Want to sell your home faster and at a higher price? Ponder adding a protection plan in

the form of a home warranty, which can benefi t both buyers and sellers, say the experts.

A home warranty is an annual service contract that covers the repair or replacement of important home system components and appliances that can malfunction over time. While policies can vary, they generally cover the most frequently occurring breakdowns to things like ovens, refrigerators, heating and air conditioning systems, water heaters, washing machines and dryers, and ranges (structural items like roofs and foundations are usually not included).

Results of a recent proprietary study by American Home Shield, a home warranty provider, indicate that homes sold with one of the company’s protection plans sell 11 days quicker on average (55.8 days on the market vs. 66.5 for non-warranted residences) and typically command a sales price that’s $2,300 higher ($254,682 vs. $252,368 for non-warranted homes).

Dan Bosch, real estate agent for California-based RE/MAX of Chico, says more sellers should include a home warranty policy on their listed property to alleviate concerns about potential out-of-pocket expenses and emergencies that buyers may have about purchasing.

“Having a warranty in place can provide peace of mind – especially when dealing with cash-strapped fi rst-time buyers,” says Bosch.

Warranty costs depend on the level of coverage, provider, and factors like the home’s age and location, but most policies range from $300 to $600 in price per 12-month coverage term and may require a fee/deductible (often between $75 and $100) per service call.

To attract more buyers, experts say sellers should be proactive and add warranty coverage to their listed home without waiting for a buyer to request it or shop for it on their own, although sellers can pass the cost of the premium on to the buyer at closing or negotiate this before agreeing to an offer.

“I always recommend that sellers

choose a warranty that covers them during the listing period and that includes even more common household items, such as ceiling fans, garage door openers and garbage disposal units,” says Cindy Welu, an agent with RE/MAX Advantage Plus in Minneapolis. “I feel the warranty is more benefi cial for the seller than the buyer, especially if any surprises come up before closing. Also, when it comes to problems found during the home inspection, it does usually help lower out-of-pocket costs for the seller.”

Whether you’re the seller or the buyer eager to add a warranty to a property for sale, ask your agent or lender to recommend a reputable home warranty provider they’ve worked with before, recommends Jolie Williams, a REALTOR® with Coldwell Banker Apex in McKinney, Texas.

“Buyers have the right to purchase a home warranty of their choice and to ask for the seller to pay for it. But in the current market favoring sellers, where properties often have multiple offers, a buyer may not want to ask the seller to pay for this expense because they want to make their offer more enticing,” says Williams.

“Make sure you review your contact thoroughly so that you’re aware of what’s covered and what’s not in your plan,” says Lisa Rice, vice president of real estate sales for American Home Shield, based in Memphis, Tennessee, which conducted the aforementioned study. “If in doubt, call the warranty provider now with any questions you may have, rather than waiting until you have a breakdown.”

Lastly, be sure you know what to expect before purchasing a policy.

“Ensure that you’re paying only for the coverage that you need. And look for a company with a good local customer service representative, which can be helpful in expediting claims,” says Bosch. “Also, be aware that warranty companies typically don’t provide the actual repair services – they contract with outside repair companies – so wait times for repairs can sometimes be much longer than if you directly contacted a chosen repair company.”

Why do newspapers insist on capitalizing the term “Realtor” when other similarly used nouns such as “appraiser,” “lender” and “borrower” are not capitalized?Answer:

In real estate we usually think in terms of houses and property, tangible assets that we can touch and feel. However, there also is something called “intellectual property,” where assets can be very real even though they lack a physical presence. The term “Realtor” is an example of intellectual property.

Intellectual property broadly refers to creations of the human mind, such as trademarks, copyrights, service marks, literary works and symbols. Once an intellectual-property owner has staked out a claim their property can be protected from unauthorized use in the same way that only you have the right within applicable rules to determine how your property will be used, if you want it used at all.

“A trademark,” says the World Intellectual Property Organization, “is a distinctive sign that identifi es certain goods or services produced or provided by an individual or a company.”

It adds that “the system helps consumers to identify and purchase a product or service based on whether its specifi c characteristics and quality – as indicated by its unique trademark – meet their needs.”

A major problem with intellectual property is that ownership rights can slip away if a term is used in a generic

manner. Expressions in the U.S. such as “elevator,” “aspirin,” “laundromat,” “thermos” and “videotape” were once copyrighted but are now regarded as generic. In a similar sense, the owner of real property can lose their right of exclusive usage with an “easement by prescription,” a situation where unauthorized usage meets certain conditions and continues over time.

To protect their rights intellectual property owners engage lots of lawyers to vigorously protect such things as trademarks and copyrights, and this brings us to “Realtor,” a term owned by the National Association of REALTORS@.

One of the major purposes of a trademark is to create marketplace distinctions. Real estate “brokers” are licensed by state regulators, but only NAR members may describe themselves as a ‘Realtor.” Thus, it is possible for Smith to be a licensed real estate broker but not a Realtor, while Jones with NAR membership might be both a licensed broker and a Realtor.

Why then do media outlets not use the term “Realtor” with a trademark symbol?

If you think about traditional print media such as newspapers, books and magazines you can see that trademark and copyright symbols scattered repeatedly throughout blocks of type would make reading diffi cult. Thus, the standard in journalism is not to use such symbols, a tradition which has carried over to electronic media.

The result of assorted rules and traditions is that reporters write about both “brokers” and “Realtors” in an effort to respect intellectual property claims while at the same time producing content in an accepted style that is both easy to read and absorb.

Every room should have all three types of lighting: Overhead, task and ambient.

One overhead light source is never enough; it creates shadows in the corners.

The main overhead light in every room should work on a dimmer.

Wire lamps to work on a switch so you can easily turn them on/off when you enter or exit.

Install lights that work on a sensor and activate when you walk by or wave your hand in front of them. You can put them along a baseboard or above a kitchen sink. A wave light switch allows for messy hands or even those with limited mobility or reach (arthritis or children) to activate.

Stairways need to be well-lit at the top and bottom to prevent trips and falls.

Lighting styles depend on personal preference and the overall look of the room.

A good lamp is an investment that matters. Lamps are the jewelry of a room. Buy beautiful and buy quality

lamps. They last forever.

Position lamps in a triangle. For example, two lamps on either side of the sofa and a fl oor lamp opposite.

The eye always goes where the light is, so lamps should be spread out near the corners of the room and illuminate at or below eye level.

Lighting affects how colors look in a room so choose your light bulbs carefully. Halogen lighting is the whitest, but it gives off heat. Avoid fl uorescent because it casts a cold, sickly tone. LED is a bright light and energy effi cient, but it doesn’t have the spread.

All kitchens need lighting under cabinets and over sinks, stoves and work areas; pendant lighting works well over bars, islands and dining tables.

Bathrooms should have a main overhead, wall sconces beside the medicine cabinet or mirror and every tub or shower should have a light.

Don’t skimp on lighting. Luxury doesn’t have to mean expensive; good lighting is part of luxury living.

Lighting must be prioritized in a budget for downsizing to a condo, remodeling or new construction.
