IS NOW THE TIME TO BUY A NEW HOME? WITH LENDERS HANDING OUTMORE MORTGAGES AND CRITERIA BEING RELAXED IT WOULD SEEM SO.

Page 41: Your Move 343

ccording to the latest figures morepeople are having their mortgageapplications approved than at any

point since 2009.

The figures from the Bank ofEngland reveal the number ofhome loans is higher than anyother time in the past three anda half years, after nearly 60,000new mortgages were approvedin May 2013 compared to a littleunder 55,000 in April. This canbe viewed as a sign the housingmarket is emerging from a three-year slump and means it is time forus to revisit the ins and outs of takingout a mortgage.

HOW DO I FIND THE BESTMORTGAGE RATE?The number of mortgages being madeavailable to buyers may be increasing butmortgages where lenders are prepared tocover 100% of the value of the property areincredibly rare. This means you will have topay a deposit based on the value of theproperty as an initial payment. It is notunusual for mortgage lenders to ask for a10% deposit but offering more will result inbigger discounts.

A good credit rating will improveconfidence in your ability to pay themortgage and increase the chances amortgage lender will see you as a safe bet.Debts such as credit cards orloan payments you maybe tied in to will betaken into accountwhen it comes tocalculatingmortgagepayments. Byapplying for acredit cardduring themortgageapplication orhaving a poorcredit history you areharming your chancesof finding beneficialmortgage rates.

According to Carolyn Anderson of FluidFinance, buyers should always seek advicefrom experts when it comes to choosing amortgage deal.

“There has been so much change in themarket and the criteria for buying a home ismuch tighter,” she says. “Buyers should comethrough an intermediary to find the bestmortgage deals. A whole-of-market broker

like ourselves has access to a lot moremortgage deals and it is the best way to besure of getting the best mortgage.”

WILL I NEED AHUGE DEPOSIT?

The amount ofdeposit you canpay up front willhave a drasticeffect on themonthlymortgage fee.

Mortgage lenderswill offer lower

rates to those whocan pay a higher deposit

and being capable of offeringa greater percentage of the property’s valueup front will increase the chances of amortgage application being accepted.

Those who buy a house with a smalldeposit in relation to the value of theproperty could be subject to a HigherLending Charge comprising an additionalfee to cover the increased risk the lender istaking on.

WHAT IS THE DIFFERENCEBETWEEN FIXED ANDVARIABLE RATES?There are two main types ofinterest rate on a mortgage;fixed rates and variable rates, and which one you choose will

affect your payments in thelong run. Fixed rate

loans – as the namesuggests - offer a fixed

interest rate and as aresult will not change overthe course of the mortgage. This is useful when theinterest rate is expected togo up in future and allowsbuyers to plan ahead

because the rate will remainunchanged for the duration

of the mortgage payments. In contrast a variable rate loan

means the interest rate changes withthe market interest rate and can be

beneficial when the market rate is expected tofall in future. A variable rate can be more of agamble for a buyer but with the correct advicefrom a mortgage broker it could lead tosavings if the future rate is expected to fall.

WHAT IS AN SVR?A Standard Variable Rate (SVR) is unique toeach individual mortgage lender and is morelikely to be used once an introductory fixed

mortgage rate ends. Unlike a tracker ratemortgage, which adjusts the interest rate inkeeping with changes to the Bank ofEngland’s interest rate, an SVR mortgagerate is only loosely based on the nationalinterest rate and it can fluctuate even if thebase rate remains unchanged depending onthe vendor.

Typically the SVR will be set between 2-5% above the national interest rate butvendors can essentially charge as much asthey like.

WHAT OTHER CHARGES DO I NEEDTO LOOK OUT FOR?There are extra fees you will have to pay whenapplying for a mortgage and it is important tofactor these in when you are calculating whatyou can afford. Often referred to as ‘hiddenfees’ because buyers sometimes fail to takethem in to account, other mortgage feesinclude an arrangement fee comprising anapplication fee and a completion fee.

Other fees include a valuation fee coveringthe cost of a surveyor valuing the

property, CHAPS feescovering the cost of

sending paymentsto your solicitor

and advice feesfor financialadvisors andmortgagebrokers.

EXPERTADVICE

Brian Green,mortgage advisor

at Mortgage Xperts, says: “It is not always

about finding the cheapestmortgage rate because the cheapest rate maycome with a large completion fee. Cheapestis not always best and it may be a case oflooking for the provider who gives the bestvalue to the individual.

“There are a lot of different factorsinvolved when an individual applies for amortgage. Are they in a probationary periodin their job? Have they got working taxcredits? What is their credit rating like?Finding the best value mortgage is often acase of finding the best value based on yourcircumstances.

