It has been fascinating investigating the history of Stratford Road and learning about its growth from a small ‘cart track’ to what it is today - one of the last few remnants of a city ‘Village’. Complete with church, pub, delis’, restaurant, cafe, grocers, gym/pilates studio, furniture maker, butcher, nail bars, hairsdressers, architect, estate agent, newsagent this small road provides everything local residents need. All are independent retailers/businesses and one or two are even on their second generation of family-run businesses. If you have never visited Stratford Road before, please do take time to see all that’s on offer - only a few minutes off Ken High St.

The History of Stratford Road

In the 16th century, the area surrounding Stratford Road was known as Wattsfield. Before 1850, the area was completely agrarian, comprising ‘market gardens.’ Stratford Road had its start during these two centuries as a cart track, which as the development of the area began, evolved into a proper road linking Marloes and Earls Court Roads.

In 1850, the Hutchinson family sold the land to developers, and the bank holding the mortgage, the London and County Bank, took a very active role in spurring the development of the area, which already contained a poor house on the site of the current Kensington Green development. Originally conceived by a Mr. Flower, the development consisted of 150 villas across Stratford, Abingdon Villas, and Scarsdale Villas, as well as space for two public houses and twenty-five small shops on the north end, close to the Marloes Road workhouse.The developers and the bank had differing ideas about placing small shops and a pub near the workhouse (one pub was slated for Allen Street, but then jettisoned as a brewery already existed close to the spot allocated), so revised plans were made calling for twenty-five small houses on the Stratford Road end closest to Marloes Road. On the side closest to Earls Court Road, originally large villas were planned, but then scaled down into terraces as the actual building commenced.

Though revised plans did not call for a pub on Stratford Road, the first building built on the site was the Devonshire Arms in 1851 on the corner of Stratford and Marloes Road. The next building followed in 1852 with the construction of small houses, 7 and 9 Stratford Road, originally called ‘Devonshire

Cottages’. Initially conceived as small shops, then revised in favor of private dwellings, the buildings have come full circle and now respectively house Minx Beauty and San Pietro Restaurant. On the west side of the road, in the mid-1850s, building began on St. Philip’s Church, which was to be completed in 1857 and consecrated in 1858.Though initially slated for 4-5 years, development of the Scarsdale Villas area took more than 10. The 1860s saw the Stratford Road development move westward towards Earls Court, as the houses took on a different, larger presence with later-period Victorian architecture. In 1862-1865, the last of the building commenced, with sixteen houses east of St. Phillip’s Church (in a spot originally designated for four semi-detached houses), as well as the villas opposite the church. Additionally, Sunningdale Gardens (initially called Cleveland Terrace Gardens) and Scarsdale Studios were also included in the built development.

Originally conceived as what present day parlance would term a “mixed use” development, and then constructed as private housing with a pub at one end and a church at the other, the Road itself has developed along with its surroundings as the workhouse became a hospital and shops sprang up in the 20th century to fulfill a demand. As new development moved in, along with a modern private hospital, the need for shops didn’t dissipate, and the eastern end of the road now houses various shops, restaurants, delis, exercise studios, a chemist, and one of the first ‘Fait Maisons’ in the area. As the road travels west, further from the old hospital, it gives way to grander architecture, and private residences predominate.

Stratford Road: A Snapshot from 1939

Walking through Kensington’s residential streets on Autumn evenings, it is hard to resist a sidelong glance at an elegant living room during that brief period when the lights have been turned on and the curtains are still open. Looking through Kelly’s 1939 Kensington Directory provokes a similar curiosity about life in Stratford Road in the months leading up to the Second World War.

Then, as now, Stratford Road had a concentration of shops at its eastern end, with sizeable residences further west. A Mr. Leslie Martindale in No. 36 has a run of female neighbours in the four households to his left – was it an enclave of cordial relations or one of queen bees and grandes dames, jockeying for social supremacy, stoked by gossip and curtain-twitching disapproval?

Rising early, Mr Martindale walks to R. E. Aram, Stationer, Newsagent and Tobacconist (No. 6). In addition to his daily paper, Mr Martindale has the choice of two weekly local papers, ‘The Kensington Post, Middlesex Independent and West London Star’ and ‘The Kensington News and West London Times’. In Radley Mews, with its numerous garages and car showrooms, he enquires about the new Wolseley 10, on sale for £215. Mrs Bayliss, (No. 38), visits Ambrose & Sons Grocers, (No. 18), collects her Kensington News, and visits J. R Thornton, Chemists, (No. 4). Over her cup of Empire Coffee (2/4d a pound) she turns to The Woman’s Page and wonders, in passing, why it should be the exclusive preserve of regular advertisements for Milk of Magnesia tablets, spearheaded by ‘Indigestion and Flatulence After Meals’ in large, bold lettering; a later

generation would claim that this placement discriminates against women by implying that men don’t suffer from the same complaint.

