A message claiming a man had been bru- tally stabbed at the mall spread rapidly, caus- ing a massive stir in the Helderberg. The message – which could be seen on Facebook, instant messaging services such as BBM and Whatsapp, and numerous emails – warned people not to use the underground parking at the mall because, it al- leged, a man had been at- tacked and stabbed there on Tuesday last week. But no attackers appear on the security footage. Chris le Roux, opera- tions manager at the mall, says staff became aware of the incident at about 23:30 on the day of the incident, after police arrived at the centre and brought the matter to their attention. Security footage shows a man arriving at the centre before 19:00. He can be seen walk- ing around the parking area for a while, be- fore going to sit in a corner near one of the booms. On the footage the man’s shadow can be seen projected against a wall. At 19:08 his arm can be seen moving in a stabbing motion to- ward his body several times. After a few minutes, the footage shows him struggling to get up, then falling over the rail- ing to the other side of the parking area, near the circle at the underground parking section. He was found there a few hours later. According to Le Roux, the man’s wife be- came worried because he’d been out of con- tact for some time. He’d apparently told her he was to have a meeting at the mall, but when she couldn’t get hold of her husband she went to search for him. She found his car parked at the mall, but he was nowhere to be found. She then went to the police, who approached the mall and alerted security. Personnel scanned the CCTV footage for signs of him, then rushed to find him still alive but bleeding from multiple stab wounds. “After carefully viewing all footage availa- ble to us, we could find no perpetrator relat- ing to the incident,” Le Roux says. “There was no other party involved, thus the wounds were self-in- flicted.” He says security did an excellent job in helping the police track the man down. “We sympathise with the family, and we wish the man a full recovery.” Provincial police spokesperson lieutenant colonel Andrè Traut confirms that a 48-year- old man from Somerset West was found in the underground parking area of Somerset Mall with multiple stab wounds. Traut says family members contacted the police when the man did not return home af- ter visiting the mall. Police are now investigating a case of as- sault with the intent to inflict grievous bodily harm. “We are not going to elaborate on any claims made regarding closed-circuit televi- sion footage, as the circumstances surround- ing the incident are being investigated by po- lice and not any other individual or security company,” he says.     AMID a firestorm of controversy around analleged attack at Somerset Mall,DistrictMailhas viewed security footage captured onTuesday 12 June that clearly shows a manstabbing himself.

    A message claiming a man had been bru-tally stabbedat themall spreadrapidly, caus-ing a massive stir in the Helderberg.

    The message which could be seen onFacebook, instant messaging services suchasBBMandWhatsapp,andnumerousemails warned people not to usethe underground parkingat the mall because, it al-leged, a man had been at-tacked and stabbed thereon Tuesday last week.

    But no attackers appearon the security footage.

    Chris le Roux, opera-tions manager at the mall,says staff became aware of the incident atabout 23:30 on the day of the incident, afterpolice arrived at the centre and brought thematter to their attention.

    PV pupil dies in collisionNIKITA SYLVESTER

    A CAR accident has claimed the life of yetanother Parel Vallei High School pupil.

    Friday 15 June marks not only the sad dayon which PV matriculant Hansjrg Masche (18)lost his life, but also the day before the one-yearanniversary of former PV pupil CourtneyMoores death.

    The 18-year-old Moore died in a car accidentlast year on Youth Day, 16 June.

    On Friday evening, Hans (as he was known)and friend Bradley Loubscher (also 18) were ontheir way to a party in Tableview.

    Hans, who had recently obtained his driverslicence, was driving his maroon and cream VWBeetle, which he and his father had been build-ing up for the past year.

    Loubscher says they were travelling on Ma-rine Drive, in convoy with a vehicle ahead ofthem, when the accident occurred.

    We got lost a few times and were usingGoogle Maps to get to our destination, he ex-plains.

    We got to an intersection, our friends in thecar ahead of us crossed the stop sign and, be-cause we did not did not want to lose them, wefollowed suit.

    That was when an oncoming truck collidedwith us head-on. We did not see the truck.

    Loubscher blacked out and doesnt remem-ber what happened next. He suffered concus-sion, swelling and bruising.

    He was taken to Milnerton Hospital for over-night observation and was discharged the nextday (Saturday).

    Hanss parents, Terri and Hans-WalterMasche, say they received a phone call at about21:30 that evening from a friend driving in thecar ahead of Hans.

    She informed them of the accident, and thatHans had been badly hurt.

    I was alone at home and didnt know whattodo, so IcalledmyeldestsonConrad,wholivesin Tableview, to go to the scene and help hisbrother, says Terri.

