Screening

The mesh screen is predominately fiberglass – can be aluminum and other composites.

Usually 18 by 18 or 18 by 20.

Average screen lasts 7 to 11 years.

They make special types such as solar shade, super screen, golf ball proof, No-See-Ums.

The Extrusion Process

First Bauxite is mined.

The Bauxite is processed to produce Alumina.

The Alumina is then made into Billets (chunks of material).

The Billets are sold to the Manufacturer.

The ManufacturerThe Billets are then put into machines that heat them up, so they can be forced through an extruder.


The DieThe Die is created. This is what shapes the aluminum as it is forced through the extruder.

After the Engineering is completed the installers connect portions of the enclosure and bring into the site.

The installers connect the roof spans to the wall components.

Installers connect to fascia or structural/super gutter.

Installers connect wall portions to the deck with tap-con bolts.

Engineering

• All enclosures must have engineering.

• There are two ways to satisfy the requirement:– Master File

Engineering (most common)

– On Site Engineering.

Master File

Industry Dilemma• There is now an issue after

the Florida Hurricanes of 2004 & 2005, regarding the large failure rate of enclosures.

• Masterfile vs. On-Site Engineering.

• Florida Board of Professional Engineers voted to require On-Site Engineering.

• Rescinded unanimously on June 14th, 2006 – still pending further decisions.

• When scoping a loss initially, it is important not to be overwhelmed or distracted.

• You must make sure to take time to inspect pool enclosures properly.

Scoping

• Assess the overall situation.• Measure the footprint, wall

height, peak.• Pay attention to size of

posts/roof spans, color of aluminum, connectors.

• Take note of age, condition, roof style.

• Take note of extras: fans, lighting, electrical, extra doors.

• Determine if other things need repair: fascia board, Super Gutter, Stucco/Siding, Deck, Soffit, etc.

• The Manufacturer name is often on the underside of the chair rail.

• Photos: Take Overviews and close ups of actual damage.

How do you measure a mansard?


Basics - MansardWalls: (Square Foot of all walls)

-40’ X 9’ = 360 sq ft.

-30’ X 9’ X 2 = 540 sq ft.

-4’ X 9’ X 2 = 72 sq ft.

-Total Walls = 972 sq ft.

Roof: (Square Foot of all roof)

10.77’ + 10’ + 10.77’ = 31.54’X 40’ = 1,261.60 sq ft.

Total Roof = 1,261.60 sq ft.

Total Sq ft = 2,233.60 sq ft.

A mansard or hip, is simply a fancy gable

What happens when it is not there?

If you square it off, you will essentially be over-estimating.

On a mansard, the average total rise from the wall height is typically 4’ to 5’.

Figuring the Slope

A squared + B squared = square root of C

The average wall height is 8’ to 9’ high – this can be figured out typically from the elevation height of the home, where it was connected.

If you divide the width of the footprint you will have the measurement for B.

The average height of the peak is 4’ to 5’above the wall height. This will get you the measurement for A.

Measuring a Flat Enclosure

Flat Enclosures are fairly easy:

Walls:

40’ X 9’ = 360 sq ft.

30’ X 9’ X 2 = 540 sq ft.

5’ X 9’ X 2 = 90 sq ft.

Total Walls = 990 sq ft.

Roof:

40’ X 30’ = 1,200 sq ft.

Total: 2,190 Sq ft.


Dome Structures

Extruded aluminum is highlyrecyclable only if aluminum is freeof all screen, spline, screws, etc. The labor to prepare to recycleoffsets the profit of recycling.Xactimate reads:Removal portion of R/R for a screen enclosure includes: labor charge to remove an enclosure and dispose ofin a job-site waste receptacle. This means consideration needs to be given for haul off (including use of trailer to remove old aluminumstructure and cart to recyclingplant.)Dumpsters rarely included in estimates from contractors.Cost of the dumpster offsets the aluminum salvage value. If the structure has not beenremoved, then leave the estimatics as Remove & Replace through Xactimate.If the structure has been removed by a service company, include the service fee when estimating for the structure, toggle off the Removal portion in Xactimate.If the policyholder has removed the enclosure themselves, leave the estimate as Remove & Replace.NOTE: Separate it as two line items so that when reconciling with a contractor’s estimate, you will be comparing apples to apples.
