The four phases of the loan origination process are 1.Application2.Loan Processing3.Underwriting4.Closing

During the Closing phase, all necessary loan documents are signed and recorded and the property title is passed from seller to buyer. Documents compiled for the closing package include: •A promissory note giving the lender the right to expect repayment. •A mortgage or deed of trust establishing the property as collateral in the event the loan goes into default.

The mortgage or deed of trust is sometimes called a Security Instrument. A Security Instrument is a document accompanying the promissory note pledging the property as collateral for the loan. The closing package establishes a first lien position on the property creating an enforceable debt.