    By that time her husband had just got home,and they then rushed through to the scene withtheir youngest son, Sven (8).

    When I arrived at the scene of the accidentand saw what had happened, I phoned my par-ents to tell them to turn around and go home,says Conrad.

    Therewasnothing theycoulddoandIdidntwant them to see him like that. I told them notto worry and that I would take care of every-thing.

    Terri says that at that point Sven, who wassittinginthebackseat,askedherwhetherHanshad died. Yes, he has, she recalls saying, towhich Sven responded: Ill just pretend thathe is in Germany.

    Thinking back to what happened that night,Loubscher says the first few days after the acci-dent were the hardest.

    Now I just feel emotionally drained, hesays.

    TheWoodstockpolice,whoare investigatingthe circumstances surrounding the incident,say the driver of the truck did not sustain anyinjuries during the accident.

    Acaseof culpablehomicidehasbeenopened.

    ) A former Strand police reservist was found guilty on Thursday (14 June) of stealingsix bags of abalone, the discovery of which formed part of a larger police operation. Itis clear that Faizel Davids (41) planned to take the abalone, magistrate Nolundi Nyatisaid in her judgement. At the same time she was able to link captain C.T. Daniels, whoat that stage was also a member of the Strand police, to the incident. The court learnedthat during that time Daniels had received a final written warning because he failed tofollow correct procedures on the night of the incident.     IF I cant have him, I want to be like him andlive like he did, says Hans-Walter Masche, afather who saw his son as an inspiration to all.

    Hansjrg Masche (18) died in a car accidenton Friday evening, while on his way to a party.

    Hans-Walter and Terri Masche describetheir son as a dream child for any parent. Hewas down to earth, not full of nonsense, andhe lived life to the fullest.

    Many who knew Hans described him as avery helpful and friendly young man. He wasalways assisting other people first, puttingtheir needs before his own. He never saw badin anyone, he just accepted everyone for whothey were, says a tearful Hans-Walter.

    Terry says Hans was always working onsomethinghefoundtelevisionawasteof time.He was a practical person and spent most ofhis free time building things and working onhis cars.

    He was a qualified glider pilot, and fell inlove with flying at the age of 15. He also surfedas often as he could.

    On Tuesday morning Parel Vallei headmas-

    ter Ettienne Gouws addressed the school andinformed them of the accident.

    He said Hans had asked him to write a testi-monial for him, as he had applied to study me-chanical engineering in Germany. A few daysprior to the accident Hans learned that he hadbeen accepted for the course.

    Gouws says he did not know Hans very well,butheknewhimasarealgentleman.Heneverhadanegativewordtosayhewasalwayshelp-ful and handy. He was polite and humble andquite a community-orientated person.

    Pupils and teachers all knew Hans for thesignificant role he played at the schoolsclothing shop.

    One of Hanss best friends, Dylan Evans,planned a memorial paddle-out from Strandbeach for Hans on Tuesday afternoon, and thecelebration of his life was attended by manyfriends and family. Some of them went intothe water on surfboards, while others waitedon the beach with red and white helium bal-loons, which they released into the air.

    On the Facebook invitation to the paddle-out, Dylan wrote: Hans spent many wonder-ful memories in the water at Strand, and even

    just enjoyed sitting on the beach and enjoyingthe settingandambience.Hanswasa truly spe-cial man whom we all were blessed to know.

    Hanss friend Bradley Loubscher, who sur-vived the accident, says Hans was a straight-forward, honest guy who spent his last mo-ments laughing.

    Bradley wrote this message on Hanss Face-book wall: Its so difficult to think that youareactuallygone.Everythingseemssosurreal.I keepwaiting to seeyou, andwhenI rememberits a fresh hit to the stomach. You were thekindest,mosthonest person I everknew . . . youinfluenced my life so much, and for that I willalways remember you for as long as I live.

    A memorial service was held at Parel ValleiHigh School yesterday (Wednesday) afternoonto celebrate the life of Hansjrg Masche.

    Courtney remembered: Family and friends of the late Courtney Moore gathered at DamPark in Strand on Saturday afternoon, National Youth Day, to commemorate the young Stranddancers spirit. To live, love and dance is how many of her friends and family will rememberher, says Sum Lotter, her former dance teacher. Courtney, the eldest daughter of generalpractioner Dr Ralph Moore and Marlene Moore, died in a car accident on the N2 a yearto the day.     Marlene says two of Courtneys dancer friends from Pietermaritzburg released theirballoons there while two other friends that played in a rugby match in Stellenboschat the time of the service, arrived later and released their balloons. She saysthe song was chosen because of the last phrase, I think of you and Ill letit go. Marlene says, We did it for Courtney, but also for so many othersthat have lost a loved one.