There is no hairdresser in Stratford Road. Miss Wilkie (No. 42) follows the siren call of John Landon, Hairdressers, at 21 High Street Kensington: “Are you allowing GREyNESS to handicap you? Are you allowing greyness to steal away your opportunities? your career? your friends?”

The South Kensington Conservative Association, (No. 23), starts regular Friday evening meetings in 1939. Might Misses Snow and Laurence, and Mrs Allan (No. 40) have attended? Perhaps they were high-minded Fabians or even drawn to communism in those heady times. Was anyone in Stratford Road lured by notices in the local press for Oswald Mosley assemblies? “The Society for the Provision of Free Medical Treatment for Diseases of the Respiratory Organs have pleasure in announcing that The Rt. Hon. Viscount Bearsted formally opened The Duke Fingard Clinic, 25 Stratford Road, on Thursday, April 27th”. Duke Fingard? Not a raffish aristocrat or bandleader, but Rudolph Duke and David Fingard, designers of a heated inhalation treatment, pioneered in Canada.

The War changed everything. By 1950, few 1939 residents remained but some longstanding shops carried on for years more, giving support to Napoleon’s famous slur. Stratford Road retains a solid retail community today. Gone forever, though, are the sturdy, bakelite telephones and the range of voices announcing four-digit numbers preceded by “Western”.

Editor’s Review: Afternoon Tea at the Baglioni Hotel

Afternoon Tea has always been popular, particularly in Kensington, but just recently it seems to have taken on a life of its own, with hoteliers in particular drawing inspiration from local exhibitions or their cultural history. Brunello Bar and Restaurant, nestled within the Baglioni Hotel London, just opposite Kensington Gardens, is no exception and has recently celebrated its re-designed Afternoon Tea, based on all ingredients being Italian.

As if to prove its point, within the smart hard backed cover Tea Menu, there is an explanatory map of Italy, reflecting where the menu items traditionally originate from. For example, the Sicilian cannolo filled with ricotta and orange (not too surprisingly, comes from Sicilia); but did you know that the chocolate praline filled with marscarpone, comes from Lombardia in the North of Italy? Or that the Brioche with mortadella and pistachio comes from the Emilia-Romagna region? In fact, the whole of your silver service Afternoon Tea with an Italian twist experience, will have been derived from Italy in some shape or form.

In addition to an impressive tea stand comprising an array of freshly cut sandwiches, scones, and cakes you can choose to accompany this with either a large choice of teas from Camellia’s Tea House in Holborn, or as they enticingly encourage you to “Enchant your Afternoon Tea with a glass of Ferrari Maximum Brut NV or glass of Champagne Louis Roederer Brut Premier.” The menu has been designed that it is suitable for a quick revival after shopping or visiting one of our cultural institutions, or indeed for a longer and relaxing experience, whilst listening to

the pianist tinkle away. For those who appreciate tea, the Baglioni offer their own bespoke tea, blended by Camellia’s especially for them. Combining a blend of Chinese and Ceylon black teas with cocoa pieces, white chocolate chips and coconut, this results in a black fusion reflecting the “… spirit of Italian hospitality”. Another one to try is the Rose Tea, and considered to be a classic amongst scented Chinese teas. For those who prefer herbal or green teas, these are accommodated with, amongst others, Jasmine Bai Mao Hua (also known as the ‘White Haired Monkey’ since the young tea buds appear twisted and lined with a silvery hue); the tea has a wonderful jasmine flavour with a honey-like fragrant aroma. So for an Afternoon Tea with a strong Italian twist, try the Baglioni Hotel!

Reminiscing along Stratford Road

Stratford Road is a short thoroughfare running off Earls Court Road and lying parallel to Scarsdale Villas. According to the Postman its residents are all extremely rich! I was unsure how to treat this, voluntarily given, information. What had struck me as Charles and I sauntered down it on an unexpectedly sunny Autumn morning was the dazzling whiteness of the facades.

We had in fact made a detour to gaze reverently at the blue plaque celebrating Flanders and Swann. This caused us both to break into a sotto voce rendering of 'I'm a Gnu'. We must have sounded pretty eccentric! Further investigation revealed that just off Stratford Road lies Radley Mews. The Postman, warming to his theme of 'boundless wealth', pointed out that a couple of years ago there had been a vintage motor car garage there.

Now here was something promising. In the early years of my marriage, we owned a Type 37 Bugatti. It upset 'the Grannies' dreadfully as they both thought my husband, as the father of a recently born baby, had no right to own such an expensive vehicle. We weren't starving and as soon as the baby became a toddler, he thoroughly enjoyed going to vintage car rallies with his Dad.

The more enquiries we made from the discreet inhabitants of Stratford Road, the less we seemed to learn, although nearly everyone remembered the vintage car garage. Some thought it was owned by a Mr Howard, but nobody knew where to find him.

We continued our walk. Stratford Road is graced by St Philip's Church and served by The Devonshire Arms pub. Stratford Studios we discovered houses a real artist, but alas, we didn't learn her name. A vague sense of deja vue was affecting me. I enquired about Miller of Kensington, a good old-fashioned butcher, I thought, and went in to enquire. They serve not only British beef, but also kosher and halal and they take The Kensington Magazine.

