this season about the Tennessee football

program, the Vols are still the Vols as far as I am concerned. They are big, strong, quick

and at the end of the season, they are coming on strong with their freshman QB. They

have found their way after a very slow start and if they defeat the Cats, will play in a

bowl game probably in their home state! Kentucky can win this game if we take care of

business and don’t fall behind by two or three touchdowns in the first quarter. Randall

Cobb would love to beat the Vols on their home turf. On the other hand, Tennessee now

5 - 6 needs this one just to become bowl eligible. This game is kind of like a bowl game

within itself. If the Cats can pull this one off, the Gator Bowl has interest in Kentucky for

a Jan 1, 2011 appearance in Jacksonville, Fla. Don’t laugh boys and girls, stranger things

have happened!

A Tennessee fan and a Kentucky fan were arrested overseas as spies, tried and sen-

tenced to death by firing squad. As they were lined up against the wall, the Vols fan was

asked if he wanted 1 last wish & what would it be?

He replied, "Yes, I would like to hear Rocky Top just one more time"

Then the Cat fan was asked if he wanted 1 last wish & what would it be?

The Cat fan answered, "Just shoot me first!"

…...Why do Tennessee fans wear orange? So they can dress that way for the game on

Saturday, go hunting on Sunday and wear it to pick up trash on Monday. Go Cats!

The Ugly Frog An older lady was somewhat lonely and decided she needed a pet to keep her company. So, off to the pet shop she went. She searched and searched. None of the pets seemed to catch her inter-est, except this ugly frog. As she walked by the jar he was in, she looked and he winked at her. He whispered, 'I'M SO LONELY, TOO. BUY ME AND TAKE ME HOME.. YOU WON'T EVER BE SORRY.' The old lady figured, what the heck! She hadn't found anything else. So, she bought the frog. She placed him in the car on the front seat beside her. As she was slowly driving down the road, the frog whispered to her "KISS ME AND YOU WON'T BE SORRY"..! So! The old lady figured, WHAT THE HECK, and kissed the frog. IMMEDIATELY the frog turned into an absolutely gorgeous, sexy, young, handsome prince. THE PRINCE THEN RETURNED THE OLD LADY'S KISS. SUDDENLY THE OLD LADY FELT HERSELF TRANSFORMING FROM HIS KISS. NOW, CAN YOU GUESS WHAT THE OLD LADY TURNED INTO? …..COME ON GUESS! She turned into the first Holiday Inn she could find!

' ASK YOUR OWN LAWYER ' Notice; This column is not to be considered as any legal advice, always ask your own lawyer when you need legal advice.

The stories depicted in this column are commonsensical in approach and are intended for purely entertainment purposes.

Question: I recently signed a contract to buy a parcel of land. I have since lost my job to

the terrible economy and wish to get out of it, I gave a $1500 nonrefundable deposit to the

seller. I contacted him and explained everything. He won’t give it back, explaining to me

that I am now in violation of the contract. What is considered to be a valid real estate con-

tract and does it have to be recorded to be binding? What can I do, I need my money back?

nswer: I believe that this is becoming a common occurrence in today's world. People

lose their jobs and can’t fulfill their side of a contractual agreement. You should first con-

sult with a Real Estate Attorney in your area for advice, but commonsense should play a

role in this answer. You entered a contract to buy a parcel of land, put up $1,500 nonre-

fundable deposit and you can’t fulfill your end of it. Depending on what your state laws

are, a basic contract has three elements that must be present for it to be considered valid, 1

- there must be an offer, 2 - there must be a consideration, and 3 - there must be an accep-

tance. Without knowing the timeframe built into your contract or if all of the I’s are dotted

and the T’s are crossed, I suspect that you have probably lost your deposit if you do not

close on this property, however, only your attorney can determine that. As far as the con-

tract needing to be recorded, I don’t think that is necessary, but Real Estate Laws have

changed in many states. If the contract is properly signed, dated, and the consideration or

deposit has been paid, you are probably out of luck.

―This Old House is Still Standing‖

by Mary Riggs LeBus

Visiting the grand homes of our area which have celebrated their 100th birthday!

This week: The Seldon Renaker Inn

Located at 24 South Walnut Street, this Cynthiana landmark was originally built as a

private residence by Seldon Renaker in 1885. Renaker, a highly successful poultry &

buggy business owner, married Inez Clore in 1874 and raised their seven children here.