    TWO men made off with an undis-closed amount of cash after robbingcash-in-transit guards at the BP pet-rol station inOldStellenboschRoad,Somerset West.

    On Monday morning at about08:00, two men were seen hangingaroundtheentrancetotheLinkzichtSuperette at the petrol station.

    Station manager John Afonsosays he was helping a customer atone of the petrol pumps shortly be-fore the robbery. As he walked awayfrom the pump he saw two menstanding at the shop and knew in-stinctively that something waswrong.

    At that time a cash-in-transit vanwas at the petrol station, and two se-curity guards were collecting theweekends money from the shopsdrop-safe. Afonso alerted the guards

    of the two suspicious-looking menimmediately but as the securityguards moved to confront them, therobbers drew guns.

    The men held the securityguards at gunpoint and grabbed thebag of money, Afonso says. Theyran towards a green Toyota, jumpedin and sped off.

    arrests have been made yet in con-nection with the heist, but officersrecovered the dark green Toyota Co-rolla in Firmount Road.

    Video footage shown toDistrict-Mail by the head of operations atthe mall reveals that nobody at-tacked the man.

    The video footage, seen by oneofDistrictMails journalists,showsthe man stabbing himself; therewere no attackers involved.

    This again proves that peopletend to believe messages and ru-mours far too readily, and dontputanyworkintofindingoutwhatreally happened.

    Is Strand kindervriendelik?IS die Strand en sy inwoners kin-dervriendelik, of beter gestel, be-dagsaam teenoor die jeug?

    N my verblyf van twee jaarin n populre 12-verdiepingwoonstelblok, het ek maar na nkindervriendelike woonstelgetrek.

    Hoewel heelwat afgetredenesin di woonstelblok bly, is daarnooit negatiewe aksies van hulkant te bespeur nie. Die pro-bleem is die bestuur van die ge-bou.

    By n braai in die braaikamervan die gebou juis daar vir in-woners van my kind en syvriende, is een seun deur dievoorsitter van die beheerkomi-tee aangerand. Die rede wat aan-gevoer is, is dat die kinders dieligteverstelhet.N nbesoekaann plaaslike hospitaal, is n klagby die polisie aanhangig gemaakdeur die ouers van die kind wat

    aangerand is. nSkulderkenningis deur die skuldige betaal en diesaak is nie verder uitgerek nie.

    Die laaste strooi was toe tweevriende my seun besoek het. Diebestuurdervandiewoonstelblokwas reeds in die hyser met nstootwaentjie toe die seuns arri-veer.Hoewel daarnogplek indiehyser was, het die lid hulle ver-bied om in te klim. Een van dieseuns het wel ingeklim, waarnadie bestuurder hom met die ag-terkant van sy hand geklap het.

    My vraag is steeds: is hierdieuitsonderlike gevalle of is dit nStrand-kultuur? Wanneer daarna al die ontspanningsplekke opKusweg gekyk word wat reedsmoes sluit weens klagtes van onsinwoners van die Strand, wil ekby my stelling staan: die Strandis nie jeug-vriendelik nie.

    THIS year marks two decades since thedeath of the Helderbergs very own MotherGoose andhermemory is as strongas ever.

    The legend of Peggy, the spur-winged,one-leggedgoose,as toldbyAnnHarlingwillbe republished by Wildfowl-Ways Publish-ers and launched on Friday 6 July.

    The book tells the story of a courageousmother who, against high odds, brought herbrood of goslings down from the mountain,through rough vegetation inhabited bypredators, to theHelderbergNatureReservedam every year, usually in July or August.Mother Goose Peggy lost her leg three yearsafter her first appearance, when it becametangled in the fence around the dam.

    Despite her handicap, she continued herjourneys. Between 1976 and 1990 she rearedaround 87 goslings, and her 15th brood ar-rivedinJune1990.Thesurvivinggenerationsof Mother Gooses offspring populate manysurrounding dams, and so also perpetuatehermemory.Her legendalso livesonthroughtheChristmas lights inSomersetWest,whichare switched on every year to remind all ofher achievements.

    Eric Vogler of Wildfowl-Ways says that al-thoughtheformatandlayoutof thebookhavechanged, the story remains the same.

    It is a story that is Helderbergs own, andone that should not be forgotten, says Vo-gler, who thinks more youngsters should befamiliarised with her story.

