Often people complain about the lack of

time, even though we all get the same

amount of time in a given day... there are

the same 24 hours in a day and 60 minutes

in an hour for everyone.

Do you ever wonder why some people are

always rushed, stressed, anxious and con-

stantly running while others have the time

to think, plan, work and play with balance?

The constant demands of everyday life can

seem overwhelming and stalemate us in

our ability to get things done.

It is not really our lack of time but actually

it is our lack of how to effectively use that

time. So what can we do about it? Here are

some helpful thoughts and steps to free up

more time.

Deal with your "reality" about time. Many

of our time management issues are actual-

ly related to our own behavior. So the first

step to freeing up more time is to under-

stand yourself and your limiting behavior.

Prioritize tasks. All too often every-

thing is treated with the same level of

importance. Prioritize work based on

importance instead of size of project.

Think about important and urgent vs.

important but not urgent. Over time, shift

your list so that you are being proactive

about your tasks.

Track your time. Analyze how you

spend your time. Take a week and record

everything you do and the time you spend

on each task. Map this out so you can visu-

ally see how you spend your day.

One at a time. Try to complete proj-

ects by working on each project individual-

ly. Let the computers multi-task. Have only

one project at a time on your desk.

Delegate tasks you should notdo. Many

way when a better way is available.

will allow you to

recharge the bat-

teries so you can

be more produc-

tive when you go

back to work. A

simple walk

around the park-

ing lot can reen-

ergize you.

Create yourown method.Whether its

Outlook, a day

planner, or a notepad, you need to create

your way to manage your time.

Plan your success. Set goals, create

an action plan, and track your perform-

ance. Always follow-up and measure

where you are so you stay on track with

your goals... Understand how goals impact

what you do?

build a trusting relationship by

offering real content with high

informational value.

2. Write newsletters that get

passed around. Boring content

doesn't get read, much less

passed on to anyone. That means

your content must be interesting

and engaging… that means it

shouldn't be all about you. You

may love your business, but

don't expect your customers to

feel the same way. Your

newsletter should include arti-

cles that inspire, inform and are

fun to read. This is the ONLY

newsletters. A standard feature

in every newsletter should be a

thank you to the clients that have

referred you to others. Realizing

how important referrals are to

your business will motivate

other customers to refer you too.

What Happens When You Walk Away From Your House?by Lenny Silvestri

This is an every day scenario. “I'm upside

down on my home.” Should I continue to pay

the mortgage, stay in the home for another 3

- 4 years until they foreclose on me and I save

that money or short sale the home and nego-

tiate with the lender that there will be no defi-

ciency balance.

As the housing market continues to bust,

many homeowners are staying in their homes

as long as they can. Almost 11 million homes

are under water says CoreLogic. Around 3

million homeowners are behind in their pay-

ments and 1 .5 million homes are already in

the foreclosure process, according to online

RealtyTrac.

The courts are full of foreclosures and are

backed up getting them out. Banks are start-

ing to work through their backlog of dis-

tressed properties, the Feds estimates that a

million foreclosures will take place during

the next couple of years.

So, the question is: Does it makes sense to

keep paying a massive mortgage under water

knowing it will take many years before

homes regain its prior values? Or are you just

throwing money out the window? Most peo-

ple get to the point that after all their life sav-

ings are gone they have given up. Especially

when the guy next store paid $150,000 less

than you!

What is the government doing about this?

They have developed different programs over

the years regarding Fannie Mae and Freddie

Mac loans only bought prior to 2009, allow-

ing lenders to participate in financing up

125% of tile current value. But this doesn't

always work because homeowners owe a lot

more.

They are coming out with new HARP 2.0 at

the end of March that may help those who are

more than 125% upside down.

We do know that over time that home values

have always come back. I don't personally

believe in throwing money out the window

and your credit can always come back and

everything drops off after 7 years regardless.

Banks today will finance a foreclosure, a

bankruptcy or short sale after 2-3 years now

and that is with a Conventional Loan or a

FHA Loan. One thing to remember, it's

always better to have a short sale with no

deficiency balance than go through a foreclo-

sure. Normally there is no deficiency balance

on primary residences.

Making a decision what to do? Have these

facts in front of you.

Stalling a foreclosure can cost money.

Attorneys charge an up front fee or they

charge a monthly fee.

If thinking to short sale your home please

get a qualified Realtor who specializes in

short sale negotiations. Contact your

lender first to see if they will help. If

unable to resolve the situation then contact

an attorney and a realtor.