There is just one thing that puzzles me. Stratford Road? Not a word about Shakespeare!

The Design Museum recently announced Tim Marlow has been appointed as Chief Executive and Director. He replaces Deyan Sudjic and Alice Black who stepped down as Co-Directors. Tim is currently Artistic Director of the Royal Academy of Arts and leading curator, writer and broadcaster. Previously he was Director of Exhibitions at White Cube for over 10 years before moving to the Royal Academy of Arts in 2014. Tim will start his new role at the Design Museum in January 2020. We wish Deyan and Alice, who were instrumental in moving the Design Museum from Shad Thames to W8, every success for their futures.

comprehensive book of his works on paper to coincide with an exhibition at the Royal Academy of Arts. The Design Museum has just launched ‘Moving to Mars’ - a new exhibition exploring how sending humans to Mars is not just a new frontier for science but also for design. Over 200 exhibits including original objects and material from NASA, the European Space Agency (ESA), SpaceX, Raymond Loewy, Chesley Bonestell plus new commissions from responsible design company RÆBURN, Anna Talvi and Konstantin Grcic tell the complete story of designing for Mars. Two major installations enable visitors to get closer to life on Mars: ‘On Mars Today’, a multisensory experience of the Red Planet and a full-scale prototype habitat by international design firm Hassell. The exhibition also questions whether we should be designing for Mars at all. In an installation modelling an alternative scenario running over a million years, Dr. Alexandra Daisy Ginsberg uses a gaming engine to simulate Mars colonised only by plants, not humans. An inspiring and thought-provoking exhibition - A brave new world or a brave new reality?

Congratulations to members of the Kensington Court Residents Association who organised their very successful 10th Anniversary Thackeray Street Summer Party. With lots of local businesses and retailers participating, this was a community event at its best. In addition to large numbers of local residents and their families enjoying all that was on offer, a total of £567 was raised through the raffle, for the Knightsbridge Group Riding for the Disabled. This is enough to pay for the hire of ponies for three sessions of riding and to purchase a new riding helmet.

The CW Innovation programme, led by Chelsea and Westminster Hospital NHS Foundation Trust and its charity CW+, launched recently to improve patient care and address some of the real-time challenges that healthcare organisations face today. Building on a pipeline of over 70 ‘test and scale’ innovation projects to be rolled out across the Trust and disseminated throughout the NHS stakeholder network, it aims to transform patient care and experience, and the way hospitals are run. The Passage are a homelessness charity based in Westminster, providing people with the tools needed to transform their lives. Their aim is to help people address issues that have contributed to them becoming homeless, and to enable them

to move on to live fulfilling lives. The charity offers a range of services including the largest resource centre in the UK (providing food, clothing and healthcare services), supported accommodation and homelessness prevention schemes. Friends of Holland Park have produced a book ‘The Birds of Holland Park and their precious habitats’ giving tips on the best places to find these birds in the park, bird watching, how to identify birds and a ‘Spotters’ check list, plus more. Gardens in W8

While looking up Stratford Road and the wider tranche of gardens either side of Kensington High Street, I came across two principal lines of enquiry. The first was the evolution of the gardens around St Mary Abbots since its eleventh century origins and the second was the inventory of gardens held the London Parks and Gardens Trust. This second inventory includes parks, garden squares, churchyards, and cemeteries, as well as open land including heaths, towpaths and even relict features.

In the listing as Kensington Green, on the site of the old St Mary Abbots Hospital, which was developed around the workhouse of 1848 was one garden site. It was redeveloped in 1989 in a neo Victorian Italianate style and incorporated some original features such as the stone piers still visible on Marloes Road.

Two other listings also caught my eye; one the listing for Kensington Gate Gardens W8 and the other for Kensington Memorial Gardens or St Mark’s Park W10. The latter is interesting because the land was acquired specifically to be a park by the Kensington War memorial Committee, by a former Mayor of Kensington and it passed to the London County Council and remains an important public space. The former was developed for private communal gardens on the site of the old workhouse, which was destroyed in in 1849, on land belonging to the Campden Charities Trust.

The evolution of the landscapes of the borough are fascinating as is the history of the conveyance of its water. The Metropolitan Public Gardens Association, which grants monies to local London

communities to start gardens, recently had an outing to the Charterhouse. In the Charterhouse museum is a fascinating map showing the channels and well heads that conveyed the water there. Here like in exhibition The Secret Rivers of London, one sees that the endurance of the underlying patterns of ownership and development and the flow of the rivers.

One question that is key to answer honestly today is are we doing enough to conserve our garden squares and parks today? I have noticed quite a lot of ancillary development of built structures within larger parks and squares in the last ten years.

The index of permeability is a vital measurement. It has decreased greatly with the increased areas of paving within parks and squares and the digging out of basements and sealing of paved areas in private gardens. Are we doing enough to look after our ground water permeability and aquifer replenishment?
