2 Fielden Court“We were first attracted to the equestrian property because of the paddock land set in a lovely rural location. It matched all our requirements, particularly the fact that we could keep our horses at home” says Sara.

“The location is superb. In the local village of Barton le Clay there are a few small shops available. For a larger variety of shops and restaurants Hitchin is around 10 miles away. Bedford is also nearby. There are some excellent private schools in Hitchin and Bedford which are extremely sought after,” continues Sara. “The area is beneficial for equestrian purposes as it is in a great position for all the events that take place. It is within an hour from Addington Manor Equestrian Centre, Keysoe and many other centres.

The area has fantastic transport links, which are easily accessible. The nearest train station is Harlington, which is approximately 12 minutes away. From here you can get to central London or the City in just under 40 minutes. My husband used to work in London and transport was therefore key in our decision to buy the house.

Since moving into the property 16 years ago we have built a new sitting room and have redecorated the property to give it a modern feel. The barn conversion has a total of four to five bedrooms and is brilliant for entertaining purposes because of the layout and space. At Christmas time it is wonderful for having family and friends to stay and entertaining them in front of the stunning log burner stove in the mainroom. It is definitely the heart of the home as it is where we spend most of our time.

We are really going to miss the brilliant community and the people when we leave. We have made some wonderful friends here over the years and will be extremely sad to leave them. 2 Fielden Court will make the perfect family home for equestrian lovers. It is a lovely place to bring children up because of the friendly and safe environment. We will have some fantastic memories,” concludes Sara.*

Fielden Court is a community of just 10 individual barns converted some 25 years ago; the original buildings dating back to the late 19th Century. What they have created is an eye catching array of homes with extensive outside space in this desirable location with some properties enjoying additional paddocks and stabling.

The property is approached via a gravelled driveway through an impressive brick built archway in to the communal courtyard. The discreet front exterior provides parking for one vehicle with further parking options located to the rear of the home. The neighbouring houses are of similar style, some of which are single storey conversions. Internally the current owners have maintained and improved the home over 16 years to an excellent standard. Upon entering the welcoming entrance hall with its port-hole window and quarry tiled flooring, you have access to a self contained area that is currently being used as a tack room, utility area and boot room providing power, light and storage options. This hallway also gives entry to a useful

cloakroom before leading off in to the open plan kitchen breakfast room with natural brick flooring; a lovely space to enjoy family life with views over the private rear garden. The two principal reception rooms are approached from this area opening into stylishly presented spaces ideal for entertaining, combining scale with some tasteful period features including an open fireplace in the dining room with reclaimed pinewood flooring. The formal living room is of fantastic proportions, this area was created by the current owners in 2004 creating an impressive, bright and airy space with vaulted ceilings, a continuation of the reclaimed pinewood flooring, splendid views of the prevailing gardens with french doors on to the rear garden and a feature inglenook style fireplace with inset woodburning stove.

The spiral staircase from the kitchen area leads to the first floor accommodation. This level provides four double bedrooms with the master suite having full width fitted wardrobes and stunning views over the rear garden and beyond, this room also

benefits from en suite facilities including roll top bath. The three remaining bedrooms on this level are all of a bright and airy disposition and are serviced by a stylishly fitted modern family bathroom. The attic room provides a versatile space which has been used in the past as a fifth bedroom, this area we feel could also be used as a useful study/home office or playroom. There is also a large eaves storage area on this level.

The outside space is vast, a beautifully arranged pebbled patio area with brick built BBQ provides a lovely setting for outside entertaining. The formal gardens are laid mainly to lawn with an array of various mature shrubs and plants bordering the lawn and, a small pond located to the rear of the garden. There is a hard standing which provides additional parking for another two vehicles behind double gates leading on the rear access gravelled driveway.

The paddocks and stables are set in over 2.5 acres and located approximately 150 m from the property along a private footpath, with further separate double gated access via Lower Gravenhurst Road. There is a large hard standing with ample space for a horse trailer or lorry, three quality built stables, hay barn and tractor shed, all constructed by Scotts of Thrapston The paddocks and 20 x 40 sq. metre sand and rubber manège are adjacent. The stabling and paddocks have mains water and are powered by a separate generator. There is the option to supply this area from a mains feed from the property.

LocationLower Gravenhurst is located in rural Bedfordshire situated between the town of Hitchin which is approximately 15 minutes drive and, the village of Barton Le Clay, 5 minutes drive.
