  • Spaces, streets, landscape, topography, existing buildings
  • Evidence: PPS3, conservation area appraisals, local character study, site (SWOT) analysis, design brief

4. 08. Does the scheme feel like a place with a distinctive character?

  • Iconic with a small i (distinctive, unique, memorable)
  • Usually a score for Q.8 is preceded by a score for Q.6
  • More likely to be achieved with non-standard house types but cant rely on architecture alone

  • Unique spaces, architecture, landscape.
  • And community (not just visual)
  • A good guide is finding the bespoke in little details
