Why we’d succeed is a bit of a mystery, because while there exist a few distinctly American architectural styles, they were developed and peaked from 1880 to 1930.

That was a time when a handful of infl uential architects disavowed “the use of historical precedent for decoration and design,” says Dallas-based preservation advocate Virginia Savage McAlester, author of the newly updated “A Field Guide to American Houses: The Defi nitive Guide to Identifying and Understanding America’s Domestic Architecture” (Knopf, 2013).

Before then, American immigrants used building techniques and styles from their homelands, Baker says.

Regional Flavors

In his own book, “American House Styles: A Concise Guide” (W. W. Norton & Co., 2002), Baker identifi es just three “indigenous styles” of the United States developed in this period – the “sculpturally rich” Shingle style of the Northeast; Frank Lloyd Wright’s Prairie style in Chicago and the Midwest; and the Craftsman style that evolved with California’s “bungalow craze.”

These regional styles alone boast a “lack of borrowed or imported features,” Baker writes, unlike homes that were infl uenced by foreign styles.

Though American homes developed some distinct features early on, these were, for the most part, adaptations brought about by different climate conditions, Baker says. A porch or veranda was one such feature – but it’s hardly the quintessential marker that makes a home identifi ably “American.”

Following the Federal Housing Tax Credit that drove many new buyers into the

market in 2009 and 2010, first-time homebuyers have seemingly gone into hiding. Just 33 percent of buyers were first-time buyers in 2014 (the historical norm is around 40 percent). But, housing experts are anticipating first-time buyers to return to the market in the coming year, according to realtor.com’s 2015 Housing Forecast.

“In 2015, increases in employment opportunities will empower younger buyers to return to the market and fuel the continued housing recovery, Jonathan Smoke, chief economist for realtor.com, said in a statement. “If access to credit improves, we could see substantially larger numbers of young buyers in the market.”

Here, realtor.com’s Top 5 Housing predictions for 2015:

1. Millennials will drive household formations.

Households headed by millennials will grow signifi cantly, refl ecting economic gains. Over the next fi ve years, millennials will drive two-thirds of household formations. In 2015, the

addition of 2.75 million new jobs and increased household formation will drive fi rst-time buyer purchases.

2. Existing Home Sales Will Increase 8%

Experts anticipate year-over-year sales to be similar to 2012, but with more “normal” sales of properties and decreased levels of distressed sales. The majority of activity will be driven by baby boomers prepping for retirement and sales to millennials, who will account for 65 percent of fi rst-time buyer activity.

3. Home Prices Gain 4 to 5%

Low inventory levels and high employment-driven demand will push up home prices in the next year.

4. Mortgage Rates Will End the Year at 5%

Mortgage rates will increase midyear, as the Fed increases its target rate by at least 50 basis points before the end of the year. While still historically low, rate increases will affect affordability for fi rst-time buyers.

5. Housing Affordability Will Decrease 5 to 10%

Affordability will decline, based on home-price appreciation and increased mortgage-interest rates.

It’s impossible to plan for the unexpected. But as a homeowner, the closest you

can get is to purchase adequate homeowner’s insurance that covers your property in the event of an injury, fire theft or other disaster.

While mortgage lenders typically require borrowers to maintain suffi cient hazard insurance coverage on their properties, homeowners often can get complacent with their longstanding policies in place and don’t investigate the potential for savings they may be eligible for, experts say.

“Without asking questions and shopping around, how can we really know if we have secured the most comprehensive coverage at the absolute rock bottom price?” asks Frank N. Darras, founding partner at DarrasLaw in Ontario, California, who recommends inquiring about discounts with your current carrier and comparing plans offered by competing insurers. Other ways to possibly earn a discount, according to Darras, include:

• Living close to a fi re station or fi re hydrant

• Recently replacing or upgrading your electrical system, plumbing, or roofi ng

• Installing deadbolt locks on all exterior doors and motion-detector security lights around the property’s perimeter

• Clearing away overgrown foliage from your property line and trimming trees

• Being retired and/or present at home more often to reduce the risk of burglary and vandalism.

