MONTREAL — There’s a little bit of good news out there for Canada’sincreasingly stressed-out homebuyers: The pressure from risingmor tgage rates is ramping down, at least a little. In the latest sign, HSBC has cut its rate on a fixed, 10-year mor tgageto 3.24 per cent, while two smaller lenders — Intellimor tgage andButler Mor tgage — are offering 3.22 per cent.According to comparison site RateSpy, these are the lowest rates forthat type of mor tgage on record.Ten-year mor tgages were never popular in Canada because they typi-cally came with a much higher rate, often as much as 2 percentagepoints above the super-popular five-year fixed-rate loan. But that’s changing. Mortgage rates are based in large par t on theinterest rates in bond markets, and bond markets are currently expe-riencing “yield compression.” The difference between long-term in-terest rates and shor t-term interest rates is shrinking, or even disap-pearing. “There’s little difference between the five-year rate and the10-year rate, in terms of the cost for us to borrow, and we can passthat on to the customer,” said Barry Gollom, senior vice president atHSBC Canada. In some cases, rates on 10-year mor tgages are nowonly 0.3 percentage points more than on five-year mor tgages, noted

Sher ry Cooper, chief economist at Dominion Lending Centres. For many people, paying that extra bit may be wor th the peace ofmind knowing they are protected from interest rate hikes for a wholedecade. “It makes more sense to lock in than ever before if you arehighly risk-averse,” Cooper wrote in an email to HuffPost Canada. But these mor tgages still may not make sense for many Canadians, who on average hold on to a mor tgage for just 33 months, she added. And Cooper doesn’t see mor tgage rates rising sharply in the next 10years, so any benefit from locking in a rate today is likely to be minor.

Fiat Chrysler Automobiles is recalling more than 72,000 minivans and trucksin Canada in two separate recalls. The automaker said Friday that the wiringharness of 2017-2019 Chrysler Pacifica minivans may be exposed to a sealerwhich can disrupt its electrical circuit and cause the vehicle to stall or losepower steering control. FCA is unaware of any related injuries or accidents.A total of 198,731 vehicles are being recalled in the U.S. The automaker saidadditional vehicles will be subject to the recall, including nearly 8,300 inCanada and over 1,100 in Mexico.Affected owners that experience vehicle stall may immediately restart theminivan, while steering capability would remain despite power-steering loss,FCA said. Separately, FCA also announced it is recalling more than 410,000pickup trucks in the U.S. for a possible defect in the tailgate power-lockingmechanism. A small internal component in the mechanism may break overtime and unlatch the tailgate. FCA also is recalling 63,753 pickups in Canadaand 4,020 units in Mexico. Affected vehicles include 2015-2017 Ram 1500,2500 and 3500 pickups equipped with eight-foot cargo beds, as well as 2018versions of the same trucks, manufactured through March 31, 2018. Theautomaker said the defect doesn't concern the redesigned 2019 Ram pick-ups nor does it concern trucks equipped with manual tailgate locks.

LONDON: People who habitually have a fast walking pace are morelikely to live longer than their slow-walking peers, a study claims. The study, conducted by researchers from the National Institute forHealth Research (NIHR) Leicester Biomedical Research Centre inthe UK, used data from 474,919 people. It showed that walking pace was linked to life expectancy in all indi-viduals irrespective of weight.Underweight individuals with a slow walking pace had the lowest lifeexpectancy (an average of 64.8 years for men, 72.4 years for women). The same pattern of results was found for waist circumference mea-surements. This is the first time research has associated fast walk-ing pace with a longer life expectancy regardless of a person’s bodyweight or obesity status. “Our findings could help clarify the relativeimpor tance of physical fitness compared to body weight on life ex-pectancy of individuals,” said Professor Tom Yates, a professor at theUniversity of Leicester in the UK. “In other words, the findings sug-gest that perhaps physical fitness is a better indicator of life expectancythan body mass index (BMI), and that encouraging the population to engage in briskwalking may add years to their lives,” said Yates, lead author of the study publishedin the journal Mayo Clinic Proceedings. Studies published so far havemainly shown the impact of body weight and physical fitness onmor tality in terms of relative risk, said F rancesco Zaccardi, clinicalepidemiologist at the Leicester Diabetes Centre.

