Books are available at the Library. Updates at http://www.cohoespub-liclibrary.org/ (A)

(MS) -- If you are in the midst of renovating or build-ing your home, it is likely you have heard the term “R-Value” being thrown around. Understanding what it means and its importance is the real test.

Measuring the ability to limit the heat flow transferred through insulation is known as R-Value, say specialists in this field. Augmenting the traditional insulation in walls and ceilings is not typically regarded by industry special-ists as an effective short-term or long-term solution, since it does not offer air sealing capabilities the way modern alternatives do.

Spray foam insulation, like that available from innova-tors Icynene, provides a con-sistent R-Value plus air seal in one step without the potential for sagging, settling or gap-ing that traditional insulation

The value in knowing R-Value

might.

Adding further layers of insu-lation in a traditional environ-ment just to increase R-Value eventually proves superfluous and ineffective with very little payback over the long-term.

The United States Depart-ment of Energy says that compressed insulation will not provide its full R-Value. Moreover, the installed R-Value will differ from the insulation R-Value itself due

to heat flow around the home making it imperative that the insulation is properly in-stalled by a professional who knows their product and how they work.

Homeowners should stay ahead of the curve and under-stand what is right for their home to ensure its long-term sustainability. Further infor-mation on R-Values and air sealing can be found at www.icynene.com.

Private residences consume lots of energy. The Energy Informa-tion Administration says that Americans are increasing their electricity consumption at home, with some homes even using more energy than small busi-nesses. The EIAsays that on av-erage a home uses between 936 and 1,000 kilowatt-hours of elec-

Green options for your home tricity each month. There is also a heavy reliance on natural gas, one of the primary fuels used to heat homes. On average homes use 100 million BTU for heating and cooking needs per year.

Thousands of dollars are spent every year on home heating, cooling and electricity needs, but there are many different ways to

conserve energy. This includes using alternative energy sources that may be better for the planet and more cost-effective for the average homeowner.

When considering green energy, many homeowners think of solar panels, which currently account for .01 percent of all electricity used in homes across the United States. However, solar power could provide as much as 10 per-cent of that electricity by 2025. California leads the nation with the most solar projects to date, but homeowners across the coun-try are considering solar panel additions to their homes. While the initial cost of solar panel in-stallation can be considerable, the panels generally pay for them-selves in energy savings within a few years of installation. Also, some solar power companies now allow homeowners to rent the photovoltaic panels, which can cut down on the cost of in-

stallation.

Choosing green energy may not involve any effort on the part of the homeowner. In fact, there are many different companies that work in conjunction with tradi-tional energy suppliers so that a portion of the energy supplied to homes comes via an alterna-tive energy source. Companies like Viridian Energy (www.virid-ian.com) enable homeowners to switch a certain percentage of their energy usage to renew-able energy. The company says that their collective impact has reduced total carbon emissions by 478,000,000 pounds, saving roughly 5 million trees and 24 million gallons of gasoline as a result. Homeowners who choose this option will still receive the same bill and must still open an account with their local utility companies. Delivery of the en-ergy to that local utility changes, but consumers won’t have any-thing to do with that process.

Homeowners interested in mak-ing any other changes for energy savings can sign up to have an energy audit. Conducted through a utility provider or a third-party organization, energy audits assess many things in the home. Appli-ances are examined, as are insu-lation and the types of windows and doors used in the home and

an inspector will check the home for drafts. A report is generated, and homeowners are provided recommendations as to how they can improve their home’s energy efficiency. Making such changes may make homeowners eligible for tax breaks or even rebate in-centives while reducing the cost of their monthly utility bills.

There is no denying the profound impact that the re-cession has had on the real estate industry. For the last several years, the real estate market went from boom-ing to one characterized by homes sitting on the market for months on end. New home sales also have been conservative, and builders are cutting back on some of-ferings that were once com-monplace.

The National Association for Realtors says that, de-spite floundering sales, there are fewer foreclosed homes available now than in recent years. Distressed homes -- foreclosures and short sales sold at deep discounts -- ac-counted for 25 percent of homes sales in May of 2012. That figure is down from 28 percent in April and 31 per-cent in May of 2011.

While home sales have in-creased, money is still tight in the building industry and among home buyers. As such, instead of over-the-top features in homes that were

Home features that are disappearingonce becoming the norm, builders are now focusing on more value-conscious designs and offerings. The list of add-ons also has been reduced.

So what can buyers expect to live without when buying a newly constructed home? Here are a few of the common features that are falling by the

wayside.

* Sunrooms: Although the “bring-the-outside-in” move-ment was once strong, build-ers are now focusing on home features that immediately add value and attract the eye of buyers. Therefore, they’re putting their resources into

linen closets and laundry rooms while de-emphasizing sunrooms.

* Extended ceiling heights: It can take a lot of energy to heat rooms with 15-foot ceil-ings. As a result, grandiose family rooms and two-story foyers are less attractive to buyers focused on saving

money. Homeowners want spaces that are easier to heat and cool.

