BackgroundWye has been a centre of learning since 1447, when it wasfounded as the College of St Gregory and St Martin for theeducation of priests by Cardinal John Kempe. Less than 100years later it was closed in Henry VIII’s dissolution of themonasteries and re-opened as a grammar school for giftedboys. Subsequently, a bequest from Lady Joanna Thornhill in1708 helped establish a school for the ‘poorest sort’ of boysand girls. In 1894, the School moved to new premises and theSouth Eastern Agricultural College was established. TheCollege became a school of the University of London in 1900and Wye College was awarded a Royal Charter in 1948following its amalgamation with the Swanley College ofHorticulture. In August 2000 Wye College merged with theinternationally renowned Imperial College of Science,Technology and Medicine.

Following a review of the College premises the Main CampusNorth has become surplus to requirements and a tenant ofappropriate standing is sought to maintain the contribution thatthe College has made to Wye over the centuries.

LocationThe Main Campus North at Wye College is located in the heartof the picturesque village of Wye, which is situated at the foot ofthe North Downs.

Wye is approximately 5 miles northeast of Ashford, 11 milessouthwest of Canterbury and 59 miles southeast of London.

Wye provides a range of local facilities and the larger regionalcentres of Ashford and Canterbury provide a comprehensiverange of retail, educational and recreational facilities.

Wye and Ashford International Railway Stations provide directrail services to London Charing Cross in approximately 90minutes and 80 minutes respectively. EuroStar services areavailable to the Continent from Ashford and within the next 2years, high speed domestic services from Ashford to London StPancreas will considerably reduce journey times.

Wye is easily accessible from the motorway network, with theM20 junctions 9 and 10 both approximately 5 miles distance.

Campus FacilitiesMain Campus North provides an extensive range of buildingsextending in total to 16,786 sq m (180,681 sqft). Set withinoverall grounds of 3.15 hectares (7.78 acres). The extent of theCampus buildings can be more clearly seen on the Axonometricplan and schedule and the aerial photographs within thisbrochure, but the principal elements are as follows:

Listed Buildings: A historic range of traditional brick andtimber framed buildings, dating back to as early as 1447 andextended in stages over the subsequent centuries to provide aseries of distinctive quadrangles. The range of uses hasincluded student accommodation, lecture rooms and theprincipal administration offices.

Laboratory Buildings: A range of predominantly brick flatroofed buildings dating from towards the end of the last century.

Generally of two storey configuration and providing a variety oflaboratories and lecture rooms with interconnecting courtyards.

Student’s Union: Of similar construction and age to theLaboratories and lying at the northern most end of the Campus.It provides bar and recreational facilities and includes an outdoorswimming pool.

Kempe Centre: Noted modern building designed by NicholasHare Architects LLP and built in 1996, the Kempe Centreprovides the Library and Computing Services Centre within theMain Campus.

Sports Ground: Extending to 4.53 ha (11.18 acres) shown onthe plan attached to the covering letter. It is situated a shortdistance to the South-East of the main campus and includes asports pavillion.

Town and Country PlanningWye falls within the planning control of Ashford BoroughCouncil. The Local Plan which was adopted in June 2000identifies the Campus as falling within the Kent Downs Area ofOutstanding Natural Beauty (AONB) and partly within the WyeVillage Conservation Area.

The College, as a whole, does not have a separate planningdesignation but its use as a Residential Institutional propertyover many years would indicate that it would predominantly fallwithin use class C2, although other elements may be regardedas D1 (Non Residential Institutions) and B1 class ll(b) (ResearchLaboratories).

It is anticipated that any tenant will need to show that theirintended use will fall within the current use classes or that anychange will be acceptable to the Local Authority.

General Remarks and Stipulations

Basis of Letting: The Campus is offered to let on a fullrepairing and insuring basis for an indicative period of 10 yearsor longer by agreement. Vacant possession will be available by15th October 2009.

Viewing: There will be 2 block viewing days on 15 July and 22July 2008 between the hours of 10.00 a.m. and 2.00 p.m.Appointments must be made through the sole selling agents,Savills. Title: The Main Campus North represents part of the registeredtitle K909175, all of the land under title number K909176 andthe Sports Ground represents part of the registered titleK908715, with the ownership vested in Imperial CollegeLondon.

Easements and Rights of Way: The property is leased subjectto the benefit of all rights of way, easements and wayleaves andany other rights and obligations, whether referred to in thetenancy agreement or not.

Services: The Campus is connected to mains water, single and3-phase electricity, gas and mains drainage.

Heating is provided by a central boiler facility located betweenthe Listed building range and the Laboratories. The RussellLaboratories, Students’ Union and Kempe Centre all haveindependent facilities. All of the heating is provided by gas.

Outgoings: Main Campus North has a current rateable value of£270,000 per annum effective from 4th July 2005.

VAT: Should the letting of the property become a chargeablesupply for the purposes of VAT, such tax shall be payable inaddition to any rental monies paid during the course of thetenancy.