THE DARK SIDE OF TECH How your eating plan is moreimportant than working out

Since the past few years, fitness trackers have become a must-havegadget among fitness enthusiasts and a common accessory amongthe general public as well. Newer, sleeker models with an increasingnumber of features keep debuting in the market every few months. While these devices help keep a track of activity levels and caloriesburned, and prompt one to budge from their sedentary slumber, if theyfall into the wrong hands, they can spark harmful effects too.THE STUDYHealth exper ts have warned that trendy fitness trackers can spark‘very dangerous’ weight loss among those with eating disorders likeanorexia by encouraging ‘perfectionism’, calorie counting and un-healthy competition. These apps can ‘take over’ until the desire toreach a cer tain number of steps becomes an obsession. Tom Quinn, director of external affairs of the charity, Beat in the UK, says, “Withindividuals who are seeking, often to regain control — perhaps theyhave low self esteem, or they’re stressed by other things in their life— actually that perfectionism, that desire to do everything right canreally take over. So any of these apps or devices that encouragecompetition, excessive counting, whether that be on a day-by-day

basis, or compared to other people, can be very dangerous.”GADGETS CAN POSE RISKSSometimes too much information is danger, disguised as technology.Modern gadgets only tell us about our sleeping patterns, hear t rate, activity levels, etc, but don’t provide us knowledge on how to processthis information for different age groups, medical conditions and fit-ness levels, which misleads people leaving them vulnerable to con-clusions. Each individual will analyse and act on this data differently. Some are happy to know about what’s going on with their bodies andaim for improvement of their fitness levels however, some fitnessenthusiasts take it to the level of obsession, says Swapneel Hazare, fitness exper t and owner of SHIELD.Fitness trackers, if used sensibly, can be a boon, if not, can be acurse, opines clinical psychologist and psychotherapist, Mansi Hasan. She adds, “For some, it does accelerate a tendency to become obses-sive. It’s a ‘goal to achieve.’ If you’re going to count the number ofhours to sleep, thinking about it itself will make you sleepless. Manypeople struggle with body image issues thriving to have the per fectbodies and looks. In such cases, these trackers can become an ob-session affecting mental health negatively.”OBSESSION WITH NUMBERS“For them, the only thing that matters is the number that reflects onthat screen. The lower their weight, the lighter they feel, even if it is atthe cost of compromising nutrition. The number of calories burnedgives them a sense of achievement even if it is at the cost of over-training. The number of miles run is equated to fitness levels even atthe cost of injuries. So to achieve these ‘ideal’ numbers on their gad-gets, they put themselves at major health risks,” adds Hazare. Herecounts the case of his 30-year-old female client who suffered anankle injury, as a result of going overboard with running to fulfill herfitness tracker ’s daily target but proudly wore it as a badge of honour.THOSE WITH EATING DISORDERS AT RISKIndividuals with eating disorders are usually attracted to all thosetools and mechanisms that promise to help them keep their desiredweight in check or work towards losing weight in general. Such gad-gets might simply aggravate the existing situation as the goals areself-designed which are often found to be unhealthy amongst those

who suffer from eating disorders, says Dr Anjali Chhabria, psychia-trist and psychotherapist.GUIDELINES FOR USING FIT-NESS TRACKERSHazare suggests the following:It’s very impor tant to understandthat these devices are a one waycommunication. Although theypresent us with information dis-played on their screen, they donot have the capacity to answerour questions. Fitness trackersask us to feed in basic physicalattributes like height, weight, gen-der and age. However, they don’tconsider the mental and physicalcondition of the user. The exter-nal environment (weather, pollu-tion) of the user is also ignored.Any info displayed by a fitnesstracker is data, and every datamust be analysed only by an ex-per t. So refrain from obsessingover it. Get a fitness exper t to helpyou understand your fitness lev-els and use the data to achieveyour goals.

