MANAGING TIME

Each day we all get 24 hours in a day and 60 minutes in

an hour. Yet, some people can never seem to catch up or

get everything done they should. The biggest reason is

they over commit and then end up under delivering.

Our integrity is really nothing more than doing what we

say we are going to do.So take a look at your calendar and

as you make appointments, to do lists and things for your

self to accomplish only list those things you really can do

and need to do. otherwise, we leave our integrity in sham-

bles.

That’s when we start using excuses as “I meant to but I

kept getting interrupted” or “I just never got to it today”.

these all affect our sense of accomplishment and our per-

sonal integrity.

Make sure what you plan to do its really the right thing for

you to help you be the best you can be. here is an interest-

ing story that drives that point home:

Arthur Berry was described by Time as “the slickest sec-

ond-story man in the East,” truly one of the most famous

jewel thieves of all times. In his years of crime, he com-

mitted as many as 150 burglaries and stole jewels valued

between $5 and $10 million. He seldom robbed from any-

one not listed in the Social Register and often did his work

in a tuxedo. On an occasion or two, when caught in the act

of a crime by a victim, he charmed his way out of being

reported to the police.

Like most people who engage in a life of crime, he was

eventually caught, convicted and served 25 years in prison

for his crimes. Following his release, he worked as a

Whether it’s an ocean front condo or a Luxury, high-

amenity new home community, a vacation home often

seems to be a dream that only the wealthy can afford. But

these days, you don’t have to be a millionaire to own one!

According to published statistics, there were more than

8.1 million U.S. households that owned some kind of

recreational property or second home for vacation purpos-

es. In my opinion, that number should rise to at least dou-

ble over the next 10 years.

With today’s continued low interest rates, the tax advan-

tages a second home can bring, and a wide South Florida

selection of areas experiencing solid leveling of List/Sale

prices, this is an excellent time to consider purchasing a

second home as an investment and a great getaway place.

If you’ve been thinking about this…You’re not alone.

We’ve seen a solid Canadian investment in our South

Florida market for more than a year and there’s strong

indication that Russia and China will provide the next

strong international push for our South Florida properties!

When searching for your second home, remember to

investigate the area thoroughly. Ask a Realtor® and the

local chamber of commerce to provide information pack-

ets, maps and brochures. Take time to visit the area, a few

months prior to and during its peak season(s). Possibly do

a short-term seasonal rental (3-4 months minimum) even

if you come and go during that time. Are the crowds bear-

able? Is the weather predictable? Are you close to the

beach (if that’s your pleasure?) How about the supermar-

ket, restaurants and entertainment!?

Speak with a local Realtor regarding current and past

home prices. You’ll be pleasantly surprised to find that

some of our prices have come down almost 50% from the

highs we experienced just a few years back. Some condos

have dropped even more! Knowing the area’s sales histo-

ry will help determine the market value of the homes/con-

dos and long term appreciation potential, but don’t expect

the make a quick profit, those days are pretty much long

gone.

Once you’ve settled on a community or building, work

with a Realtor and lending institution to determine how

much home you can afford. The monthly

maintenance/common charges and insurances range great-

ly, so be sure to get a good handle on these expenses!

Cash is still king, and a quick closing helps in the negoti-

ating process.

Drive around the town and its neighborhoods. Have a

Realtor take you through the gated communities.

Experience the day-to-day activity around potential prop-

erties and inside the community at the clubhouse, pool

area etc. Keep in mind you may decide to retire to the area

one day. Will the property serve two purposes, that of

vacation and retirement home? More and more

Americans are purchasing vacation properties in areas

where they plan to eventually retire.

Remember, vacation homes remain a good investment

and provide substantial deductions on yearly tax forms if

they meet certain criteria. As the laws are ever-changing,

complex and detailed, consult your real estate agent, who

will usually work with a tax attorney or certified public

accountant, to calculate the tax benefits of owning a sec-

ond home.

Relaxing in your own home in that dream vacation spot

is not out of your reach! More and more people are realiz-

ing that owning a vacation home is do-able, not to mention

a good investment (especially now) and a peaceful retreat

for years to come.

Delray Beach, FloridaInsuring your home and other valuables has become more

expensive in recent years. With the value of homes and

other property increasing, insurance companies have

increased premiums and deductibles for catastrophic cov-

erage like hurricanes and earthquakes.

According to Robert Posillico, Personal Insurance

Specialist at Weekes & Callaway, Inc. in Delray Beach,

Florida, “While expensive, obtaining proper coverage is

important to ensure that the financial impact of any loss

incurred is minimized. The first step in achieving this

objective is to understand the types of coverage available

and some of the ways a homeowner can save on their

insurance costs without sacrificing protection.”

Rob offers some insurance money saving tips for home-

owners:

Raise your deductible to reduce your premium rate. If you

have a $500 deductible, consider raising that. Make sure

your deductibles are set to an amount you can comfort-

ably afford.

Explore "package discounts" that may reduce your rates if

you insure your home and cars with the same company.

Install dead bolt locks on all exterior doors. This will deter

break-ins—a worthy goal in itself—and often will qualify

you for a premium discount.

Install Hurricane Shutters on all exterior openings or

ensure that all doors and windows are hurricane rated and

approved as per current building codes. Some of the most

significant home premium discounts in South Florida are

for windstorm protective devices.

Prevent losses from break-ins with home security sys-

tems, such as special lighting and burglar and/or fire

alarms. Insurance companies encourage their policyhold-

ers to adopt these measures and may offer a premium dis-

count for having some sort of home security system in

place.

Find out about special discounts offered by your insur-

ance company or agent. For example, you may qualify for

a reduced rate if you are over 50 years old. Ask your

insurance company or agent about available discounts.

“Call your agent and review your homeowner policy

annually,” concludes Rob. “Needs change, markets

change and coverage changes. You should stay up-to-date

on your insurance because you never know when you will

need to rely on it. Be sure to discuss with your insurance

agent what is the right coverage for you.”
