Seller Insight Presented in superb condition, the house offers four main reception rooms, five bedrooms, a wonderful oak fitted kitchen/breakfast room, and a very spacious guest wing, perfect for overflow guests, elderly relatives, grown

children or a rental opportunity. The house sits on a 1/3 acre plot, with views over the Sandy river meadow to the front, a large garage/workshop and parking for up to 7 cars, and is conveniently positioned a 5 minute walk to the railway station (45 minutes into central London) and a mile from the AI. It is also only a few minutes minute drive into deep countryside, benefitting from an enviable rural location, yet with easy access to town and city amenities.

Prue explains, “Nine years ago when looking for a home in the area, I saw the house with a ‘For Sale’ sign and knocked on the door, as the period windows piqued my curiosity. I persuaded the vendors to let me view, despite not having an appointment. I grew up in old houses, and immediately I stepped into the hallway and peeked into the sitting room, I felt as though I’d come home. My husband Pete also fell in love with the property, and once it was ours, we began the painstaking renovation of our home to its former glory.”

“It’s been a labour of love to refurbish the house, uncovering and repairing original features such as the wattle and daub panels and traditional lime plaster, and improving the facilities”, Pete commented. “We’ve worked incredibly hard to ensure that the work has been carried out to the most exacting detail, using traditional materials and methods where possible.” Prue and Pete’s hard work and attention to detail has paid off; the house is now a seamless blend of both the historic, and the sophisticated comforts of twenty first century living, with a happy balance between fine period character and practical ownership.

“The sitting room has an aura of comfort, peace and space”, Prue explains. “It’s the perfect room to relax and unwind, listen to music, watch TV or just read or chat. I can also study in private in the music room/study “nook” whilst still feeling connected to the central life of the house. The massive inglenook fireplace is a central period feature, and reminds me of childhood days seated by the fire with my nose in a book. The formal dining room is a wonderful room for a grand occasion. With its traditional period features, the room simply oozes atmosphere. We’ve seated 18 people in here, and at Christmas, when the beams are draped with greenery, shining baubles, and candles cast flickering shadows around the room, it’s like a Victorian Christmas card!”

Pete comments, “The terraced garden really complements the house. Prue has packed the borders with perennial flowers and shrubs, so it’s colourful all spring, summer and autumn, and easy to maintain. The two patios give plenty of space for children to play, while we sit under the pergola for afternoon tea or a BBQ with friends and family. We also often sit by the pond watching the koi carp gliding through the water. It’s our own private oasis”. Peter and Prue say it has been a great privilege to live here, and be a small part of the long history. They have thoroughly enjoyed their time as custodians and greatly regret that it’s time to move on. They say, “We hope that future owners will love it as much as we have, and keep the house alive with people, noise and much laughter!”

Their favourite room is the huge modern family kitchen, the daily hub of the home and a great informal space

for friends and family gatherings. Recently refitted, it is ideal for the keen cook. Windows on three sides provide a bright, airy space in which to work and socialise, giving views into Prue’s lovingly planted flower gardens.