What should you prioritise — diet or exercise? That seems tobe the eternal question that haunts many wanting to knock offtheir extra kilos. Well, some health researchers seem to havefound the answer. A recent study suggests that diet is far moreimpor tant than physical activity. Read on to know more...THE STUDYCNN repor ted that the reason behind this is exercising increasesthe appetite, especially with prolonged endurance exercises orweight lifting, that can ultimately sabotage the best of intentionsto lose weight. About 10 per cent of our calories are burned digest-ing the food we eat and roughly 10 per cent to 30 per cent are lostthrough physical activity, the study said. “It could not be more true. What you omit from your diet is so much more important thanhow much you exercise,” says nutritionist Lisa Drayer.EXPERT SPEAKDiet is more impor tant than exercise to lose weight, agreesShalini Bhargava, director — JG’s Fitness Centre. There has tobe a calorie deficit in order to shed the pounds, which is easierto obtain by restricting the number of calories consumed. Most ofus consume more calories than required by our bodies. “An hour ofexercise will burn calories, give an after burn, keep the metabolismhigh so that you continue burning calories post-exercise sessionstoo. However, there is an upper limit to that unless you go berserkand start exer ting like a maniac, which may result in injuries. It ismuch easier to cut calories than to burn calories,” she reasons.70/30 RULE OF DIET AND EXERCISEMany articles online peg diet at 70 per cent and exercise at 30 percent effor ts when it comes to losing weight. Shalini believesthis is a good ratio, but adds that depending on the person, gender, age, medical conditions, it can be altered to 80/20also. Leena Mogre, director, Leena Mogre’s Fitness, says,“This 70/30 rule of diet vs exercise is not modern day sci-ence. It’s been there for years, something which I’ve beentelling my clients for three decades.”DON’T PUSH EXERCISE ON THE BACK BURNERLeena agrees that diet is more impor tant when it comes tolosing weight, however, she points out that if one doesn’twork out, there will be a loss of lean muscle tissue, whichincrease Basal Metabolic Rate (BMR). One will lose weight for thetime being, but in the long run, this eventually will result in fat per-centage going up. If you only rely on dieting for weight loss, youwon’t get a toned, fit look for which exercise comes into play. The 30 per cent of exercise is equal to 70 per cent of dietingbecause it takes a lot of effor t to work out.GO BEYOND DIET AND EXERCISE“The 70/30 rule is a traditional approach, whereas the newapproach would be 60 per cent, diet 20 per cent exercise and 20per cent commitment to fitness and health,” opines nutritionist,Karishma Chawla. Eating habits, exercise, stress management, spiritual health, career, relationships, sunshine and a positiveself image make up the circle of fitness and missing out on anyof these would hamper growth.

Understanding lifestyle changesWhat if I could prescribe a pill that could help you loseweight and stay fit permanently? And what if researchshowed this pill is effective. On top of that, it also preventsand treats high blood pressure, diabetes, high cholesterol, heart disease, even depression and dementia. And as amatter of fact, it’s only side effects are improved sleep, increased energy, and enhanced skin health. Actually, thispower ful medicine exists. It’s real and readily availablefor everyone. It’s called lifestyle change. Trust me, it workswell, amazingly well. So what exactly is a lifestyle change?Lifestyle change is not a diet or a fitness fad that lasts fora while. It is a real change that involves so much morethan food and exercise. It emphasises nutrition and exer-cise, as one would expect, but it also addresses psycho-logical factors like everyday habits, emotions, loneliness, isolation, depression, and anger. Why? Because a lot ofour “bad” behaviours such as eating sugary foods, eatingcomfor t foods, food addictions and overeating are actuallyour attempts to self-medicate emotional pain. Here are theessential steps for making a healthy lifestyle change.Identify Your PrioritiesThe first thing to do is to identify your priorities. Make awritten list of what is impor tant to you (e.g, family, work, health, etc). Then, organise these items in order of impor-tance. Typically, the things you spend the most time doing are thethings that are most important to you. For instance, do you spendmore time each week surfing the internet than you do exer -cising or preparing healthy meals for yourself?Make CommitmentsAt least now, having done this little exercise, you are moreaware of your priorities then you were before. If this causesyou to want to change your priorities, this is an impor tantstep toward making a healthy lifestyle change. People of-ten say, “My problem is not about priorities, it is lack ofcommitment.” So what’s the difference? Without gettinginto semantics, we come back to the real question: Areyou spending the most time on the things that are mostimportant to you? If you doubt that your behaviour is notreflecting your priorities, then ask yourself why you thinkyou are more committed to something that is not impor tantto you. Does that make sense?Know Your Why?If you don’t know why you want to change, you are morelikely to lose your motivation at some point to stay oncourse. In fact, not knowing your “why” is the single mostcommon reason for failing to reach one’s goal. Your “why”is the real reason underneath your stated reason for chang-ing. It is your game changer.Make the DecisionProbably the most overlooked and most difficult step inmaking a change is making the decision to change. Every-one has within oneself the power to change. Though, giventhe variety of circumstances, it is more difficult for someto change than others, we all have the power. Often, thedifference between someone who succeeds and someonewho does not, is not circumstantial. The successful per-son made the decision to succeed.

