ALTHOUGH WA’s auction culture is not asstrong as the east coast, REIWA AuctioneeringNetwork Chairman and Property People Prin-ciple Barry Litten said auctions were morecommon in the western suburbs than else-where.

“Auctions account for around 5 per cent ofall sales in WA,” he said.

“On the east coast it’s closer to 40 per centmore.”

Mr Litten said this is because WA buyers arefamiliar and comfortable with private treatymethods that work so well in this State,“thankslargely to the offer and acceptance forms devel-oped by REIWA,” he said.

“There are a range of reasons a vendorwould choose the auction option, but mostcommonly it is to achieve the best possibleprice in an uncertain market, or the property isunique in some way and therefore difficult toprice.

“In this way an auction can test the mar-ket.”

Mr Litten said in a booming market, auctionscould achieve better prices for the vendor ifthe competition was strong.

On the other side of the coin, buyers mayfind a home more cheaply at an auction as itprevents them from making an offer by privatetreaty that might in fact exceed the owner’sexpectation.

For vendors looking for a quick sale, mostauction campaigns maximise buyer interests inthe four-week period leading up to the auc-tion.

“Of all the selling methods, auctions averagethe shortest time from listing to sale,” said MrLitten.

Mr Litten said that by going to the marketwithout a declared price, agents sell buyers thehouse rather than the price tag.

“Auctions are increasing in Perth and this ispartly due to people from the east coast whohave moved here, and who are more familiarwith the auction method,” he said.

“As families and workers move around Aus-tralia in response to the mining and resourcesjobs, the auction culture is spreading withthem.” ■

Q. I am hearing everywhere atthe moment that it is a buyers’market.What does this actuallymean from a seller’s or a buyer’spoint of view?

A. In a buyers’ market there are adisproportionately high number ofproperties on the market comparativeto the number of buyers. From a sell-er’s point of view, it means that theyhave to price their properties realisti-cally and competitively if they want toget a sale, and outsmart their compe-tition with great presentation.

From a buyer’s point of view itmeans that now is the time to buy.

Buy astutely, but don’t make offersthat are too silly (see question below).Buyers can get very complacent in thismarket sitting back and taking theirtime, but this is not a good attitude tohave – your luck can change in aninstant, and you can miss some greatopportunities if you are not keeping akeen eye on the market.

Q. I recently put two offers infor two separate properties,admittedly both quite a wayunder the asking price, and theywere both rejected straight off. Icould not believe that the sellersdidn’t counter the offers. What’sgoing on? I thought it was a buy-ers’ market.

A. Well this type of reaction is usu-ally sparked when an offer is so lowthat it borders on insulting.

Just because it’s a buyers’ market

doesn’t mean you can get propertiesfor nothing.

If they are priced realistically forthis current market then offering waybelow the asking price is not reallywarranted.

I would suggest that this was thereason they were not countered.

Q.What is the average sellingtime of properties at the presenttime? We are making plans to gooverseas and need to have anidea of how long our homemight take to sell.

A. Well REIWA’s latest figures forthe three months to September say 63days.

However, this is, in my opinion, afairly meaningless statistic as the sell-ing time is really dependant on howgood it looks and how well it’s priced.

If you get these things perfect, youcan sell in a day.

If you get them wrong you may stillnot have a result in many months.

So if you want a reasonably quicksale (and you always get the bestresult early on in the game), then pres-ent it beautifully and price it so that itis the best value at that price point.
