At Gallery we only manage our own

professional and efficient service
possible.
Exceptional Investment Properties
As well as traditional homes and
investment properties Gallery Homes
offers investors something a little
different. The ‘Dual Dwelling’ is a
revolutionary product that fundamentally
changes the viability of investing in
residential property. When these
properties are viewed from the road they
appear as a typical high-end residential
dwelling. This means the dual-dwelling
has been accepted by Queensland’s
leading developers of owner-occupier
estates.
Dual Dwelling - How it Works
It’s when you look at the floor plan of
a Dual Dwelling that the revolutionary
design becomes clear. Two completely
individual dwellings appearing as one
from the road. The Dual Dwelling
provides the investor with two rental
incomes instead of one and make for a
positively geared investment property.
Thanks to the quality of finish and our
high construction standards, we are able
to build in owner occupier dominated
estates, helping to drive capital growth.

Financial Benefits
With Gallery Homes’ unparalleled
knowledge of council planning laws,
the Dual Dwelling reduces the investors
outgoings with only one set of rates.
Forecast market rents for each dwelling
make them more affordable to rent than
their equivalent traditional investment
property. Rental demand will therefore
be high as well as consistent and if either
the main or auxiliary portion of the Dual
Dwelling is vacant the other still produces
a rental income.
If you are serious about property
investment and are looking to minimise
risk then there is no better option than a
Dual Dwelling investment property from
Gallery Homes.

according to the Economist Intelligence

Australian contemporary dance.

EAST WERRIBEE EMPLOYMENT PRECINCT PRECINCT STRUCTURE PLAN
Future DevelopmentEast Werribee Employment Precinct
The market offering totals approximately 400ha (gross) in one of Australia’s fastest growing areas and one of Melbourne’s six national employment clusters. This major development parcel includes the planned East Werribee town centre based around a central lake and heritage park setting, surrounding commercial areas, and substantial areas for high quality residential development.
As part of this process, the Government seeks proposals from the property industry
to either enter a development partnership or purchase the land outright to develop
the first stage of the East Werribee Employment Precinct, which has been planned to
provide commercial opportunities to create 58,000 jobs and 7000 new homes.
Mixed use development is planned for the site comprising approximately:
142ha for retail / office / apartments and industrial
135ha designated for residential development
123ha non developable.

Future DevelopmentWestern Growth Corridor
Melbourne’s western region is one of the fastest growing in Australia. The area covered by the West Growth Corridor Plan will eventually accommodate a population of 377,000 or more people and have the capacity to accommodate at least 164,000 jobs.
The region has a strong manufacturing and logistics base, and it will continue
to play a vital role in meeting Victoria’s industrial and logistics needs. However,
communities in Melbourne’s west are heavily reliant on the CBD and inner west
for jobs and services, and this places considerable pressure on the transport
network.
The future development of Melbourne’s west will be substantially shaped by
the following significant transport projects:
The Regional Rail Link (RRL)
Will provide tracks to the north of Werribee to carry
VLine services from Geelong and beyond, to free up
the congested Werribee line to enable an improved
metropolitan service to Werribee and eventually to
Wyndham Vale. Two new stations are proposed on the
RRL, at Wyndham Vale and Tarneit, with opportunities
for four more stations in the longer term.
The Proposed Outer Metropolitan Ring (Omr) Transport Corridor
This will enhance connectivity between key international transport hubs
including the Port of Melbourne and Melbourne Airport, and provide high
speed road and rail transport links for freight and people across the west and
north metropolitan area.
[email protected] www.galleryhomes.com.au 07 5514 8557
Project Summary Diamond Rise 23
The Melton Rail Line Corridor
New stations identified at Toolern and Paynes Road, and an upgraded station at
Rockbank, will provide an opportunity for transit oriented development along
this corridor.
The proposed Western Interstate Freight Terminal at Truganina
A new intermodal freight terminal will significantly improve Melbourne’s freight
handling capacity and reinforce the economic importance of Melbourne’s west.
Creating greater local self containment, job and housing diversity, and improved
transport links are priorities for the western metropolitan region. The West
Growth Corridor Plan seeks to address these priorities by:
Improving road, public transport and freight networks across the region
Extending the western industrial node, and connecting it to a new freight
terminal and the broader transport network
Creating a diversity of new communities, well serviced by public transport
and with very high amenity by building on natural features such as regional
parklands, creeks and waterways, and creating high quality town centres
and urban areas
Creating attractive and accessible locations for a wide range of jobs,
investment, and services – including in six new higher order town centres.

Project Summary Diamond Rise 27
Demographics
Number of bedrooms per dwellingThe Number of Bedrooms in a dwelling is an indicator of the size of dwellings, and when combined with Dwelling Typeinformation, provides insight into the role the City of Melton plays in the housing market. For example, an area of highdensity dwellings that are predominantly 1-2 bedroom are likely to attract students, single workers and youngcouples, whereas a high density area with dwellings that are predominantly 2-3 bedroom may attract more emptynesters and some families.
In combination with Household Type and Household Size, the Number of Bedrooms can also indicate issues aroundhousing affordability, overcrowding and other socio-economic factors.