ESTATE PLANNING- A PLAN FOR FUTUREThe popular belief is that only wealthy families need estate planning, but the reality is quite different. Any person overlegal age should have estate planning in order to maximize the value of property lef t as an inheritance, no matter themonetary value of the proper ty at the present time. Whether you are single, married, living together, immigrants, retired, rich or middle class, everyone can benefit from estate planning. How you can minimize taxes at DeathTAX PLANNINGPaying taxes is an inevitable obligation, even at death. However, it's possible to set up taxation strategies that willminimize the final tax bill.Have you foreseen/provided for how your heirs are going to pay your tax bill upon your death?1 Establish the bequest of assets to the spouse (married or common law)" Assets can be transferred without tax consequences, thanks to the rollover of assets to the spouse(deemed disposition by the deceased, at the adjusted cost base. This transfer postpones the payment of taxes to thetime when the spouse sells these assets or dies." RRSPs and RRIFs can also be transferred to the spouse without taxation." A TFSA transferred to a spouse is added to the spouse's TFSA.2 Don't liquidate the estate too soon" During the first 36 months after death, the estate benefits from a progressive tax rate, like that for individuals, which allow the income to be splitthereby reducing the taxes payable. After the first 36 months, the applicable tax rate becomes the maximum marginal rate." Income-generating assets are best (rental property, shares, etc.) for the estate during this period in order to benefit from a progressive rate ratherthan taxing the income received by heirs." If the value of the estate is high enough estate administration fees are generally offset by the taxation savings. This strategy lets you plan themanagement of capital and issue instructions for its use (practical for minor children).3 Choose beneficiaries wisely" If you want to designate someone in addition to their spouse as beneficiary, they should be aware of the fact that taxation could diminish theinheritance." They can however minimize the tax payable by assigning to their spouse the assets whose values have appreciated the most." They are thus free to transfer to the beneficiaries of their choice other assets with low or no capital gains, such as GICs and money market funds.TAXATION AT DEATHHeirs" Spouse Children and others" Primary residence None None" Secondary residence (cottage) None* Capital gain or loss" Life insurance benefits None None" Non-registered investments None* Capital gain or loss" (depends on the type of investment)" Registered investments None* Added to income of the deceased taxpayer" Office or rental property None* Recovery of amortization and capital gain or loss*Rollover to spouse4 Make a charitable donationWhat planned donations can do to you in terms of tax planning strategies?Governments increasingly encourage donations to charitable organizations by granting significant tax advantages in the form of tax credits for individuals.Would you like to make a charitable donation to a foundation, but don't think you have the means to do so?Planned giving through life insurance is beneficial because the organization that you want to help normally receives much more than the amount that youspent (on the premiums). This strategy enhances the donation amount. According to the type of donation, the tax advantages materialize either at the time ofthe donation or upon the death of the donor. Here are two ways to make a donation using life insurance contracts:By designating beneficiaries" The donor (subscriber) purchases a life insurance policy." › The donor names the charitable organization(s) of his choice as beneficiaries." The donor maintains ownership of the policy during his lifetime and may change its beneficiaries." The donor has access to the surrender values." The donation of the death benefit is specified in the policy." The insurance amount is not par t of the estate." The donor's estate is entitled to a receipt for a charitable donation whose limit is 100% of the net income1 of the current year or that preceding the death." The donor therefore cannot benefit from tax credits during his lifetime.By assigning a new contract or an existing contract" The donor purchases a life insurance policy." After issue, the donor assigns the contract to the registered charitable organization of his choice." For every premium paid, the donor receives a tax credit." Upon death, the organization receives the life insurance benefit, but there's no tax relief for the estate." It's also possible to assign an existing contract. In this case, the donor is entitled to income tax credits for each premium paid from the time thedonation is made." Quick payment with paid-up insurance is possible.

HOW TO LAYER UP WITH JACKETS THIS SUMMERThey are smar t, chic and definitely a piece of clothing your summer wardrobe needs. We are talking about layering up with cooljackets this season. Well, layering up in summers does seem odd, especially when it is a winter choice. However, there are a variety of cool options whenit comes to choosing the right jacket to beat the heat. “We feel it [layering] does hold a great value in terms of style. But in terms of comfort, one should focuson the textures of the clothes. Wearing light linen or cotton material for layering is apt as they are thin and let your body breathe. Layers of organza on dressesand trousers add a sense of romance,” says fashion designer Sweta Tantia of Tahweave.COOL COTTONActor Karisma Kapoor looks chic in this white cotton silk flower jamdani pleated dress with French knot embroidered pockets. Whatcaught our attention was the green with off-white, yellow and brown stripes cowl over layer with drawstrings. “It’s a single ply cottonover layer, which is very easy to carr y and can be accessorised with anything which makes any outfit looks dressier. An over layercan be paired up with a pant, dress by making it totally summer ready,” says fashion designer Sweta Tantia.FLOWER POWERNothing beats a bold floral motif and this sunflower motif is one happy summer jacket you can opt for. “The jacket is inspired from‘kediyo’, the traditional wear of Gujarat and also includes some bold handloom prints and a sunflower which is machine embroidered,”says fashion designer Vina Ahuja of Akashi.CHECK IT OUTKeeping it casual and chic is actor Ananya Panday who rocks this print-on-print jacket and shorts by Only. What makes this an ideal summer wear is that thechequered jacket can pass off as a formal and casual wear at the same time. Team it with a pair of trousers and you are ready to go.
