Housing priceswill recover and once thathappens, will move veryquickly. Those who are willingto take the chance and buy noware going to be the ones whowill see the most benefit.”

Kate suggests first decidingwhich category of tenant youwill be aiming for and thensearch in the areas that willmostly suit their needs. Forexample, students will wantto be near universities.Letting to people onhousing benefitscan often producehigher returns asthe sort ofpropertiesrequired tend to becheaper and in lessdesirable locations.

“Speaking with locallettings-only agents can be avery useful tool in assisting withyour proposed purchase as theyshould be more than happy tobrief you on what rent you can

expect to achieve and whattypes of properties are easy tolet,” she said. “Our latestauction result showed that thereis confidence in the buy-to-letmarket and I was very pleasedwith the outcome, having sold75 per cent of the propertiesoffered.”

GENERATION RENTAccording to the agents, themarket is certainly picking up,with investment properties thehottest deals in town. Followinga recent report by Halifax,nearly half of 20-45 year oldspredicted that Britain wouldbecome a ‘Generation Rent’within 25 years.

Nick Ball, head of Venmoreauctions, suggested the bestreturn on investment for buyerswas generally the two or three-bedroom terrace houses, with themain hotspots being areas thatattract students and young

professional market, forexample the L4 area

and L15-18 areas.“The buzz has

certainlyreturned to theauction roomas we hadstanding room

only at our Mayauction, the

Itcan be quite daunting, especiallyhow the market is at the moment

but at the end of the day, we arecash buyers who are looking forvalue for our money.”

BEAT HIGH STREET PRICESSutton Kersh Auctions, whichis ranked amongst the top 20in the country, suggestedcurrent hotspots were mainlyin the student areas of L6, L7,L15, L17 and L18 - althoughthis also depends on price andyield. The best investments tobe made are flat conversions,which produce a good yield.

The garden is massive and we had itall turfed the week before we movedin, so that’s starting to grow. When welived in Tuebrook the garden was a yardand tiny, it’s great to have a propergarden.

Chris Hartley, who owns a car valeting business,and wife Emma, a schoolteacher, moved to a four-bedroom home in the new development ofEllergreen, in Norris Green, last week. They boughtthe £150,000 home through HomeBuy Direct.

The bathroom wasn’tmeant to be this big,the master bedroomwas meant to have anen-suite but we wantedthe bathroom to bebigger so we asked thebuilders to take out theen-suite and make thespace bigger

The curtains aren’tsupposed to becurtains - they’re flyscreens for the door.We didn’t wantheavy curtains aswe wanted to let asmuch light in so thefringed curtains fit inreally well. We’vegone for a black andsilver colour schemein the living room.The light shade fromB&Q is really lovely, itdid take about an hourto put togetherbecause of all of thewires.

It’s been harddecorating for thebaby’s roombecause we decidednot to find out thesex of the baby untilbirth. The wallpaperis coming in fromMamas and Papas,and we’re going todecorate it in theZeddy and Parsnipscheme, with yellowsand cream.

When we saw thehouse, it was justa shell, the interiorhadn’t been builtyet. I wanted abright kitchen so wesettled on grey tiles,and a lime greenscheme. We had a bigwooden dining tablefrom our old homebut it just wouldn’thave gone, so we chose a newglass one.

We got married last July, andfound out we were pregnantnot long after so we weretrying to save up for ahouse. We both grew up inNorris Green, sowe’re comfortablewith the area. Wedidn’t think wewould like newbuilds but we werehugely surprised.We loved it as soonas we saw the showhome.

We got a lot of our furniture and accessories from Dunelm Mill, inSwitch Island. It’s quite hard to find the right shade you want becausein the high street, like at Next, they all come in standard shades - wefound the kettle and toaster on Ebay and the clock was from Argos.

iverpool auctioneer, Venmore held their thirdauction of the year this month at the HiltonHotel in Liverpool ONE. The auction room

For theatre-goers Bill Kenwright’s Evita was the highlight of the 2008 celebrations, and with the highly anticipated musical returning to Liverpool this week we talk to the masterful

Earl Carpenter on his upcoming performance as Juan Perón. The West End musical theatrestar, a protégée of Bill, will return to the Empire after a 15-year absence from Liverpool,

performing in the seminal Evita, followed by Three Phantoms at the Philharmonic and We WillRock You at the Empire in the summer. It’s going to be a season of musical explosion.

How does it feel to be back in Liverpool after a15-year absence? I haven’t actually beenback to the city since performing HerBenny and then this year I’m going to beperforming in Liverpool three times, whichis a complete coincidence but will be veryfun. I love going to different places, thevenues, with different audiences andexperiencing their reactions.Tell us a little about how you got started inmusical theatre and your relationship with BillKenwright. I went to college, but I didn’t goto drama classes or anything I just lovedacting, I didn’t train in musical theatre Itrained as an actor. I went to college whenthe big greats were coming out likePhantom of the Opera and Evita. In factwhen I first started college, my dad boughtme the double cassette of Phantom of theOpera, so it was sort of the first musical Ireally got engrossed in. I started my firstcompany in Bournemouth and I did oneman shows. Six weeks later and Bill gaveme my first break in Robin, Prince ofSherwood. I haven’t actually seen Bill yet,the first time we will see him is when weget to Liverpool, because he’s been verybusy with the Wizard of Oz. I’ve been solucky for so long working on big showswith millions of pounds of funding.

