The grant will help fund the Tacoma 13 Corridor for Active Trans- portation and Safety Project designed to create a continuous 13-mile active transportation corridor that spans across the city to serve as the core of Ta- coma's on-street bike network. "These federal dollars will help accelerate the ef- forts of our Mobility Master Plan and enhance the quality of life for our residents and visitors," said City Manager T.C. Broadnax. "This investment al- lows the City to increase opportunities to safe ac- cess for cyclists and pedestrians of all abilities while encouraging environmentally-friendly modes of transportation." Once completed, the Tacoma 13 Project will pro- vide convenient and safer access from neighbor- hoods to downtown, transit, parks and commercial areas. Plan improvements include Tacoma's first bike boulevards, pedestrian crossings, traffic calm- ing features, accessibility enhancements, wayfind- ing and signalized intersections. The City's Mobility Master Plan was adopted by City Council in 2010 following a broad-based pub- lic process with the bicycle and pedestrian advocacy committees, partner agencies and citizen input. The plan serves as Tacoma's blueprint for creating a comprehensive network of bikeways and pedestrian walkways citywide to enhance the comfort and safe- ty of all users. In August 2011, the Puget Sound Re- gional Council recognized the Mobility Master Plan with a Vision 2040 Award for Excellence. II.No action commenced by the Benefi- ciary of the Deed of Trust is now pend- ing to seek satisfaction of the obliga- tion in any Court by reason of the Bor- rower’s or Grantor’s default on the ob- ligation secured by the Deed of Trust.

III.The defaults for which this foreclosure is made are as follows: Failure to pay when due the following amounts, which are now in arrears: (1) Principal, which was due in full on January 10, 2012, (2) interest totaling $25,813.39, less partial payments of $11,859.45. De- faults other than failure to make monthly payments: Failure to pay real estate taxes for 2009, 2010, and 2011.

IV.The sum owing on the obligation se- cured by the Deed of Trust is: Principal $224,657.00, together with interest as provided in the note or other instru- ment secured from February 8, 2008 and such other costs and fees as are due under the note or other instrument secured, and as are provided by stat- ute.

V.The above-described real property will be sold to satisfy the expense of sale and the obligation secured by the Deed of Trust as provided by statute. The sale will be made without warran- ty, express or implied, regarding title, possession, or encumbrances on Au- gust 17, 2012. The defaults referred to in paragraph III must be cured prior to the sale to cause a discontinuance of the sale. The sale will be discontin- ued and terminated if at any time prior to the sale, the defaults as set forth in paragraph III is/are cured and the Trustee’s fees and costs are paid. The sale may be terminated any time be- fore the sale by the Borrower, Grantor or the Guarantor, or the holder of any recorded junior lien or encumbrance paying the entire principal and interest secured by the Deed of Trust, plus costs, fees, and advances, if any, made pursuant to the terms of the ob- ligation and/or Deed of Trust, and cur- ing all other defaults. The debt se- cured by the Deed of Trust is now fully due and owing, so there is no right to reinstate the obligation.

VI.A written notice of default was trans- mitted by the Beneficiary or Trustee to

VII.The Trustee whose name and address are set forth below will provide in writ- ing to anyone requesting it, a state- ment of all costs and fees due at any time prior to the sale.

VIII.The effect of the sale will be to deprive the Grantor and all those who hold by, through or under the Grantor of all their interest in the above-described property.

IX.Anyone having any objection to the sale on any grounds whatsoever will be afforded an opportunity to be heard as to those objections if they bring a lawsuit to restrain the sale pursuant to RCW 61.24.130. Failure to bring such a lawsuit may result in a waiver of any proper grounds for invalidating the Trustee’s sale.
