QUESTION:
Mortgages rates have risen in recent months. Isn’t the sure result of higher mortgage rates slower home sales and lower housing prices?
ANSWER: In a world of absolutes higher
mortgage rates mean steeper monthly costs and those steeper costs knock out marginal homebuyers. On that basis it can be argued that higher mortgage rates negatively impact the housing market.
That said, we don’t live in an absolutist world. There are bends and curves, and when you look at the wider picture a different and more complicated view begins to emerge.
In late June Freddie Mac said a typical 30-year mortgage was priced at 4.02 percent. That’s certainly higher
than the 3.87 seen at the end of 2014, but it’s also lower than the 4.14 percent seen a year ago.
But, ultimately, rates will rise, and when they do we might want to consider that today’s rates are less than half the going fi nancing costs faced by parents and grandparents. According to Standard & Poors, the typical mortgage rate during the past 40 years was 8.6 percent. If rates rise to 5 percent – an interest level that today seems hideously steep– borrowers will still being paying 3.6 percent less than most buyers during the past few decades.
The question then is how did past buyers purchase homes when rates were so much higher? One part of the answer, according to the Census Bureau, is that incomes also were higher. Indeed, wages in 2009 were 8.7 percent higher than in 2013.
The reality is that the past few years have presented opportunities that uniquely favor buyers and borrowers. Not only have interest rates hovered near historic lows, home prices also have been less than the 2007 peak. The combination of low rates and discount prices should produce massive sales, but then there is that business about the lower household incomes – and the result has been that existing home sales in 2014 were 3.1 percent lower than the prior year.
In the end mortgage rates are one part of a complex set of factors that infl uence home sales and prices. Higher rates are not helpful for real estate buyers and borrowers, but “higher” also must be seen in context: As these things go, the rates we have today are bargains. How long such bargains will remain in place is unclear.
Whether you’re an empty nester, recent retiree, or consolidator who refrains from hoarding too many possessions, moving from your current home to a more compact and lower-maintenance residence can make a lot of sense.
But downsizing to a more manageable footprint can be challenging, especially in a tricky real estate market. Weighing your options carefully before moving down can help you avoid big regrets later, say the experts.
For starters, consider if you fi t the criteria to benefi t most from nest condensing.
“The best candidates to consider downsizing are individuals and couples who have a house that no longer meets their needs. For example, a house with a large upstairs may not be suited for someone with mobility issues, who could benefi t from a smaller home on a single level that is easier to get around in and maintain,” says Cara Pierce, certifi ed housing counselor with ClearPoint Credit Counseling Solutions in Fresno, California.
Baby boomer or not, anyone who feels he or she is living beyond their means also should consider downsizing.
“The reasons can range from feeling overindulgent with your property’s size to having an empty nest to simply realizing your need to embrace a more frugal lifestyle,” says Samuel DeFranceschi, associate broker at New York -based Nest Seekers International. “Learning to use less and become more effi cient and consumer-friendly are all positive actions that can help your wallet [and] the environment.”
The exciting feeling that comes with starting fresh, the ability to make new friends, and the opportunity to de-clutter your life are other advantages.
Prior to pulling the trigger on downsizing, however, it’s crucial to plan carefully and ponder all the ramifi cations.
“You need to consider medical issues, including things like future needs for wheelchair access and space for an in-home caretaker,” says Regina Leeds, professional organizer and author of “Right Size … Right Now!” (Da Capo Lifelong Books, 2015). “If you love to entertain, you may feel at a loss in a small space. Claustrophobia is another big issue no one addresses. And while it may be easy to downsize furniture, remember that your downsizing may include clothing, jewelry, hobbies and memorabilia, which can be diffi cult areas for many.”
Additionally, although you may be able to save money on reduced utility and maintenance costs in a smaller property, be aware that unloading your home and buying another one involves closing costs and possibly steep taxes, such as capital gains, when you sell your larger home. Also, you could end up paying more in property taxes on your next residence, depending on the area.
Despite these potential fi nancial hesitations, mortgage interest rates remain relatively low and sellers have a lot of leverage in many areas around the country.
“The market for sellers is fantastic right now, and we particularly see this in larger homes,” says Tyler Whitman, head of sales for TripleMint, a real estate brokerage in New York. “Many millennials are starting families and seeking these larger homes by the masses, so now is a great time to sell your home for a higher price and reinvest those funds into a home that makes more sense for your current lifestyle.”
For some, downsizing to a smaller single-family home, condo, townhome or other owned property can be more cost-advantageous than renting, especially in markets where rental units are scarce and costly. For others, renting can be a safer bet.
“Downsizing to a rental means someone else’s taking care of the bulk of your maintenance,” says Niccole Schreck, senior brand manager for Rent.com. “Plus, the costs of renting are fairly fi xed – you know what you’ll be paying for on a monthly basis, whereas when you own a home costly hiccups can occur at any time. And you’re usually only locked into a one-year lease, which means you have more fl exibility in terms of where you choose to live.”
The concept of an open dining/kitchen/living space sans walls adds volume to the house and lends a much bigger look.
ENERGY EFFICIENCY
Beenu Sikand, an Indianapolis-area Realtor, says today’s clients prefer smaller, energy-effi cient homes with additional bedrooms for extended family.
“They don’t want to pay a lot on utilities,” she said.
According to the NAHB survey, Energy Star-rated windows and appliances and programmable thermostats are among the Top 10 likely new-home features this year, according to the NAHB survey.
OUTDOOR SPACE
Buyers want outdoor space – but not the typical massive yard, says Cathy Davis a Realtor with Elfant Wissahickon Realtors in Philadelphia.
“They prefer roof decks or patios, or even little decks on the side,” Davis says. “People don’t have the time to care for their yards like they used to.”
STORAGE & ORGANIZATION
Walk-in closets and laundry rooms were the fi rst two most likely features to be added to a typical single-family home this year. Home organization and storage space also are very important to buyers these days, says Quint.
“They want their linen closets and walk-in closets and two-car garages to help keep their home organized,” she said.
WALLPAPER ... MAYBE!
Trends are oftentimes cyclical, and it looks like wallpaper, which went out of vogue, is now making a reappearance. Advertisements for wallpapers are picking up, says Davis. “It’s coming back, although not in a big way yet,” she says. “People are just using it for aesthetics and accent.”
