What is it about buying a new house or condo that appeals to so manypeople? Is it that new-home smell? Shiny new appliances you can seeyour reflection in? The decreased likelihood of there being a scary oldghost living in the closet?Whatever the reasons, Canadians pay quite a premium for a brand-newhome. Which these days ? given that 80 per cent of all new residentialunits in Canada are condos ? means a brand-new condo.According to Urbanation, a new condo in Toronto cost an average of $779per square foot in the first quar ter of this year, having surged some 50 percent since 2016. Meanwhile, a resale condo cost $683 per square foot,making new condos 14 per cent more expensive.In Vancouver, Statistics Canada data shows condos built in 2016 and2017 are 9.4 per cent more expensive, per square foot, than those builtjust before that, in 2011 and 2015.And these days, that new condo comes with some risk, too. With themarket having seen a massive upswing in prices followed by a slow-down, many condo projects are now being cancelled ? some for a lack ofdemand, and some because construction costs have soared since the

project was launched. According to new data from Altus Group, inVancouver, one out of every five condo units that developers filed forapproval in 2016 have been abandoned by the developer.In Vancouver, Statistics Canada data shows condos built in 2016 and2017 are 9.4 per cent more expensive, per square foot, than those builtjust before that, in 2011 and 2015.And these days, that new condo comes with some risk, too. Canadian dealers and automakers could face some tough choices ifthe Canadian dollar continues to fall against its U.S. counterpar t, in-dustry exper ts say.With 70-80 per cent of vehicles sold in Canada coming from outsidethe country — mainly from the United States but also from Europe andAsia — an unfavourable exchange rate becomes a critical factor intheir cost. “There’s no doubt the value of the dollar does affect pricingin Canada,” said Dennis DesRosiers, president of DesRosiers Auto-motive Consultants in Richmond Hill, Ont.The only remaining question is who pays: the automaker, the dealeror the consumer?If the automaker passes the price increase along to the consumer, itrisks losing market share. If it swallows the higher cost, that hur ts itsprofit margin, DesRosiers said.The loonie slumped to a near four-month low of US74.04 in April afterthe Bank of Canada said economic growth this year would be slowerthan expected and held its trendsetting interest rate at 1.75 per cent.Thursday, the loonie closed at US74.19.

Depression may spread through social networksDepression and other mental healthproblems can spread through socialnetworks, up to “three degrees ofseparation” or a friend of a friend of afriend, scientists warn.In a hyperconnected world, traditionalsocial networks - face-to-face con-tacts of daily life - are unravelling withthe loss of social supports, said re-searchers at the Flinders Universityin Australia.This is associated with increasing‘deaths of despair’ related to alcohol,opiate overdose and suicide becom-ing more prevalent than ever, ac-cording to an article published in TheLancet journal.“Despair and distress can spreadthrough social networks,” said Pro-fessor Tarun Bastiampillai, from theFlinders University College of Medi-cine and Public Health.

“The major implication is that insteadof only resorting to medication, orindividual psychological treatment,clinicians should also look to imme-diate social networks and wider so-cial context including the influencesof friends and family and wellbeingat work,” Bastiampillai said.The emotional experiences of this clus-tered social network of up to 150 people-- the traditional size of a village in thepast -- means ‘friends of friends of

friends’ can have a negative or posi-tive effect on us, he said.Clinicians may need to look beyondan individual’s psychology and lookat the individual’s wider social net-work and the negative or positiveimpacts it has, according to research-ers.
