Sometimes it feels that thecollec-tivecarmakersarebuildingacarfor every person. New models,filling niches, updating a range,they just keep on coming. Obvi-ously this is quite enjoyablewhen you’re a motoring journal-ist, but it also means that youhavetogetyourheadaroundcarslike the Audi A3 Cabriolet.
“Cabriolet” is a fancy foreignword – I suspect French – defininga vehiclewith retractable roof. Con-vertible, if you like. As part of theirever-diversifiedA3 range, this is es-sentially a scalped A3 2-door hatch-backwithasmallerbootandanelec-trically-operated, extremely im-pressive soft top.“Still – impressive as it may be –
whywould anybody buy anA3 Cab-rio?” we discussed while cruisingthrough Somerset West after darkwith the top down. Surely it justcompetes with its in-house matesGolf and TT Convertible, both ofwhicharemoreestablishedordesir-able?As we dismissed folding hard-top
andmoreexpensiverivals like370Z,Z4 and SLK, a few things dawned onus. The Audi TT only has two seats(thisA3Cabriohasfour)andthetop-less Golf is still based on a previousgenerationmodel; same goes for theBMW 1-Series. The only rival is thenew Mini Convertible.At this point our critical confu-
sion ended because like a toplessMini, the A3 Cabriolet is almost de-void of purpose or practicality butfloods the scales for coolnessandde-

“Keeping the kids safe and entertained isan important part of the trip,” says Les McMaster, chairman of the Motor IndustryWorkshop Association (MIWA).
He says it is essential when travelling withyoung children to ensure that car seats areproperly secured. Statistics show that up to70% of car seats are incorrectly installed. Par-ents must also ensure that the seat is the age-appropriate size and kids who are big enoughto use the normal seat belts are buckled in atall times.
“Children, especially toddlers, get fidgetywhen sitting still for more than two hours. Itis important to stop at regular intervals togive everyone a chance to stretch their legsandrefuel for thenext leg.Trytopickpit-stopswith fun activities for children such as junglegyms. This gives kids a chance to work offsome energy without distracting mom or dadwhile they drive!”
Making sure the car is in tip top conditionahead of the drive also needs to be a priority.Mc Master recommends looking out for pre-holiday safety check specials often offered byworkshops ahead of the holiday season.
“Don’t leave the service until the last minuteas you may need new parts that need to beordered and could take a few days.”
He also reminds drivers that every carshould contain a breakdown kit with a flash-light in the event of an accident or breakdownafter dark, and a fully charged phone for com-munication during emergencies.

• Pack snacks in the car to reduce theamount of hours wasted at often crowdedroadside restaurants along the way. Juiceboxes, cereal bars and the South African fa-vourite, biltong, are always a good idea forhungry little people.
• Pack lots of water to prevent dehydration,andwet-wipestocleanstickyhandsandspills.
• Revisit the traditional car games of 21Questions, Eye Spy and or NumberplateCricket.
• If these don’t appeal, smartphones and tab-lets are loaded with games to appeal to a rangeof ages, and with the increase in educationalgames, could even teach your child a new skillby the time you reach your destination.
• Audio-books are also a great idea. Makesure to pick something that appeals to thewhole family.

Buyers and sellers to curb thespread of alien vegetationBuyers and sellers should takenote of therecent Government Regulations issuedon1August in termsof theNationalEnvi-ronmentalManagementBiodiversityAct10 of 2004.
Barry Fourie, national trainingmanager at the Rawson Property Group,said these regulations are aimed at curb-ingthespreadofalienvegetationinSouthAfrica.
The regulations stipulate that whenthere is a change of ownership, the sellermust disclose to the purchaser (in writ-ing) prior to the conclusion of a sale,whether there are alien and invasive spe-cies on the property.
The purchaser also has an obligation,however, as soon as he becomes the newowner, toobtainapermit inhisownnamefor any alien plant species on hisproperty.
Fourie said buyers are thereforeadvised to enquire specifically about thepossible presence of alien vegetation onthe property they intend tomake an offerto purchase on.
Furthermore,hesaid, anyreputablees-
tateagentwill ensure thathegetsasignedseller’s disclosure document on the prop-erty that he has listed, fully addressingthis issue.
“Buyers, sellers and estate agents arecertainly not expected, nor do I believeit was the intention of the regulations, tobe experts in all types of plant species.
“But, if the seller is aware of alienplants being on his property, he is nowobliged by law to declare this to any pro-spective buyer. Buyers, for their part, al-so have a duty to inspect any property onwhich they are contemplatingmaking anoffer to see if it has any alien plants orindeed any other contentious issues.”
Should the property have invasiveplant species and the seller declaresthese, thebuyer couldmake it a conditionof the sale that the invasive plants be re-moved by the seller before transfer of theproperty can go through.
Fourie concluded that buyers andsellers should contact a reputable estateagent or conveyancing attorney if theyfind they need further information or ad-vice on this issue.
The Port Jackson is a tenacious invasive alien plant species in the Western Cape.

lords who rent their properties out?There is theobviousriskof tenants
not paying their rent – or not payingon time. In terms of the Consumer
Protection Act a tenant, whilst latewith their rent, will not be deemed tobe in breach of their lease until theyareoverdueby20workingdays.Thisputs significant pressure on land-lords who, in many instances, needto allow for a bond and insurance in-stalment being deducted from theirbank account.In addition to this, there is the risk
of damage to their property, and thenon-payment of themunicipal utilityaccounts by the tenant. In short, thelandlord is very exposed in this proc-ess.The only way to offer protection to
the landlord is to obtain rental depos-its from the tenants. But are these de-
posits sufficient?The current reality is that a land-
lordwouldneedtotakethreemonths’rental as a deposit to be adequatelyprotected.Andeven then, there is thepossibility that legal fees would evenexceed this.Formost tenants, paying a deposit
equal to three months rental wouldnot be possible. The result is thatlandlords have to settle for lower de-positsinordertosecureatenant–butthe landlord is still exposed.The good news is that there are
products in the marketplace that of-fer the landlord the protection theyneedat a cost that’s affordable for thetenant. For example, there is adepos-
it guarantee product thatguarantees an amountequal to three times therental. For aqualifying ten-ant of a property renting atR10 000 per month, theywould pay R2 235 per an-num instead of a deposit ofR30 000. The landlord hassufficient protection andthe tenant is not burdenedby having to find a depositofR30 000 inaddition to thefirst months’ rent.For an additional nomi-
nal feeofR315ayear (using theaboveexample), which the landlord pays,the guarantee can be used to cover
late rental. So, if therent isn’t paid by thedue date the guaran-teewill pay the land-lord the rent andthen recover it fromthe tenant.For an additional
R305 per annum,landlords can alsohaveuptoR30 000 le-gal cover. This redu-ces landlord risk sig-nificantly. Innova-tiveproductssuchas
