The City of Meadville is located in Northwest Pennsylvania, home of the county seat in Crawford County. It has a population of 13,000 and is situated in Vernon Township, the fastest growing township in the county. It is located east of I-79 connecting Charleston, West Virginia to Pittsburgh, Pennsylvania, and continuing north to Erie, Pennsylvania. The Pymatuning State Park system, the Erie National Wildlife Refuge, and Allegheny College are also located in the immediate area.

Allegheny College is a private liberal arts college with an enrollment of close to 1,800 students. Founded in 1815, it is an NCAA Division III school for sports. Recently the Wall Street Journal/Times Higher US College Ranking ranked it as number 60 among liberal arts colleges in the nation and in the top 20% overall among colleges and universities in their survey of 800 institutions.

Meadville has been known for decades as the “Tool and Die” capital of the world, and home to the highest concentration of such businesses in the nation. Channellock Tool employs 500 employees in 200,000 SF of space in Meadville. The Ainsworth Pet Nutrition company with 400 employees was recently acquired by JM Smucker. It produces Dad’s dog food and Rachel Ray Nutrish dog and cat foods.

Whispering Pines Golf Course is an 18-hole golf course (par 72, 6000+ yards) located in Meadville, Pennsylvania, in Vernon Township. The course is just 1.5 miles west of I-79 and 40 miles south of Erie, 90 miles north of Pittsburgh, and 90 miles east of Cleveland. There are 4 hotels within 1 mile of the business, some offering both golf and snow tubing packages with the course. The property consists of and includes the 3,200 SF clubhouse with pro shop, Coach’s Bar & Grill area with fireplace, office, small kitchen, walk-in cooler with separate freezer and restrooms. The 2,400 SF banquet facility has a 1,120 SF covered patio overlooking the 18th green. It seats 140 people with a small bar area, corner wood burner, walk-in cooler and restrooms. Whispering Pines has a full restaurant liquor license associated with it’s food and beverage operation.

The maintenance area (1,176 SF) is attached to the banquet facility. A separate golf cart barn holds 30 electric golf carts with hanging electrical chargers, drive-thru overhead doors, special water treatment system for batteries, and outside hose connections for pressure washing the golf carts.

There are three separate ponds used for irrigation for both the course in the summer and for making snow in the winter. Hole #4 on Whispering Pines is utilized as a snow tubing resort called AvalancheXpress since 2002. It is a 1000’ long hill that contains 4-6 snow tubing lanes which are also lighted for night tubing. A vinyl canopy building 24’ x 36’ houses the tubes and serves as a storage building for the snow making equipment in the summertime. A detailed inventory of all the equipment that is included is available.

There is also a rental house adjacent to the property which is included in the sale. It sits on a one acre parcel and has its own well and septic system. Public water is ¼ mile from the course with sewers approximately 300’ away. The surrounding area consists of single-family homes, farmland, the regional airport and Laurel Technical Institute.
