DirectionsLeave the M90 at Junction 4 and travel west on the B914 for about 1.74 miles. At the junction with the B915, bear right signposted Saline and Dollar. The entrance to Deanhead is about 0.7 of a mile on the right. Follow the track to the top and bear right to the entrance for Deanhead Steading.

SituationDeanhead Steading is in a lovely rural setting surrounded by open countryside and backs onto Blairadam Forest where there is extensive off-road hacking. Surrounding the property is an area of outstanding countryside which is home to an array of wildlife and presents a fine choice for the outdoor enthusiast. Walking, cycling and riding are all readily available and there are several golf courses within comfortable driving distance. Shooting and fishing may be enjoyed locally.

The location is very central and convenient for all the major cities of central Scotland. The M90 is in close proximity giving easy access to the north as well as Edinburgh via the Queensferry Crossing. Edinburgh Airport is about 20 miles away. The Kincardine Bridge to the south west gives motorway access to Stirling and Glasgow. Perth and Gleneagles are also within easy reach.

All services and amenities are on hand in the town of Dunfermline just six miles away. Kinross to the north also offers a good mix of shops and facilities, with Saline and Cleish also close by. There are several primary and secondary schools in the area with private schooling available nearby at Dollar Academy and a number of schools in the Edinburgh area including Fettes College and Edinburgh Academy. Strathallan, Kilgraston and Craigclowan are also all within comfortable distance. There are railway stations in Cowdenbeath, Inverkeithing and Dunfermline. There are park and ride facilities at Halbeath and also at Inverkeithing, both with services to Edinburgh, the airport and Glasgow.

DescriptionDeanhead Steading is a registered small holding with equestrian and livery facilities including stables, an arena and about 22 acres in all. It was purchased by our clients in 2002 when it was a derelict steading/barn dating from the late the1800s. Later a large extension was added, built to a high standard. This now forms the additional guest accommodation making it ideal for a dependent relative, guest accommodation or for potential income from holiday letting.

AccommodationA hardwood timber door opens into an entrance vestibule which has a tiled floor. Here there is a large cupboard for coats and boots and to the side is a utility room with a tiled floor, base unit with an inset stainless-steel sink with mixer tap. The oil-fired boiler is located here and there are coat hooks and a window to the front.

The sitting/dining room has a vaulted ceiling with exposed roof joists and a feature stone wall. There are three windows to the rear and to the front is a cart arch window and an external door to the cobbled courtyard. The focal log burning stove is at one end of the room and there is ample room for a dining table and chairs at the opposite end.

Kitchen has a glazed door from the hallway. It is fitted with base and wall mounted units with woodblock worktops and there is a small breakfast bar, an integrating dishwasher, fridge freezer and an inset Belling range cooker with a hood above and tiled splashbacks. The inset Belfast-style sink has a mixer tap. Glazed double doors with side screens open to an enclosed garden to the rear.

Our clients had been granted Consent (now lapsed) to extend the kitchen into the adjacent office and to form a large oak framed sunroom out into the south garden.

Opposite the office is the family bathroom which has a white suite comprising WC, wash basin and free-standing roll top bath with claw feet and a mixer tap shower. There is a further corner shower with screening and full tiling, a tiled floor, a towel radiator, timber lining to dado height and a window to the courtyard.

To complete this section of the house there are two bedrooms, one is a small double room with a window to the rear. The second bedroom has an en suite shower room comprising WC, wash basin and shower with screening and tiling with natural light from a sun tunnel. There are an additional two storage cupboards in the hall.

From the hall is an integral link door to the guest area. The inner hall has an oak floor and a cart arch window overlooking the courtyard.

The guest area has two further double bedrooms and there is a large shower room with a white suite comprising WC, wash basin and a corner ‘steam room’ shower cubicle which has an integrated sound system. There is a towel radiator and a window to the rear.

The guest sitting room is a particularly attractive room with a vaulted ceiling and exposed roof trusses, corner log burning stove, oak floor and a cart arch window which encloses French doors to the front garden. It is in open plan with a kitchenette area which has base and wall mounted units, worktops, an inset corner sink with mixer tap, electric oven, gas hob and over hood and tiled splashback. A hardwood door opens through to a garden room which has a dwarf wall with surrounding double-glazed windows and French doors to the garden.

From the sitting room is a pine staircase giving access to an upper mezzanine room which could be used as a studio, games room or a further en suite bedroom. The room has an oak floor and a large window with elevated views extending out over the Firth of Forth to the road and rail bridges. The en suite bathroom comprises WC, wash basin, free standing roll top bath with claw feet and a mixer tap shower attachment, towel radiator and a cupboard where the hot water cylinder is located. A Velux window provides natural light.

Garden groundsThere are a number of hard landscaped areas which are gravel chipped and provide seating areas which are typically enclosed with timber fencing. To the front is a stone dyke wall which partially provides the boundary to a lawned area and a small cobbled courtyard. This area then opens to the main courtyard, outbuildings, arena, paddock and fields.

The CourtyardThe courtyard provides parking for cars, commercial vehicles and horse boxes and trailers. The stable block, outbuildings and arena are all accessed from here.

Area and stables The arena measures 47m x 21.5m and has an all-weather surface carpet felt, timber fencing, a gate and flood lighting.

The stable block measures 32m x 10m and houses nine stables, a foaling box, pony box, hay barn, tack room and feed room. There are a further two steel frame and timber stables, each about 14ft x 14ft with a hard standing and an old round pen which is in need of upgrading.

OfficeThere is a detached portacabin which is currently used as an office with a lean to garage with a single up and over door, and a timber shed with a felt roof, and a breeze block double garage with power and light.

FieldsThe fields of approximately 21.23 acres, are divided into four areas which are fully fenced with gates and accessed from a lane back to the courtyard and there is a water supply to each individual field. One field is 12.99 acres and the remaining approximately 8.24 acres are split into three section.

ServicesMains water and electricity with drainage to a shared septic tank. The property has oil fired central heating and log burning stoves in each of the sitting rooms.

Fixtures and fittingsThe integrated kitchen appliances, blinds and fitted flooring are included in the sale. By separate negotiation the tractor and garden machinery are being offered.