    The book will be launched on 6 July atSomerbosch Wines with a winetasting ses-sion and an auction of six special editions(numbered and leather-bound), starting at11:30.Thebookwillbeavailableat theHelder-bergNatureReserveinformationcentrefromthe second week of July.     How to make a successful offer on your dream homeMANY home-buyers believe they shouldstart with a low offer and then bargain up but most experienced agents can attest tothe fact that too many offers and counter-offers will usually kill the deal.

    Indeed, even in thecurrent buyersmar-ket, theres a real art to making a success-ful offer to purchase, and prospective buy-ers would do well to learn it if they wishto end up with the right home at the rightprice, says Berry Everitt, MD of the Chas

    Everitt International property group.To start with, serious buyers should

    spend time researching the market in theirarea of choice, and especially obtaining in-formation about current selling pricesrather than advertised prices.

    At the same time, they should establishwhat they can comfortably afford and applyfor formal home loan pre-approval, whichwill ensure that sellers will take them seri-ously when they do make an offer.

    Distressed properties on the moveIT is widely believed in real estate circlesthat price growth and bank lending are stillbeing heavily restrained by a large numberof distressed and repossessed properties.

    Theres no way to say exactly when theyllbe cleared from the system, but matters seemto be improving, says Rudi Botha, CEO ofBetterBond,SAsbiggestmortgageoriginator.

    In the companys latest newsletter toagents, it notes a Financial Mail report stat-ing that the non-performing home loanbooks of Standard Bank, Absa, Nedbank andFNB are valued at R58 billion.

    And Absa recently estimated the totalvalue of the SA mortgage market at R900 bil-lion, so that would put the ratio of non-performance at about 6,5% better than the9% figure for last July that was noted in arecent Citigroup report.

    Statistics company Lightstone notes asteady decline in the number of distressedsales, from 5 865 in 2009 to 4 119 in 2010 and2 226 lastyear, and thatdistressedpropertiesas a whole attained greater percentages oftheir market value in 2011. This offers hope,according toLightstone, that thehouseprice

    pressure caused by high levels of distressedsales will continue to be alleviated.

    Technology is improvingatarateneverseen before. But just what benefit, if any,does technology offer a property seller?

    In the old days when I first startedselling property, we had our listing fileswith hundreds of properties for sale.When we received a buyer enquiry weused to page through our files, trying toselect properties that were suitable forbuyers.

    Today technologyallows this process tohappen in seconds. Harcourts, for exam-ple, has an incredibly powerful softwaresystem called Harcourts One.

    Enter the buyer, their details and emailaddress, and the system automaticallymatches the client to all suitable listings.With the click of a few more buttons theseproperties can be emailed to the buyer,with full property details and a linkthrough to the website listing, where evenmore information can be found.

    An intelligent system can even tell theagent when the buyer viewed a specificproperty, andhowmany times thus indi-cating their interest level.

    Thatmeanswhenarealestatecompanyhas a database of buyers, such as the 1 500-plus at Harcourts Platinum, a propertycould sell even before the first advert isplaced.

    But technology goes much further. Italso allows a full activity history on eachproperty listing to be recorded, such aswebsite views, marketing placed, buyerinspections, and buyer comments allow-ing both seller and agent to know at anypoint in time what the level of activity andinterest is.

    For the seller that means they shouldbereceivingaveryhigh level of communi-cation from their agent with regularfeedback on the selling process. And ahigh level of communication means theseller will remain in control.

    Systems like Harcourts One allow list-ings to be automatically uploaded to otherpropertyportals, thusgivingasellermaxi-mum online exposure.

    Virtual tours, floor plan presentations,andGooglemappingmeanthatbuyerscanobtain all the information they need tomake a decision to view a property physi-cally

    This is a far cry from the old single-pho-towindowcardandblack-and-white infor-mation sheet.

    The iPad has introduced another di-mension in portable technology. Applica-tions now allow Harcourts agents to mapthe floor plan of a home in minutes.

    Marketing plans can be created in frontof a seller in seconds. And buyers can bematched to listings in seconds while sit-ting in the comfort of their home or car.

    QR codes, or quick-response codes, al-low a customer to scan a unique code ontheir cellphone and be directed to a web-site where they can receive informationon a listing.

    This technology is being used by Har-courts on its unique photo for saleboards, where the QR codes appear foreach listing.

    Buyers can receive details of the prop-erty instantly and contact the agent toview.

    There is no doubt that technology al-lows a property to be marketed to morepeople, faster thaneverbefore. It gives fullcontrol over the selling process to a seller,and thats how it should be.

    As exciting as technology is, it must beremembered that it is just a tool and cannever replace the importance of personalcontact time spent in person with thecustomer.