After his death in 1922; his son, Barry, lived in the family residence for a short time

followed by Mrs. George Wallingford who ran a Boarding House for several years. The

house was converted to apartments in 1933 when it was purchased by Herbert Terry and

Rolla VanHook.

In 1940, Dr. Henry Moody bought the place where he & Dr. George Botts had their

offices for many years. The Sugar Plum Dress shop followed, The Apple Basket Tea

Room, and Dr. McAllister had an office here in 1986.

A century after its original inception, Attorney John Lair and Stephen Jones bought

the Seldon Renaker home in 1987 and embarked on a much needed restoration. During

a recent conversation, Lair stated that new plumbing was installed, electrical work

performed, and the interior received a much needed facelift. The new owners opened

The Seldon Renaker Inn during Sept, 1987 to accommodate out of town visitors and

tourists. Jim and Juanita Ingram were the next owners and operated the Inn for many

years.

In 2007, present owners, Jeff and Sue Neal

moved from Northern Virginia to trade in

their commuting life for a slower pace in

Cynthiana. After some restorations and

remodeling, they opened as a full fledged Bed

and Breakfast in October 2007. Sue states "all

of our guests' rooms are on the upper level

and have a separate entry door from the front

or back porch doors. All rooms and bathrooms

were updated in 2008." She adds that the Inn

is a favorite stopping point during the Annual

Ghost Walk. During a Halloween Revel in

1911, the son of Seldon Renaker, Chapman,

was shot on Church Street by Walter Price and collapsed

on the front steps of the Inn.

Price shot his brother Bryan

as well, both victims died

from their gunshots. Many

believe that the ghost of

Chapman Renaker still makes

an occasional appearance!!???

Seldon Renaker - King of the Turkey Dealers

"At the foot of the hill on S. Church St., near the

railroad crossing, there was a frame building in 1880.

Seldon Renaker had a poultry house here; it & 5 small

rental houses were taken down in 1917 when the present

structure was built by Liggett & Myers Tobacco Co. in

1917-18." This structure today is known as The Prizing

House. "In 1885 Seldon Renaker had a poultry farm at

the foot of what, at that time, was called the Stand Pipe

Hill on the South end of Church St. He had a frame

building here that served as a

packing house, also the same operation on the North end of Main

St. His office & main operational location was on N. Walnut St.

in the building he built in 1880. Mr. Renaker was at that time the

largest Poultry man in the state, having branches in Winchester,

Mt. Sterling, Georgetown, Lawrenceburg, Boyd, & Bonceverte,

W. Va. Mr. Renaker's yearly shipments of turkey was 2,000,000

pounds. He shipped 30,000 live geese & 20,000 live ducks & an

average of a freight car load of dressed chickens a week.

Virgil Peddicord "remembers as a child, seeing barrels of dressed turkeys & hens

packed in ice being loaded into railway cars for shipment. In the Cynthiana Times, Nov.

4 1885, Mr. Renaker had an ad that he wanted to buy 500,000 turkeys, was paying $ .06

per pound. Mr. Renaker shipped turkeys to Boston, Philadelphia, Washington, New

York, & other large Eastern cities. An article in the Times 1896 states that on Nov. 4 he

shipped 8,000 to Boston."

By 1898, Renaker was the king poultry dealer of Ky. & perhaps of the United States.

Within 6 months, his firm had handled 160,000 turkeys,

18,000 geese, 30,000 chickens, 7,000 ducks, (approx

3,000,000 lbs. of fowl) & 1,300,000 eggs which brought

a total value of $ 150,000. In an interview with the

Maysville, Ky. Evening Bulletin (1-28-1898), Renaker

states: "The largest turkey I have ever found was a 'long

yearling' gobbler that weighed 43 pounds. It takes 3

weeks to fatten a turkey & 4 - 5 weeks to fatten a goose."

He continues: "We have 30 acres in our fowl farm &

large housing facilities. It is a prodigious slaughter place

& the feathers fly. Some years we make money & others not so much. Year before last

our profits were handsome, but this year we have neither made nor lost - about broke

even."

