CAPITAL DISTRICT - Floydwarriors.com “Helping Families Cope With Cancer, One Household at a Time” is very pleased to announce its 5th annual run of Project Easter Bunny. This effort was begun by floydwarriors.com founder Lisa Morahan after experiencing Easter Sunday in 2009 too ill to make one basket up for her son while in the middle of chemotherapy treatment. In 2010 enough toys and candy were collected to make up 100 baskets, 135 in 2011, 190 in 2012 and 225 in 2013.

Our goal is to collect enough new small toys and candy for 250 baskets this year! Several area cancer organizations and hospitals caring for cancer patients will receive this year’s bounty so children of those in treatment will have a nice big basket to open on Easter morning. Locations to receive baskets hope to include The CR Wood Center at Glens Falls Hospital, Samaritan Hos-pital, The Mollie Wilmott Radiation Oncology Center at Saratoga Hospital, The Community Hos-pice of Saratoga, The Hope Club in Latham, New York Oncology Hematology of Albany, CRAAB, To Life! and families helped by Simplifying Lives and floydwarriors.com. With the Tituses as your guides, “see” an ancient Manhattan high and dry with the Atlantic shoreline 100 miles to the southeast, North/South Lake State Park as a giant and frigid “waterslide park,” and the immense expanse of Glacial Lake Albany stretching the entire length of the Hudson Valley with its deltas that would become the sites of some of America’s most famous estates. Finally, witness the cataclysmic flood that cascaded through the valley at the end of the Ice Age as a great ice dam broke and a gigantic wall of water swept down the valley. LOW INCOME TAXPAYER CLINIC AT LEGAL AID SOCIETY OF NORTHEASTERN NEW YORK

CAPITAL DISTRICT - The LASNNY LITC offers FREE tax help to low income New Yorkers who have a tax problem with the IRS. For example, if you got a letter or notice from the IRS that you don’t understand or a bill from the IRS that you don’t think you owe or that you can’t pay, or if you were denied an Earned Income Tax Credit (EITC) you thought you should have got-ten, we may be able to help. The EITC could reduce your tax bill or even get you a refund if you qualify. You may be able to get the EITC if you have qualifying children and your earned in-come falls under a certain limit. This limit ranges from $37,870 up to $51,567 in 2013 depend-ing on your filing status and number of children. Workers without children who had 2013 incomes below $14,340 ($19,680 for a married couple filing jointly) may also receive a very small EITC benefit. To qualify, a child must live with you for more than half the year. A son or daughter, grandchild, younger brother or sister, or niece or nephew, may be a qualifying child. The child must be younger than 19 (or 24 if they are a full time student) or permanently and totally disabled. Only one person can claim a child for EITC each year. Other age, residence, and filing requirements must be met. You must file a tax return and claim the credit to get the EITC, even if you don’t otherwise have to file. If the IRS denies your claim for the EITC and you don’t understand why, you may want to talk to an accountant or an attorney. LATHAM - The Little Sisters of the Poor are hosting an on-going sale for the benefit of Our Lady of Hope Residence in Latham, New York. The sale is taking place Monday through Friday from 10 am to 3 pm at the home located at 1 Jeanne Ju-gan Lane in Latham. Featured items include housewares and holiday decorations. Our Lady of Hope Residence provides a home for the low-income elderly who are no longer able to live on their own. This is the 142nd year of the Little Sisters of the Poor serving the elderly and infirm in the Capital Region. It is through the generosity of friends and benefactors that the Little Sisters of the Poor have been able to continue to serve the elderly poor in this area for so many years.

CAPITAL REGION – Self-Therapy for the Stutterer is the classic self-help guide by the founder of The Stuttering Foundation, Malcolm Fraser. When the economy strug-gles to the point of reces-sion, few people benefi t. However, there are some businesses that thrive dur-ing a recession, using the circumstances to their ad-vantage and actually grow-ing business in spite of a sagging economy.

One such business is rental agencies or property man-agement companies. Even landlords with a single in-vestment property tend to do better during a recession, when individuals might be fearful of buying a home or simply unable to aff ord it. Such individuals still need a place to live, however, and landlords benefi t as a result.

One of the best things a landlord can do during a recession is to pay more at-tention to their rental prop-erties, ensuring the proper-ties are in tip-top shape so they can get the most out of each unit at a time when the rental market is most com-petitive. This might require some renovations, which landlords should be making periodically anyway, regard-less of how strong or tenu-ous the economy might be.

* Update the paint. Apart-ments are typically empty when shown to prospective renters, and any issues with the paint job are very notice-able during such viewings. If the paint is outdated or there is any fading, update the walls with a fresh coat of paint. It’s ideal to do so whenever a tenant moves out, but landlords whose buildings have a high turn-over rate likely won’t need to repaint every time a ten-ant moves out. When adding a new coat of paint, choose a light, neutral color to give the property a fresh, inviting look.

* Replace the carpeting. Car-peting is another area pro-spective renters are instantly drawn to when viewing an apartment. New carpeting is always attractive to potential

tenants, and landlords won’t have to break the bank to replace the carpets when an existing tenant moves out. Instead of expensive carpeting, choose a medium grade carpet with a neutral color, ideally beige or light brown, which can hide spills or stains should the next tenant prove messy and move out after the original lease terms are up. Before laying carpet, don’t forget to lay down quality padding underneath. Such padding makes the carpet feel softer and of higher quality.

* Upgrade the appliances. Perhaps nothing evokes a stronger response from prospective renters than a property’s appliances. Out-dated appliances make rent-ers speculate as to what else might be outdated and if the building is well taken care of. On the other hand, new-er appliances, particularly stainless steel items, create a contemporary feel and give the impression, true or false, that a landlord won’t allow the building to grow dated or fall into disrepair. When shopping for appliances, choose ones that are more basic so any eventual repairs won’t be too complicated or costly. Newer appliances enable landlords to charge more rent for a given proper-ty, and many renters would agree that such properties are worth the extra money.

* Install new windows. Old-er buildings tend to have creaky or drafty windows, which not only makes the property colder during the winter months, but it also drives up utility costs as rent-ers are forced to turn up the thermostat to combat drafts and cold air entering the unit. New windows can elim-inate such drafts and reduce utility costs, something land-lords can use to their advan-tage when discussing the property with potential ten-ants. Landlords might even be able to earn tax breaks when installing new, energy-

effi cient windows. Discuss if any such breaks exist with the local municipality.

When it comes to renovating a rental property, landlords can make a handful of small renovations that, while rela-tively inexpensive, enable them to earn substantially more money from each unit over the long haul.