This role is a little different to your previousroles in The Phantom of the Opera and We WillRock You, where you’re hidden behind acostume and makeup. How did you prepare forsuch a ‘real’ character? I don’t think itdiffers from the façade of hiding behindmakeup, the demonstrative figure of thedictator comes with a degree of façade aswell. In this production, it’s not until theend when Eva dies that the pretence comesdown. I’m not an actor who prepares, wholooks to the back story. I think it takes awayfrom the spontaneity and it means I canbring something different to the role eachnight because I’m not very good atreplicating everything each night. How does it feel to be playing this giant of apolitician? I’m a great believer in not knowingtoo much because my bible is what’s beingpresented and finding the right way of tellingthat story without being too influenced.Only two weeks after the Evita tour leavesLiverpool, you’re back to do Three Phantoms atthe Philharmonic. Tell us a little about theshow. It is about three different guys whoplayed the Phantom of the Opera, it’s very‘Rat Pack’ - it’s about our relationship withthe industry, with Rebecca Caine [whooriginated the role of Cossette], and aboutour roles as the phantoms. It’s a very funevening, we usually have a 21-pieceorchestra, but we will be singing with 73 inthe Royal Liverpool Philharmonic Orchestra- it’s going to be extraordinary. I’ll then beback with We Will Rock You in Septemberwhere I will be playing General Khashoggi.You’re not only an actor, you also have your

own production company and an online TVentertainment channel, Reelkandi.tv. How didyour side projects come about? I’m a greatbeliever in longevity, and there’s a lot ofwaiting between jobs and since I hadalways enjoyed the creative side of theatreas well this venture was perfect. I wanted tofind another experience for theatre becausethe experience for an actor finishes whenthe curtain comes down. Ginger BoyProductions has now turned into anenormous company, and the TV channelstreams to 50 million people worldwide.

We are in the process of converting thecupboard under the stairs into a smallcloakroom. We have really limited space as youcan imagine. Could you please give us someadvice as to what type of basin and toilet,works in a small space and will look modernand contemporary?

Liverpool is set to get the world theatrepremiere of classic British film TheLadykillers, with a host of starsincluding BAFTA and Oscar winnerPeter Capaldi.

Capaldi, cast as Professor Marcus, originallyplayed by Alec Guinness, is most famous forhis role as foul-mouthed spin-doctor Malcolm,in The Thick of It.

Okay, another day perhaps. Butwhat I came back with - as well asseveral million mosquito bites,many woven things of uncertainfunction, and some hard woninsights into the wisdom ofaccepting free holidays basedaround medical trials(another story) – was abit of an aversion toCentral Latin food, areaction to the grittycorn tortillas that madeup my breakfast, lunchand tea.

A visit to Que Pasa, aSouth American eatery inLark Lane, Aigburth, soon sortedthat out.

Que Pasa is owned byLiverpool footballer DanielAgger, whose wife Sophie,coincidentally enough, is aninterior designer who recentlyspent time working with my

dining companion, seniordesigner at Aigburth Road-basedElaine Cunningham Interiors,Helen Kaufman.

Clients range from peoplepopping in with a swatch of fabricasking advice on what to match itwith, to jobs designing showhomes, prisons, and footballers’pads – which, she reveals, arerarely the bling palaces of popularbelief. Buying trips to London arealso part of a day’s work.

“All isn’t as glamorous as itsounds,” says Helen, not entirelyconvincingly. “But buying trips

and loading up the car withaccessories to finish off a

home is a lovelyelement of the job.”

OTT sombrero, cacti andMexican flag style of somechains, the downstairs bistro andbar – which sells four varieties oftequila, dozens of SouthAmerican wines andAggar’s own pale ale –features dark exposedbrick walls relieved bylocal artists’ paintings,and, in a quirky touch,a pair of stained glasswindows. Upstairs therestaurant is painted acheerful red, light pouring infrom large windows.

We begin with starters toshare, Home-made Doritos withSizzling Chicken, served withgenerous dollops of salsa,guacamole, soured cream andMonterey Jack cheese (£4.95),and King Prawns in Garlic, Chilliand Lemon on Bolillos bread(£5.95). Both dishes are heavenly.The prawns’ sauce is rich andbuttery with a lovely lemony kickand the nachos have a biscuity,home-baked taste. “I always lovenachos but the sauce the prawnsare in is beautiful,” says Helen.

arkus Soukup was pronounced the winner ofthe Liverpool Art Prize 2011, at a glitzy partyat Metal Gallery, at Edge Hill Station, on

June 1. The German-born new media and sound artistbeat a shortlist of four to the award, with the panelchoosing his new media installation exploring howimages and language communicate ideas.

Soukup won a place at the Walker Art Gallery, wherehis work will be displayed within the next year, as wellas £2,000. Brendan Lyons, won the £1000 ‘People’sChoice’ prize, chosen by public voting.
