What are the insurance requirements? – See Site Specific Construction Rules and Regulations for all insured requirements. Please make sure the amounts are equal or greater that what we require. Landlord (Center Management) also needs a copy of your WSIB Form (workers compensation).

Note: Each suite has two electrical panels, one with 347/600 volt, a transformer, and one panel 120/208 volt. Electrical service is master metered so there is NO NEED TO CALL AND ASK FOR A METER NUMBER.

Plan Submission Requirements for Building Department

Below is a recap of what the building department will need to issue a permit. The following pages are supplied by them. Please make sure to read through everything first.

Provide the building department with TWO (2) half size (11” x 17”) copies and a disc (in PDF format) of the following:

o The business license is technically an application for a Certificate of Occupancy. You need to fill it out now and pay the fee. They will keep it on file until you are ready for your final infection.

Don’t forget to include all fees in CANADIAN DOLLARS!Fire Alarm & Sprinkler drawings, if needed, will be submitted by the required fire alarm and sprinkler subcontractors.

Food Court Tenants: Fill out the Permit Application (found in the following pages) and include 2 sets of:

Why do I need a license?

The Building Act requires that any building contractor offering his/her services for carrying out or having a third party carry out construction work in the province of Quebec holds a license in good standing. Barring the exceptions set out under the Act and its regulations, a license is also required from any owner-builder who carries out construction work.

The RBQ is the organization responsible for issuing and modifying the licenses of contractors. It also ensures on a yearly basis that the conditions of maintenance are fulfilled by the license holders. The amendment of the Building Act vests further powers to the RBQ. In concrete terms, it allows for an extension of the scope of the actions, which may result in the denial of issuance, the restriction, the revocation or the suspension of a contractor’s license.

In order for me to obtain a license, what do I need to do?

You must submit an application for license to the RBQ.

The RBQ will verify your competence through an evaluation of your skills in the fields of safety management, of administrative management and of construction work management. You will also need to provide a license security, which will prove your solvency, and the RBQ will furthermore verify your financial probity. You will find in our website the forms and guides required to submit an application for license.

Comission de la Construction du Quebec (CCQ) Identification Card

Who are we?

The Commission de la construction du Québec (CCQ), created in 1987, is responsible for applying the Act on Labour Relations, Vocational Training, and Workforce Management in the Construction Industry (Act R-20), which provides a legal framework for the industry. It is funded mainly by contributions from the total payroll of workers and employers in the construction industry.

Due to its mission and mandate, the CCQ offers many services to its clienteles, including social benefits, pension and insurance, vocational training, labour management and application of the collective agreements in the construction industry.

Food Tenant Design RequirementsBelow are the minimum design requirements that must be used by ALL Food and Food Court Tenants for all kitchen prep areas.

This requirement is to prevent any mositure or dampness penetrating the demising wall(s) that can lead to damage to the food space and/or adjoining spaces.

Demising and/or concrete walls:1. Demising walls must be moisture resistant gypsum board w/ Sporgard™ (National Gypsum)

on metal studs. Other wall options acceptable by landlord would be Hardibacker prior to installing wall finishes or Ultracode drywall, by USG.

2. Install water proof membrane a minimum of 24” above floor.

3. FRP applied to all walls to a minimum height or 48” above wall base tile, and caulked with a silicone sealant.

4. Metal or PVC corner guard must be applied to all corners and caulked with a silicone sealant.

Flooring area:1. Floor tile and flooring base installed must be sealed. This application should be re-applied

semi-annually.

2. Floor drains must be installed in any food preparation area that require cleaning methods of hosing or washing walls. It is the tenant responsibility to make certain that all flooring is sloped for proper drainage to the floor drain(s).

3. Tile/Grout: Must have Durock and /or equal applied to studs.

Barricade Specifications

Barricades must be erected if there is any construction that goes beyond or on the front wall of the tenant space in an open center. If the center is still under construction then no barricade is needed. These barricades must be painted with 3 coats of white paint and included graphics. Barricade graphics must be approved by Landlord prior to installation. Tenant contractor must maintain a safe environment for customers and employees during construction period. All work areas must be inaccessible or blocked off from customer/employee flow.

Barricade Construction Notes:1. No openings are permitted.2. All supporting must be concealed behind the barricade3. Placement & design must be approved in writing by LL PRIOR to installation.4. Signage: 2mm black PVC, 2’x4’ with white optima bold lettering.

* Food Court Barricades MUST go to top of ceiling to prevent dust in food court area.

Tenant ImprovementAdditional Information/Miscellaneous

Sign Band:When Tenant vacates or installs permanent sign, Tenant is responsible for restoring the fascia of the building back to its previous condition, i.e.: removal of any silicone residue, patching holes, stucco repair, re-painting etc. Final approval and acceptance of any such repairs shall be solely at the discretion of a representative of Landlord. Inspection of completed repair must be performed by Tenant and inspected and accepted by a representative of the Premium Outlet Center.

Additional Center Visibility:Any additional visibility of a sale including flyers, etc. must be coordinated with the on-site Center Management and approved by the center’s Marketing Department.

EQUIPMENTLandlord strongly prefers the use of ENERGY STAR products and/or equipment whenever possible during Tenant design & build out, which can reduce energy consumption. For additional information, please visit: www.energystar.gov/products
