Track Record & Delivery

Here at White Rose Office Park we understand the needs of a call centre tenant. It is easier to operate from a large flat floor plate with a mezzanine watch tower area. Your accommodation is key to your businesses working environment and we will create a building that is both green, cost effective to run and comfortable for your many staff.

Munroe K engaged with an existing occupier to plan and implement the seamless delivery of workplace accommodation for nearly 3000 employees here at White Rose Office Park. The tenant currently occupied a large proportion of their building, albeit they were split into several different Suites around the building. Upon further Suites becoming vacant it became possible to consolidate their demise and for them to expand into the remainder of ground and first floors of the front wing of the Arlington Business Centre building.

Whilst operation on site is 24 hour for this tenant, the least busy times of the day (evenings and weekends) were used for staff relocations between phases. During these times Munroe K’s main contractor worked closely with their infrastructure and IT fit-out team to carefully decommission and commission IT services. Barriers were carefully constructed between live office and construction site areas and any unavoidably noisy site operations were similarly managed to the least busy times of the day or week.

The on-site security at White Rose Office Park worked closely with the main contractor controlling access for construction operatives and assisted also with temporary arrangements as required by them to keep their employees freely and safely moving around the site during the various phases of construction. The success of the overall refurbishment project can be gauged by the quality of workspace that the tenant happily enjoys today.

Taking over this vacant space allowed sufficient churn to take place on site to enable them to remain fully operational 24/7 throughout the entire construction process. As the works progressed towards completion they were then able to increase the total number of employees on site due both to the additional space taken and as a result of spatial efficiencies delivered by the re-organisation and refurbishment works.

Their project team masterminded the strategy for departmental adjacencies and space planning standards required for their operatives. After being co-ordinated with their branding department these conceptual studies were then handed to the Munroe K team to work up in detail and then implement on site. The tenant worked closely with Munroe K during all phases of this contract which saw twelve sets of Suites refurbished and reconfigured to create the accommodation that can be seen on site today. Core and breakout facilities were relocated and upgraded in line with their occupation densities together with the provision of all of the training and meeting rooms.

A ‘BREEAM 2011 Very Good’ target rating is required for the refurbishment, setting a best practice level for sustainability with low energy design at the centre of the proposals.

A BREEAM pre-assessment has been carried out demonstrating how a ‘BREEAM 2011’ rating against ‘BREEAM 2008’ Offices can be achieved.

Further review with the design team and client would be required during feasibility stage to aim to meet a score of around 61%.

GENERAL APPROACHUpgrading the existing thermal envelope is critical to increasing the efficiency of the building and to address air tightness where a large proportion of heat and cool air can be wasted.

Our proposals indicate the replacement of the external façade with additional insulation added to the roof. U values are proposed as being in line with new build construction, of around 40% improvement on the minimum requirement for building regulations.

Our approach to low energy design addresses a number of aspects;

• Incorporating and review potential passive measures to reduce energy use in both new and existing building elements

• Review of existing services to maximise efficiency where possible

• Incorporate low and zero carbon technologies to further reduce energy use

A minimum daylight factor of 2% will be targeted for both elements to improve the quality of the internal spaces and reduce reliance on artificial lighting.

A number of north facing rooflights will bring even daylight throughout the building and particularly to the centre of the building. Combined with louvers these will enable a natural ventilation strategy to be used in non-heating months, creating a stack effect to draw air through the building.

Glazing has been increased to the perimeter of the building with high level curtain walling to increase daylight penetration into the building. Automated louvers will form part of the glazing system to enable ventilation and night cooling to operate securely.

The proposed ventilation system is mixed mode, using a combination of both natural ventilation and mechanical ventilation.

Mechanical ventilation will assist in providing fresh air and increase air volume. This will also provide the most efficient system in winter when heat recovery can be utilised.

Although the existing building will retain a ceiling void to contain ventilation ductwork, the new build element can incorporate a raised access floor to utilise displacement ventilation, a more energy efficient method of ventilating a building.

A review of the existing services will be required to establish which elements will require replacement or upgrading to provide maximum energy efficiency. As a minimum, lighting should be upgraded to include low energy fittings with daylight and movement sensors as appropriate.

Life cycle analysis can provide a useful tool to inform which energy saving measures are most effective in the long term.

Cooling will be minimised through the use of passive strategies, such as utilising thermal mass and night cooling. This will be possible in the new extension where an in situ exposed concrete frame and soffit is proposed. Chilled beams can also be used to provide active cooling when required.

Vertical solar shading will be used to minimise solar gains to the south east and south west elevations. Further modelling will be used to maximise its effect without having an adverse impact on daylighting levels. Deciduous trees can also assist, providing shade to low level sun in warmer months, yet allowing daylight and solar warmth to penetrate the building in winter months.

A review of potential technologies will be carried out as the project progresses to reduce carbon emissions and energy use, taking benefits such as the Governments Feed in Tariff and Renewable Heat Incentive into consideration. Photovoltaic panels and ground source heat pumps appear to be the most appropriate technologies for the site.

Photovoltaic panels are positioned at an optimum angle to the SE side of the rooflights to generate electricity. Ground source heat pumps could also be incorporated into the new build element to both heat and cool the building. These two elements could provide a figure of around 10 -15% carbon reduction.

Although the site is very tight with limited landscaping opportunities ecology should be addressed in order to assist in meeting a BREEAM Excellent target and to enhance the site.

To meet BREEAM requirements an Ecologist will be required to carry out a Phase 1 Habitat survey to establish the ecological status of the site and to recommend appropriate measures for enhancing biodiversity, despite the likely verdict that the site is of low ecological value.

A green roof with a range of appropriate plant species including sedum, herbaceous, succulent and moss species can provide a significant increase in ecological value and encourage biodiversity. The roof will also assist with rainwater attenuation and assist in reducing the heat island effect, particularly relevant in a large area of car parking and flat roofs.

Other trees and soft landscaping can also contribute to ecological value as well as providing shade and softening the immediate area to the building.

Permeable paving will be incorporated to improve rainwater attenuation with the aim to meeting an additional credit in BREEAM to reduce rainwater runoff. In addition rainwater harvesting could be considered although with low water use sanitaryware and a green roof it is likely to have limited value compared to other sustainable measures.

We organise regular meetings, provide a pump and water station, undercover bike racks and a bike buddy travel package free of charge to all out tenants.