This woman applying for a job in a Florida lemon grove seemed to be far too qualified for the job. The foreman frowned and said, "I have to ask you this: "Have you had any actual experience in picking lemons?" "Well, as a matter of fact, I have! Mayonnaise Jar & Two Beers... When things in your life seem almost too much to handle, when 24 hours in a day are not enough, remember the mayonnaise jar and the 2 Beers. A professor stood before his philosophy class and had some items in front of him. When the class began, he wordlessly picked up a very large and empty mayonnaise jar and proceeded to fill it with golf balls. He then asked the stu-dents if the jar was full. They agreed that it was. The professor then picked up a box of pebbles and poured them into the jar.. He shook the jar lightly. The pebbles rolled into the open areas between the golf balls. He then asked the students again if the jar was full. They agreed it was. The professor next picked up a box of sand and poured it into the jar. Of course, the sand filled up everything else. He asked once more if the jar was full. The students responded with a unanimous 'yes.' The professor then produced two Beers from under the table and poured the entire contents into the jar effectively filling the empty space between the sand. The students laughed.. 'Now,' said the professor as the laughter subsided, 'I want you to recognize that this jar represents your life. The golf balls are the important things; your family, your children, your health, your friends and your favorite passions and if everything else was lost and only they remained, your life would still be full. The pebbles are the other things that matter like your job, your house and your car..The sand is everything else, the small stuff. 'If you put the sand into the jar first,' he continued, 'there is no room for the pebbles or the golf balls. The same goes for life. If you spend all your time and energy on the small stuff you will never have room for the things that are important to you. Pay attention to the things that are critical to your happiness. Spend time with your children, your parents, visit with grandparents, take your spouse out to din-ner. Play another 18 holes on the golf course. There will always be time to clean the house and fix the disposal.. Take care of the golf balls first, the things that really matter.. Set your priorities, the rest is just sand. One of the students raised her hand and inquired what the Beer repre-sented. The professor smiled and said, 'I'm glad you asked.' The Beer just shows you that no matter how full your life may seem, there's always room for a couple of Beers with a friend.

A Wife’s Tale - Deer Season 2010

By Jane Doe

This is a true story, the names have been changed to protect the innocent!

Nov 13 - John leaves before dawn to hunt on a friend’s farm as we only have 4 acres.

About 2 pm a nice size doe walks through our yard and lingers for about 5 minutes, I

thought he should have stayed home. Around 4 pm a 4 point buck walks through our

yard, crosses the road and hops a fence to the neighbor’s farm. John returns just after

dark, having never seen a deer.

Nov 14 - He’s out and gone before dawn, about 8am a doe & buck cross through the

back yard. He returns at noon with no deer and spends the rest of the day pondering on

his missed opportunities.

Nov 15 - 7am - Bang, I awake thinking someone is hunting close to our house. Bang, I

feel the vibration and realize John’s hunting from our deck, so I roll out of bed put on my

robe and Bang again. I think to myself, I hope he has bagged a deer without having to

leave the house. I walk into our sunroom and asked, “Did you get it”? He said “NO, I

missed both of them, a buck and a doe.” We sat at the table, drinking coffee, looking

through our windows to see if there are more. A half hour later a buck strolls into the

yard following the same trail as the first. He grabs his rifle, aims & shoots, misses again

and again. During this time the same buck walks up the hill just out of range and a doe

walks out from behind a nearby tree to greet him. The buck walks over to the doe and

they stand there courting each other right in front of us!

I laughed so hard, I nearly choked on my coffee. I stated, “This is the best hunting

story ever”! He replies, “NOT IF YOU’RE THE HUNTER.” Through my giggles, I had

to promise John not to tell this embarrassing story, however, I did reserve a contingency.

If by a stroke of good luck another deer comes along and you shoot it, I will tell this col-

orful story.

Still having our morning coffee and around 30 minutes later, another deer came.

John changed guns (hoping his scope was off) and readied for a shot. This deer was

standing nearly in the same spot as the one before. He fires away & missed, shoots again

and missed, the deer just stood there. I whispered through the door “Move your aim to

the right, your hitting just left of him. He aims to the right & shoots, the bullet travels

just over the top. I whispered again, “Aim lower, you’re a little too high.” He started

shooting like a city boy and the deer walked away. I laughed and laughed but felt sorry

for him at the same time, he left the deck to dress for work. As he returned to our sun-

room to say goodbye, the sound of two shots rang out, I said, “Sorry, the neighbor just

shot your deer.” Around the same time, two does came running down the hill, they went

this way & that way, then one jumped the fence and stood almost exactly were the buck

had stood earlier. John again retrieved his rifle and Bang, she dropped on the spot. This

was the moment I said, “Yes! I get to tell this funny story.”
