27 Elm is a project intended to provide rental housing at an affordable market rate. The efficient unit layouts and townhouse-style development provide a unique rental product in a community with mostly single-family and standard multi-family apartment units. This, coupled with the contemporary design and private garage parking, it’s no wonder that the units have rented
quickly. Due to the high demand, the architect and contractor worked closely to deliver the units in a phased manner, allowing the owner to begin collecting rents while future units were being completed. The 22 units, consisting of five fourplex and one duplex building, were delivered this year as Phase II of the development.

Brief Description of Project:Remodel of an industrial building to a mixed-use facility, including a new full second
floor addition, light industrial business spaces, coworking office and community spaces, lounges, fitness tenant improvements, retail tenant improvements, new covered north entry, new south patio, site improvements and expansion of the parking area.
Brief Description of Project:Addition of a second building to complete the campus expansion of a community home-less shelter with sleeping rooms, bathrooms, laundry, storage and administration offices.
Brief Description of Project:Century West performed engineering services for design, bidding and construction of the
Airport’s parallel and connector taxiways. This project included full-depth reconstruction of all existing taxiways serving Runway 16-34, construction of a new midfield taxiway, construction of a new turnout, reconfiguration of taxiway edge lighting, installation of lighted signs, conversion of existing edge lights from Incandescent to LED fixtures and extension of drainage facilities to better serve development east of the taxiway.
Key challenges in this project were converting the existing taxiway cross-section from a shed to a crown section (FAA’s preferred cross-section). This required extension of existing storm drains to manage the changes in site drainage. A second key challenge was related to the design of edge lighting. Because of the increase in edge lights required with the new configuration, Century West determined that switching to LED lighting would be the most cost-effective approach. This provided an added benefit to the client of lower costs of operation and light replacement. Century West, by working closely with FAA and ODA, was able to coordinate funding availability with the City’s cash flow in order deliver a project that greatly improved the Airport’s taxiway infrastructure within the City’s budget constraints.

Build out of five tenant spaces; light industrial flex, a bakery, fitness center and offices.
This surprising use of a warehouse for innovative high school programs created an opportunity for fast-track development of two separate high schools in an existing 80,000 sq. ft. metal building. Phase two of this project — completed this year — expanded the school area to include four new classrooms with excellent acoustics, windows drawing in natural light and fun breakout spaces. The school also incorporated gender neutral restrooms, office and conference space and acoustic improvements to existing classroom areas.

Brief Description of Project:This project was undertaken to create fellowship and classroom space as well
as a weather-protected entry. The addition takes advantage of space between the existing buildings while respecting the simple elegance of the existing architectural style. A large portico and grand timber stair invite people in from the parking area under cover from the elements. The new fellowship hall with its beautiful vaulted space, natural light and generous use of wood creates a welcoming atmosphere, and more intimate side spaces like the lounge, with its stone fireplace and a “café” area with tables and a pass-through to the kitchen, provide opportunities for more private fellowship. On the lower level, classrooms and an accessible restroom area connect to the existing classroom spaces and are seamlessly integrated into the building circulation.

LED lighting upgrade reduces the operational costs of the school. The new lighting and ceiling fans improve the classroom learning environment with enhanced light levels and occupant comfort.
New decorative pavers in the east courtyard expand the usable play area for students with a checkerboard pattern and labyrinth design.
The storage addition provides increased storage capacity for the gymnasium, allowing for additional programming and student activities.
Stage improvements include new lighting, curtains and storage to enhance student performances and activities.
Additional site improvements removed ADA barriers and corrected some storm drainage issues.
Brief Description of ProjectThe Oregon State University (OSU) Extension Service in Deschutes County provides
research-based, objective information to help people solve problems, develop leadership and manage resources wisely. To assist OSU and Deschutes County in supporting their growing programs, an annex building was constructed alongside the main office. The design mimicked the same exterior design and character of the fairgrounds. A large training room with a full-size teaching kitchen is host to numerous programs, including food safety and preservation. Also, efficient offices and storage support staff. Green building principles were incorporated for energy efficiency.

Brief Description of Project:Remodel transformed the interiors of a 1970’s-era building to create the spa’s home
into a modern space with luxurious mid-century accents to feel cozy and intimate for guests. Dark colors like navy and black, along with dimmable lighting, help create an intimate environment while high-contrast patterns add fun and unexpected elements to the space. Soapstone-look quartz reception desk, marble fireplace tile and velvet draperies to offset the fun patterns and add an air of sophistication and elegance.

This incredible transformation from a dilapidated and dated exterior to an elegant nod to buildings from the heyday of auto travel has been a catalyst for improvement in the neighborhood. The design unifies a series of old tenant spaces, creating hierarchy and way-finding with a two story masonry blade, clad in native tuff stone. Inside customers find a cozy lounge and the best travel store in Bend. The AAA approach of modernizing while frugally saving as much existing building as possible created great spaces and shows a unique sensitivity to the needs of AAA customers.
