Your LocalNeutral BayThe first quarter of 2016 turned out to be very strong for Neutral Bay with growth of 10%. 3 bedroom properties were the clear winner for the quarter with a whopping 31% growth, 2 bedroom apartments had a slight decrease with a 2% decline in prices since last quarter and 1 bedroom saw a 3% decline. There were 26 fewer properties transacted compared to the last quarter. This demonstrates tight stock levels are playing a major part in strong sales results for Neutral Bay.

In the first quarter (January to March), there were a total of 51 apartments/townhouses sold in Neutral Bay with an average selling price of $1,062,267. When you compare this to Q4 of 2015, which was $953,707, this indicates a marked increase of $108,560.

Now is a great time to sell as stock levels remain tight and will get tighter as we move towards winter. There could possibly be some uncertainty later in the year with a pending election which generally makes buyers pause and be more cautious so now is the time to take advantage of the strong buyer demand.
