How did you get into property?Initially I worked for a chartered surveyor and then anestate agent. I became involved with sales and valuationsbefore training as a technical surveyor to further my skillsand then moving to the auction department of the business.I also gained a diploma in surveying practice and becamesenior auction valuer, running the auction department andundertaking all valuations and sales negotiation.

How has your career progressed?I set up Merseyside Property Auctions in July 2008 afterspotting a gap in the market. I’m now heavily involvedwith all elements of the business from the accounts tomarketing and arranging every auction. It’s gone fromstrength to strength as the market has picked up andwe’ve had the highest sales percentage in the north-westthis year! Our next auction will be held 2 December atThe Crowne Plaza in Speke.

How do you unwind after work?I’ve signed up to do British military fitness classes and all the running around amounts to an amazing workout! Nowthe winter is upon us it’s harder to be motivated to stayactive but I’m really determined to see the course through.

Q&AWith Joanne Ball, Solicitor

Q My Husband has been advised that he is in the early stages ofdementia. We have one joint bank account but most of his assets arein his sole name. Will I be able to access his funds to pay for any care(if this is necessary)?

A Any assets which are held in joint names should be able to beaccessed by you. However, with regard to the assets held in his solename, it is sometimes wrongly assumed that a spouse is readily able tomanage the finances of their husband or wife without question. Abank or other financial institution are unlikely to allow you (or anyother relative) to deal in this way without sight of either an EnduringPower of Attorney (EPA) or a registered ‘Property and Affairs’ LastingPower of Attorney (LPA). Therefore, I advise that if you have notalready got one of these documents, then a LPA is prepared as soon aspossible.

You stated that your husband is in the early stages of dementia. Hewould need to possess a certain level of understanding to be able tomake a LPA. In the circumstances, I advise a doctor be involved inorder to ensure that the document is valid.

There are two types of LPA namely a ‘Property and Affairs’document which relates to financial matters and a ‘Personal Welfare’document. In this particular case, the ‘Property and Affairs’ documentwill certainly be necessary and a ‘Personal Welfare’ document couldalso be useful ie for making decisions about healthcare, choice ofresidential homes etc.

The LPA would allow your husband to appoint you and/or otherindividuals to act on his behalf in the event that he cannot act himself.

He will need an individual known as a ‘Certificate Provider’ to statethat he is able to understand the nature of the document which he ispreparing. This can be one of several categories of person but givenyour husband’s condition, then I advise it be a medical practitioner.

The document can be retained for use in the future but it cannot beused until it has been registered with the Office of the PublicGuardian. This process can take several weeks. Therefore, it isimportant to register this as soon as the document is prepared toavoid any delays when you need to use it.

Following registration, you will be able to manage your husband’sfinances as and when necessary.

Unfortunately, it may be that the medical practitioner considers thatyour husband already lacks the capacity to prepare a LPA. If this is thecase, the only option for you to be able to access your husband’s fundswill be to apply to the Office of the Public Guardian to be appointedas his Deputy. Such applications can be lengthy and expensive.

Therefore, it is important to set the wheels in motion sooner ratherthan later to ensure that if a LPA is capable of being prepared thenthe process is commenced whilst there is still the opportunity.

As to whether you will need to pay for your care is a separate matterwhich will depend on a number of circumstances. If you would like tofind out more about this then please let me know.

Why did you choose thisproperty?I’m from Runcorn, but Mark’sfamily live in this area and it’sreally close to work for me. It’salso a really nice area, and theproperty is in a corner of a cul-de-sac so it’s not overlooked.We’re really happy with it.

How is it laid out?It’s spread over two floors,with separate living and diningareas, and a kitchen. We alsohave a downstairs bathroom.Upstairs we have two doublebedrooms and two singles, aswell as the main bathroom.The stairs and landing are really spacious.

Show us inside….Our living area and thedownstairs is decorated in orange, chocolatebrown and cream, aswe’ve taken the coloursfrom the sofa and scattercushions and chosen a feature wall coveringfor one wall in eachroom. We treatedourselves to some walnutcabinets and a coffeetable from Next, a largeplasma TV on a blackglass stand and a quirkywalnut unit for ourDVDs.

Nichola Crute, 23 is the marketing managerat Ashbury Homes Developments. She’smoved into a detached four bedroom propertyin Halewood with her fiancé Mark Court, 29, who’s a joiner.

What’s the focal point?The cream marbles fireplace is a centerpiece andwe’ve dressed it nicely with orange and brownflowers in vases and some candles, and a littlewooden doll. We went to Egypt in July, andbought some hand-painted papyrus pictureswhich we’ve put up on the walls too.

Take us upstairs…The main bathroom has a whitesuite and blue walls, and ouren-suite bathroom is all white.Our bedroom is decorated ingreen and chocolate brown.Mark made the bed to fit in thefitted units and wardrobes.We’ve also hung some blackand white photos of NewYork, as we really want tovisit there!

How have youdecorated the other rooms?One of the singles willbe a dressing roomfor me, and I wantto decorate it inpurples and mauves tomake a bit of a boudoir!The other will be a guys’ room for Mark with hisPlaystation and games, and thespare double room will be forguests. It’s decorated in neutralcolours, as the rest of the housewas before we moved in!

Do you have gardens?Yes, the front garden has a palm

tree and the rear garden has abuilt-in barbecue. We alsohave a garage and a long drivewith room to park three cars.

What would be your dreamitem?I’d love a new kitchen!

Dame Kelly Holmes Interview

The sight of Kelly Holmes breaking into the most joyous of smiles as she crossed the finishing line as gold medal winner

in the 2004 Athens Olympics is one of the most enduring images of the Games. Now retired, Dame Kelly is hoping her remarkable athletic achievements can act as an inspiration to young people, including those she met recently at the Huyton Arts & Sports Centre for Learning, as

part of her ‘Get On Track’ project for young people who aren’t in education, employment or training. She spoke to Your Move with characteristic honesty about her hopes for the project.