“A broker has day-to-day knowledge of themarkets and knows lenders’ products. Forexample, a broker may know when a lender’sfixed rate product is being withdrawn and canadvise on the best options to take as a result.Using a broker helps to manage the long-termhassle of finding the best mortgage.”

I am a landlord with fiveproperties. I have heard thatunder the Energy Act, if my

tenants want to make any improvementsto my properties, I can’t stop them. Is thisreally the case?

J Wall, West Derby

That’s not strictly true but by 1April 2016 a residential landlordwill not be able to refuse

reasonable requests from tenants to makeenergy efficiency improvements to theproperty. The tenant will, however, needlandlord permission before any work starts.

As a landlord, you should be consideringhow to take advantage of the Energy Actnow through the Green Deal and ECO.Landlords need to act now - before theregulations kick in. It will make yourproperty more attractive to potentialbuyers and tenants.

Energy improvement works can becarried out free of charge. The reason beingis that the energy companies have to makethese improvements or face huge fines bythe government.

We have a partnering agreement withnpower to help them achieve their carbonreduction targets. This funding is forlandlords, tenants and private homeownersto benefit from energy improvementmeasures that will result in lower energybills.

I would love to buy a newbuild home. I have a smalldeposit and, with using the

Help to Buy scheme, I think I couldafford to do so. However, I currentlyown a small terraced house that I'm inthe process of selling. Am I able touse Help to Buy?

L Haughton, L5

Help to Buy is designed tomake mortgages more readilyavailable to a wider cross

section of buyers who cannot afford alarge deposit – whether they are firsttime buyers or not.

Some, like you, will already own aproperty and be looking to move up theladder, but are perhaps struggling toafford to do so.

This scheme could be for youproviding you have a deposit whichrepresents 5% of the Help To Buyprice, and providing you have alreadysold your existing property. Meetingthe affordability requirements of boththe HomeBuy agent and the lender, youwill then be in a position to reserve anew property of your choice.

My tenants are behind ontheir rent. They have notpaid me the full monthly

amount for four months now and areconstantly making excuses. Iunderstand times are hard but this iscausing me financial problems. What can I do? I don't just want toevict them and I'd like to get backwhat I'm owed.

S Howard, Knowsley

Ensuring that your tenantspay on time starts beforeentering into the tenancy

agreement. You should always insiston a guarantor for the whole of thetenancy. You should always insist ongetting references and following up onthose references for both the tenantand guarantor.

If the tenant fails to pay on time, then as well as any action against thetenant a properly drafted guarantoragreement will allow action to betaken against the guarantor.

You should take action immediatelywhere is rent due. Unlike possessionproceedings you do not have to waitfor there to be over two monthsarrears. You need to seek immediateprofessional advice on collecting yourdebts as soon as rent is overdue.

new service to keepLiverpool’s empty officespaces free from squatters

and vandalism has been revealedby Ad Hoc Property Management.

Ad Hoc Commercial Services plansto install carefully vetted companiesinto vacant offices across the city inorder to prevent theft, vandalismand squatting in offices that werepreviously unprotected. Thecompany will cover all business ratesto the property and ensure thebuilding is kept in good conditionwhile it is based there, according toAd Hoc.

The scheme will mirror that of itsresidential property protectionservice that has ran for 20 yearsacross the city. The residential

service installs local working peopleto addresses to ‘house-sit’ andprevent vandalism and theft.

The new commercial service hasbeen designed to deal with thegrowing amount of vacant propertyacross Liverpool and the high costsencountered by vacant propertylandlords who are still subject tobusiness rates even if they are notusing the building.

Ad Hoc says it has launched thecommercial service because there isa ‘steadily growing number of vacantcommercial properties in Liverpool’and the financial risk for owners canbe ‘very costly’.

WHICH ARE THE MOST IMPORTANTAREAS TO CONCENTRATE ON?Adding more space to a property can be themost costly method but Anthony Hancock, director of Premier Building Solutions, suggests that those willing to invest inextensions or altering the layout of theirhome can significantly boost the value.

According to Anthony, there is aparticular demand for open plankitchen and living areas.

“People want more living spacenow and it’s a better way ofliving as they can do things liketalk to their families whilethey’re cooking,” he says.

Focusing on the kitchen itself isalso important, although you don’tnecessarily need to splash out on fitting

a new one. Cheaper optionslike replacing cupboard

doors or simplyhaving the

existing ones re-sprayed maydo the trick.

KevinDudley,manager ofLiverpoolkitchen

refinishspecialist Matt

Finish, says:“Half the time

people don’t have totake the cupboards out,

it’s just their faces that needchanging, and sometimes people don’t want tospend a lot of money. Re-spraying transformsthe whole kitchen.”