* Luxury bathrooms: Many private residence luxury bathrooms rival those found at popular 4-star hotels. But luxury bathrooms are being phased out in favor of less expensive, more practical op-tions.

* Outdoor kitchens: Although entertaining at home is one way to keep budgets in check, some homeowners have real-ized they don’t need a com-plete backyard kitchen with a pizza oven and brick fire-place in order to host guests. According to a survey from the National Association of Home Builders, outdoor kitchens are the second least-likely feature to be included in homes built in 2012.

* Media rooms: Individuals

certainly love their gadgets, but many of these gadgets have become smaller and more portable. That reduces the need for giant home the-aters and gaming spaces.

While certain features are disappearing, there are oth-ers that are growing more and more popular. Dual sinks in kitchens, walk-in closets, ex-tra storage areas, and hidden charging stations for devices are likely to show up more and more in new home de-signs.

The design of new homes is changing to be more budget-friendly and also represent the changing priorities of home buyers. As a result, to-day’s newly designed homes will likely look much differ-ent from homes built just a few years ago.

(MS) -- Outside is below freezing and the heater is working overtime, but throughout the house there are cold, drafty areas. Does this sound familiar?

Specialists in the field say that any cold or drafty areas with-in a home are typically caused by air leaks within the build-ing envelope. Air leaks can make rooms uncomfortable and allow the air to escape,

Make household drafts a thing of the past

The process of buying a home can be intimidating, especial-ly for those men and women who have never before owned their own homes. Nowadays, more homeowners are choos-ing to get preapproved for mortgages before they begin searching for a home in an ef-fort to make the home-buying process go more smoothly when they find the home for them.

One of the first things buyers must do when seeking preap-proval is find the right mort-gage lender. There are many different ways to find a mort-gage lender who will fund your home loan. Prospective homeowners would be wise to familiarize themselves with mortgage lenders before beginning the preapproval process.

The following are a few terms prospective home buy-ers should know before they begin the process of buying a home.

* Retail lender: These are lenders who will reach out directly to prospective home buyers. Retail lenders include banks with loan officers in local branches, though many banks are also wholesale lenders.

* Wholesale lender: A whole-sale lender is one who funds a

mortgage acquired through a mortgage broker. A wholesale lender will buy the mortgage from the broker after the bro-ker has found the customer and processed the loan.

* Mortgage broker: Mort-gage brokers are essentially matchmakers. A mortgage broker will examine a pro-spective buyer’s finances and then work to find the buyer a lender who can provide him or her with the best rate and terms. The broker may charge buyers a fee, but the broker will earn the bulk of his or her money when the buyer is matched with a lender.

* Mortgage banker: A mort-gage banker will fund the loan initially. But mortgage bankers often sell the loan to secondary lenders. Many men and women might be familiar with Fannie Mae and Freddie Mac, both of which are sec-ondary lenders. A mortgage

banker will borrow money from the a bank to fund the initial loan, then repay that bank if and when the loan is sold to a secondary lender.

* Portfolio lender: A portfo-lio lender is typically a credit union or community bank that uses deposits from its customers to fund loans that it will keep in its portfolios.

* Loan officer: Loan officers can be very helpful to buyers, helping them through the loan application process and offer-ing advice on finding a mort-gage that best meets a cus-tomer’s needs. A loan officer may be referred to as a mort-gage consultant or a home loan consultant, and many will earn a commission on the loan once it is finalized.

Whether building a new home or renovating, it may be worthwhile to consider a complete solution that makes household drafts a thing of the past. A modern insulation material, like that offered by innovators Icynene, can both insulate and air seal in one step.

Spray foam insulation seals the entire building envelope and provides a cost-saving option for homeowners look-ing to reduce energy waste and save on their monthly energy bills. Over the long-term, the savings quickly add up.

Holiday lighting displays are a beloved holiday tradi-tion. Many families enjoy il-luminating their homes with decorative lights, and some communities even reward the household that goes above and beyond with their holi-day lighting display.

But as enjoyable and eye-catching as such displays can be, they also can be equally as dangerous. Hanging lights carries a certain degree of risk, and it’s best for home-owners to be as cautious as possible when erecting their holiday lighting displays.

* Start with the lights. In-specting the lights is an im-portant part of creating a safe holiday lighting display, and this inspection should occur before you begin decorat-ing. Examine each string of lights for damaged wires, including any loose con-nections or broken sockets. Discard any damaged sets before decorating. If your in-spection turns up any burned out bulbs, always replace the

Safety first with holiday lighting

older bulbs with new bulbs of the same wattage. In the past, a good rule of thumb was to limit each extension cord to no more than three sets of lights. However, if using LED bulbs, which con-sume as much as 90 percent less energy than traditional incandescent bulbs, you can have more sets connected to a single extension cord.

After inspecting the lights,

inspect the other tools you will be using. Make sure the ladder is sturdy and that your staple gun and other tools are ready to be used. If any tools fail your inspection, delay the decorating until you can find adequate replacements.