How do you hope this projectwill help young people?The Get On Track programmehas really been devised to helpthose young people not intraining, education oremployment to start focusingon themselves; who they wantto be and where they want togo. We can see them through ajourney. Sometimes you needsomeone behind you to giveyou that little bit of help andguidance and that’s what we’retrying to achieve. I wasspeaking to one of the girlswho said she has a jobinterview coming up and wehave given her a huge amountof confidence. It’s fine goingfor a job, but if you thenhaven’t got the right characteror aptitude or aren’t willing toaccept how other peoplecommunicate with you, thenyou’ve gone backwards again.We’re hoping this programmewill give them moreconfidence in their future.

What are the big experiencesyou’ve learned from your ownlife that you can impart tothese youngsters?Things weren’t easy when Iwas younger. I came from abroken, mixed-race family on acouncil estate. We didn’t haveloads of money but you end upbeing able to find ways ofbeing someone. I wanted to beproud of myself, I wantedother people to be proud of meand I wanted to have money ofmy own - so I got a job. I usedto clean cars, delivernewspapers, work in a shop -anything I could really. I alsowent in the army, so that gaveme a challenge and astructured environment.

Can you describe the feelingof winning Olympic Gold?There are probably not enoughwords to describe how I felt. Iwasn’t good academically so

sport was my avenue to besomeone, make new friendsand achieve things. It gave mesomething to believe in.

What are your memories ofwatching the Olympics as ayoungster?Watching the Olympics as ayoung kid was a massiveinspiration. The whole kind ofspirit and what the movementmeans really stood out. It’s thepinnacle of any sports person’scareer. To actually watch it andbe inspired by it and then havethat as my life journey with allof the set-backs and ups anddowns I had mentally andphysically – to then come atthe top of your tree makes it allworthwhile. Nothing in life iswithout hard work and this iswhat these young people needto learn.

What are the best and worstaspects of being retired fromathletics?The best thing is I don’t haveto get up at 6am! I look outsideand see that it’s raining and Ican give the gym a miss. As forthe worst thing, I had tworeally big goals as a child: onewas to be in the army as aphysical training instructorand one was to be Olympicchampion. I have fortunatelyachieved those at the age of 34and they were both big things.So you wonder, “what aboutthe rest of your life!?” Thereare other people in my boatwho have given as much time,energy and focus to be the bestathlete they can be. They’vefinished their career and theydon’t have a platform to dowhat they want to do becausethey haven’t won two goldmedals or they’re not in a highprofile sport that’s going toallow them to open doors. Partof my charity was to give backand help these other sportspeople with the transition into

other careers so that they canbe a role model like myself.

What do you have on yourplate at the moment?I’m probably doing about 10different jobs at the moment.There are the educationprogrammes, such as ‘OnCamp With Kelly’ and I’mchair of my trust now. I’m alsoCommonwealth Gamespresident and I do the TVwork and motivational talking.I do lots of things really!

What will be yourinvolvement with the 2012Olympics?I’m an ambassador at themoment. I’ve done thelaunches of the culturalOlympiad and when thesponsors come on board I willdo a lot promotional work withthem. For example BT backedone of my other programmescalled ‘Back in Talent’, to aidtalented junior sports people,so I’ll be doing sponsorshipwork with them.

Who are the up-and-comingBritish athletes to look outfor in London?Part of my ‘On Camp WithKelly’ programme involves 60junior international athletesand these are all right at thetop of their tree, winning atEuropean junior level, worldjunior level and are nowmaking their transition intoseniors. I guarantee over thenext three years you’ll see someof my athletes at thosechampionships. HannahEngland came second at theworld athletics final this year,so she has already steppedforward onto the senior stage.She’s definitely someone towatch out for – it’s guaranteedshe’ll be in one of theinternational teams next yearand fingers crossed for her in 2012.

I live in a one bedroom mezzanine apartment and I am really struggling with storagein my bedroom! At the moment I have a wardrobe and a rail that I use, howeverfrom downstairs this just looks bulky and untidy. My apartment is verycontemporary and I would like my bedroom to look the same. Could fittedfurniture be the answer?

Fitted furniture could help with your problem but I would be very selective with the product I use. It may be worth you having the units designed and built by a joiner, as then you could have complete controlabout the appearance. If, as you say, the rest of your apartment is furnishedin a contemporary style, it is better to have flush fitting doors and run thedoors floor to ceiling along a whole wall. This way it will give the illusionof height and the doors will just look as a wall from downstairs. If you’refeeling very adventurous you could use a bold, colourful wallpaper todecorate the doors, or mirrors to reflect light and open up the space. From downstairs this would just have the appearance of a feature wall.

Picture thisI live in a rented house, which is looking very dated. I have asked mylandlord if I could paint the kitchen and bathroom, and they havegiven me permission, but now I’m in desperate need of help! I really don’t know what colours to choose, especially in the kitchen. The kitchen units are beech with metalhandles, the wall tiles are white and the floor is tiledin a blue/grey colour. At the moment it’s painted yellow,which I hate. What colour would you choose?

Without seeing your kitchen, size, layout and naturallight, it would be really difficult to advise on aparticular colour. As your accommodation is rented, itmay be worth considering keeping the colour a neutralshade, as this may save you having to repaint the roomwhen you leave. A soft grey could be the answer and couldbring together some of the design elements. I would also thinkabout what you could hang on the walls - people often forget toconsider this option when choosing a colour scheme. A collection ofphotographs, clocks or colourful prints can really bring a room together.