Mark Carrasquillo, account executive with E.G. Bowman Company, an independent insurance agency in New York City, says several factors can result in lower premiums and a better value, without sacrifi cing important coverage.

“Bundling policies (for home, auto, and/or life insurance) with the same company usually triggers a discount,” says Carrasquillo. “Securing the services of a central station burglar/fi re alarm monitoring system can yield savings, too, as can taking the highest deductible option you can afford.”

Improving your credit history is another way to potentially decrease premiums. Research from insuranceQuotes.com revealed that

consumers who have a fair (median) or poor credit score may pay, respectively, 29 percent and 91 percent more for homeowners insurance than someone with excellent credit. Additionally, try not to fi le any damage claims unless absolutely necessary, as that also can lead to premium increases.

As a general rule, experts suggest consulting with your insurance agent at least once a year to review your policy and check for every discount you may qualify for.

When it comes to ensuring that you’re insuring at the right coverage levels, go for the highest limits of protection you

can afford, says Darras. That means choosing guaranteed replacement cost over actual cash value. The former reimburses you for the actual cost of the damaged or stolen property if you were to replace it brand new; the latter is equivalent to the replacement cost minus any depreciation based on age, wear and tear.

“When you buy homeowners’ insurance, don’t insure it for what you paid for the property. Don’t insure it for the amount of your current mortgage. Insure it for what it would cost to rebuild right now,” says Bob Freitag, president of AmeriClaims, a public adjusters company in Indian Trail, North Carolina. “Even a small fi re or storm can cause signifi cant structural damage to a home. Make sure your policy limit is suffi cient to rebuild your house from the ground up. Call a couple of builders and get estimates on rebuilding costs.”

In addition, Carrasquillo says to take the maximum liability coverage available – usually $500,000. “Choosing only $300,000 might save you very little, like $40,” he says.

Be aware that antiques, artwork, collections, rare items, business property, detached buildings, pools and fences may have to be insured separately to be fully covered.

“Ask your agent if these items are covered in your main policy contract,” Freitag says. “If they aren’t, you can request additional coverage for them in a separate listing, called an ‘endorsement’ or ‘rider,’”

Lastly, opting for separate optional earthquake and/or fl ood insurance – where it isn’t required but in areas where your home may be at risk – is another smart decision.

Question: You recently wrote that mortgage borrowers should avoid new debt when applying for a mortgage. I’m eyeing a lease on a new car that will lower my monthly car payment and

replace my existing auto loan. Should

I wait on the lease car until after I refi nance mortgage?

Answer: In the eyes of loan underwriters, car loans and car leases are pretty much the same thing: regular monthly debts. That means such payments must be added to your debts for the purpose of calculating your debt-to-income ratio.

But, of course, with mortgage rules there are always exceptions. For instance, the FHA tells lenders that “all applicable monthly liabilities must be included in the qualifying ratio. Closed-end debts do not have to be included if they will be paid off within 10 months and the cumulative payments of all such debts are less than or equal to 5 percent of the borrower’s gross monthly income. The borrower may not pay down the balance in order to meet the 10-month requirement.”

In your particular situation you want

to go from a loan payment to a lease payment and in the process reduce your monthly cost. That sounds like a good idea because the result should be less monthly debt and a lower debt-to-income ratio.

However, before going further, ask your loan offi cer to check with the underwriter to be sure the lease is a good idea. If you get a ruling to go ahead, I suspect the underwriter will want evidence that the old auto debt was paid off and a copy of the new lease.

The reason the lender will want written verifi cations is that under the federal “ability to repay” rule it must show that the borrower has, um, the ability to repay the loan. To assure that the borrower is qualifi ed at the time of application the lender will want to have written evidence that backs up its underwriting decision. Why? Because if the loan fi le is not adequate there are cases where the lender might be forced to buy back loans sold to investors.

To give some idea of just how strenuous the underwriting system has become consider a recent report from VirPack, a document management company. It found that 58 percent of all loan applications now include at least 500 pages of material while 20 percent had not less than 1,000 pages of contracts, tax returns and who knows what else.