WHICH AREAS WILL ADD THE LEASTVALUE?Depending on the area you live in, addinganother bedroom may just be overdevelopingyour home for your potential market. Also, it

may not be worth losing morevaluable communal spaces

or reducing the size ofspacious bedrooms to

create an extra one.

HOWIMPORTANT ISTHE EXTERIOROF A HOUSE?

A garden can notonly boost the value

of a property, butsome buyers will not

consider a home withoutone. Many also want a relaxing

outdoor space without the burden ofmaintaining it.

Products such as artificial grass can be idealfor turning paved backyards or rooftop terracesinto grassed gardens and Anthony Griffin, owner of Artigrass, says: “Artificial grass is alsogood for areas which don’t get sunlight, and it’smaintenance free.”

Paving over the front garden of a house toprovide a driveway may also be beneficialwhere on-street parking is pricey or difficult.

ARE THERE ANY SIMPLEREFURBISHMENTS THATHOMEOWNERS MAY BE UNAWARE OF?Not all refurbishments have to break the bankor involve weeks of work to have a positiveimpact. Start with first impressions by addinga new steel number or handle to your front

door.Elsewhere, a

straightforward lickof paint canmake roomsappearbrighter andgood as new.

AndrewCousins, director ofTile Fire Ltd,also suggestsreplacing wearyor damaged tilesaround fireplacescan restore character, and unique tiles in bathroomsand kitchens can “look a lot more expensivethan they actually are.”

If using vibrant tile designs though, opt for amore neutral style rather than a bold statementwhich adds too much of a personal stamp.

WHAT CAN NEGATIVELY IMPACTVALUE?Bad DIY jobs or wear and tear around thehome should be rectified. If work appears toneed doing then buyers mayconsider it to be workthat they’ll needto carry outand spendmoney on.

GUIDE TO...

There’s been an air of optimism around the housing market lately. For instance, the RoyalInstitution of Chartered Surveyors’ (RICS) latest Residential Market Survey shows signs of risinghouse prices fuelled by increasing numbers of prospective buyers returning to the market.Sales are also predicted to continue increasing over the coming months so, with this in mind,we’ve put together some tips on how to make your home reach its full potential on the market.

With a career spanning more than three decades, a trio of Grammy nominationsand success on both sides of the Atlantic, it’s no surprise that producer and

DJ Paul Oakenfold is regarded as somewhat of a legend on the electronic music circuit. With a new album on the horizon and a busy summer of DJ sets lined up, we caught up

with him ahead of his Creamfields return next month.

You’ve got a quite a history with Creamfieldsand Cream. What is it that makes it sospecial? My relationship with Cream isincredibly strong in terms of Liverpool, first andforemost, which is like my second home. I have awonderful relationship that spans many years andit boils down to the relationship with colleagues;clubbers - there are people from all over the UKwho used to come to Cream when I was there; andthe locals. They have a special way about them andtravelling from London every week to go to Creamreally meant a lot to me. I have good friends thereand there’s just something unique aboutLiverpool. It’s always drawn me to the city and I’mproud to be a part of what Cream has achieved. What have you got in store for this year’sCreamfields? I’ve nearly finished my album andI’ll be playing a lot of new tracks. Within the DJworld we all send one another tracks, so I’ll be

supporting the tracks from my friends and it’ll begood to be back. What I enjoy about Creamfields isI don’t tend to come, play and leave as I’d ratherhang out so I go and visit other stages. I’ll bewalking around out the front amongst the crowds, and just taking it in. It’s a long way for me to comeas I live in Los Angeles, so to fly all the way over Ireally want to be a part of it.Who are you looking forward to seeing?Prodigy are friends of mine so it’d be great to seethem, I’ve never seen Knife Party so I want tocheck them out, and Zane Lowe is a great DJ andI like what he plays. Where is the most interesting place you’veever played a DJ set? I’ve played MadisonSquare Garden and the Hollywood Bowl andthey’re not generally where DJs play, but I’dcertainly have to say the Great Wall of China was

the most unique place and at the time we did it, itwas so difficult to pull off as you had to getpermission from the government because of itbeing arguably one of the wonders of the world. You’ve also worked with some high profilepeople. Who have you particularly enjoyedworking with? I’ve been very lucky that peoplewho I’ve worked with have chosen me because it’snot like I can turn around and say I want to workwith Eminem - they have to come to you. When Iwas touring and remixing U2 and producing forMadonna, they were moments where I’d pinchmyself and think I’m very lucky to get thisopportunity so I’d have to say that I respect thosetwo artists. They’re iconic in a lot of ways but I alsothink they’re very good people so I was veryfortunate to work with them.If you could pick anyone, who would you stilllike to work with? At the moment with myalbum, which comes out next year, I’m all aboutfinding tomorrow’s talent today so there’s a bunchof new acts that I’m really excited to work with. There’s Miguel, who I’ve got two songs with on myalbum. I’ve also got a fantastic vocalist called ZZWard who is a blues female from America,

