    THE industrial anddistribution sector willprove to be the mainstayof the Worcestershirecommercial property

    market in 2011 as localmanufacturing firms seek newpremises and distribution firmscontinue to recognise thelocational and demographicbenefits of the M5 and A38corridors.

    So predicts John Dillon,managing director of the

    Bromsgrove- based propertyconsultancy JP Dillon CommercialProperty Consultants.

    He said: The office market inand around Worcestershire willalso continue to improve butindustrial and distributionproperty will undoubtedly offer thebest opportunity for landlords andinvestors, certainly for the first six

    months of the new year. There is ageneral shortage of smallerindustrial units throughout thecounty, especially aroundBromsgrove. This is due to its closeproximity to both the M5 and M42

    where a micro-market is boostingfreehold prices by as much asbetween 25 and 50 per cent for new,readily available premises.

    The same is true on a countywidebasis for larger industrial anddistribution sites. This generalshortage of ready-to-go sites andthe lack of second-hand stock willsee industrial and distributionrents and freehold values climbsteadily in 2011, providing anopportunity for landlords anddevelopers who can quickly bring

    the right sites and stock to marketto meet the demand.

    The JP Dillon consultancy iscurrently marketing 49 acres atNorton Parkway close to junctionseven of the M5 on the outskirts ofWorcester.

    It will help meet some of thisdemand but JP Dillon is keen touse its local knowledge to help

    landlords and developers bringtheir sites to market promptly.

    According to Mr Dillon, the officemarket will continue to pick up in2011. He said: There were anencouraging number of deals, bothlettings and freeholds, on officeunits of between 2,000 and 6,000sq ft in the final quarter of 2010.