* Only decorate in the day-time. Sunlight can be sparse during the holiday season, when the sun goes down be-fore many working men and women leave their offices much less arrive home. But decorating at night is asking for trouble, so make time to decorate during the daytime. Decorating during the day makes it easier to see po-tentially problematic power lines, and the weather likely won’t be as harsh during the daytime as it will be at night, reducing your risk for injury.

* Never decorate alone. When decorating, always have someone nearby in case of emergency. Falling from a ladder can cause serious harm, but having someone there to hold the ladder can reduce your risk of falling. In addition, a decorating part-ner can contact emergency personnel should you suffer an injury and become unable to reach the telephone.

* Trim trees before decorat-ing. Winter might not be the ideal time to trim trees, but streaming lights on over-grown trees could pose a significant safety risk. A tree that hasn’t been trimmed might have grown close to power lines. When that tree is covered in holiday lights,

contact with the power line could electrify the tree, po-tentially causing property damage or personal injury to anyone within close prox-imity to the affected tree. If you’re worried about trim-ming a tree outside of its rec-ommended trimming season, do not decorate that tree with any lights.

* Strategically place lights. Lights should never conceal a window, and the cords should never be run across

walkways or steps. Lights that are strewn across a win-dow pose a safety hazard should a fire occur at the home and window escape is needed. Cords that have been run across walkways and steps pose a tripping hazard, especially if a light snowfall makes it difficult for family members or guests to see the cords on the ground.

* Make sure the lights are not on when no one is home. Lights should never be on

when no one is home. This poses a significant safety risk, and no homeowner wants to arrive home to see their house has burned down or suffered damage from a fire. In addition, turn the lights off before you go to sleep at night. This makes the home safer at night and will save you a substantial amount of money.

These insects can harm your homeHomeowners looking to prevent their homes from becoming a meal or nesting site for poten-tially harmful insects may know to keep watch for termites dur-ing the year. But termites aren’t the only insects that can damage a home. There are a few other pests that can bore through the wood of homes and structures, potentially causing considerable damage. People can familiarize themselves with these other wood-boring bugs and recog-nize the signs of infestation.

* Carpenter ants: These insects get their name because they prefer to nest above ground in wooden structures. Unlike their smaller ant cousins, who make intricate colony systems under-ground, larger carpenter ants prefer tree stumps, lumber, sub-

floors, or even roofs. They don’t use the wood for food, and can establish residence in just about any solid housing material, in-cluding rigid foam insulation.

* Powderpost beetles: Though termites might have the most name recognition, according to LivingWithBugs.com, pow-derpost beetles are potentially more destructive to seasoned wood. Wood boring powder-post beetles spend most of their lives as larvae (woodworms) in wood, where they tunnel in search of starch and other nutri-ents they need. They can cause all sorts of structural issues if they damage beams and other major components to homes.

* Carpenter bees: These large bees resemble bumblebees,

except they have a shiny black abdomen instead of a furry one. Carpenter bees bore sym-metrical holes in exposed wood, where they lay eggs and in which larvae grow. Although the bees’ holes are superficial

and rarely cause much dam-age, birds in search of larvae for food, such as woodpeckers, may peck at wood containing the larvae and cause more sig-nificant damage.

Molly is a really beautiful gentlecat of a certain age. My long grey coat is very soft and I like to have it petted. My eyes look like they are outlined in pale liner - this makes them look real orange. I have a nice white ruff, too. Although I am shy by

nature, I am also quite a cuddle bug. I am happy to sit on laps. My owner had to go to a nursing home, so I need to find some new people to snuggle with. I get along

fine with other cats. I am a real sweetheart and I am ready to be yours.

Albany, NY (October 15, 2012) –Do you have a love for animals and want to support a great local cause? Join with the Goldstein Auto Group and bring your empty bottles and cans to a Goldstein dealership and support the Mohawk Hudson Humane Society. The Mohawk Hudson Humane Society’s “Empties For Animals” campaign helps support the mission of the organization, including sheltering, adoption, education, advocacy and the prevention of cruelty to animals. This year’s goal is to raise $125,000, in honor of the Society’s 125th Anniversary. To reach the goal, the Goldstein Auto Group will need to collect more than 1,500,000 cans and bottles. The 2012 "Empties For Animals” campaign has raised over $73,000 thru Sept. 2012, an increase of $17,638 or 33% over the same period last year. The 2011 campaign raised a total of more than $74,000 and col-lected 925,000 cans and bottles. Volunteers sorted all those bottles and cans, based on the originating distributor, which in turn gener-ated $.08 per can or bottle instead of the regular $.05 redemption

fee paid at stores. Monies from the program were used to benefit the more than 6,500 animals cared for by the Society in 2011. “We are very pleased to continue our partnership with the Mohawk Hudson Humane Society and support the 2012 “Empties For Animals” campaign. We would like to thank all of our customers and the members of the community who have generously donated to such a worthy cause,” said Alan Goldstein, President of Goldstein Auto Group.