and there’s singers called LP, Alan Stone andGeorge Watsky. You’re referred to as a pioneer of dancemusic and DJ culture. How do you stay aheadof everyone else and find inspiration? I don’tthink inspiration comes from a certain place thatyou’re aware of, it can come from a conversation orit can just come from daily situations, like if youread something or you see something. I always tryand focus on being in the moment and lookingforward. Are you pleased with the way dance musichas evolved since you started out? I ambecause I think electronic music, or dance music aswe call it, is there to share. I’m not one of thosepeople who try to keep it underground and don’twant anyone listening to it. If a great record crossesover and becomes a pop hit then what’s wrong with

that? Also, it doesn’t bother me that now inAmerica they’ve finally caught up to what we’vebeen doing for many years. The crowd over thereare really having fun with it. They’re starting tocheck out a lot of the older music that we’ve knownfor a long time. Let them learn and be part of oursound and culture, our ways and dance music.Do you still enjoy making your own music andplaying it? Yeah I really enjoy it. I was spending alot of time in America and I moved there because I

was writing a lot of music to movies. About threeyears ago I was really missing DJing because I’dspent a lot of time away from it so I started aresidency in Las Vegas, which is only an hour fromLA. I was in the studio all week making music andthen at the weekend I would fly out to play myresidency. It was similar to what I did with Creamwhere every Saturday I was going to Liverpoolfrom London. It was like de ja vu because like withwhat we were doing in Cream all those years ago Iwas doing exactly the same in Vegas and it wascrazy, it’s such a big scene there now. You’ve had a really diverse career, what areyour highlights? The first film I scored –Swordfish with John Travolta and Halle Berry –was a really big moment for me because I didn’thave the experience. I was thrown in at the deepend and I was nervous and didn’t know if I coulddo it. You question yourself when you’re suddenlyworking on a huge project. It was a real momentwhere I could have sunk or swam. I thought I’vegot to do this, so I did research, went away andlearnt a lot and thank God I pulled it off. What are your plans beyond Creamfields? I’mfocusing on my album and it’s been a long timecoming. On my last two albums there were a lot ofcollaborations with a lot of different singers from alot of different genres. It’s the same again - it’s verymelodic and uplifting but what’s changed is thatwe now live in more of a mainstream world andelectronic and dance music is now very popular. We see that with some of my colleagues like Calvin[Harris] and David [Guetta]. Hopefully I can finishthe record soon and people can listen to it.

Tucked away in The Strand,Home Canteen is a hiddenhaven of warmth andwholesome food.

It may be set amongstLiverpool’s bustlingcommercial district, but therestaurant’s relaxedatmosphere is apparent onarrival.

Despite the clear glassfront, darker furnishingadds cosiness to the roomand during our visit, dinersseemed happy to while theevening away in its pleasantsurroundings.

As we perused the menu, for once I was thankful thatthe British summer haddelivered more grey cloudsand blustery winds, as trueto the restaurant’s namethere was a home-themedlist of comfort dishes onoffer that I was just in themood for.

The Garstang blue cheesecake with pickle (£6.50)immediately caught my eyeand, although it soundedpotentially heavy for astarter as blue cheese can bestrong, my love ofcheesecake as a desert mademe curious to try this

savoury version. It turned out to be a

clever take on the sweetdish, with the usual biscuitbase replaced by a thinpastry. The cheese itself wasalso light and flavoursomebut not overpowering.

My friend opted for thepotted brown shrimp withnutmeg butter and toast(£6.50). She was pleasedwith her choice, as thedelicious shrimp was servedhot and there was more thanenough of the crispy bread.

The mains offering wasfilled with familiar dishesand many had been livenedup with a creative twist ornew flavour, such as the mac‘n’ cheese with jalapeno(£8.50) and the mintedgarden pea mayo whichaccompanied the fish andchips (£12.50).

I went for the pie of theweek and mash (£9.50),which on this occasion waspacked with tender roastbeef and vegetables, andcoupled with a pot ofcolcannon mash filled withadditional green vegetables. It was a delicious but hugeplate of food and I felt like

I’d barely scratched thesurface before laying mycutlery down in defeat.

My dining partnercouldn’t resist a secondseafood dish for her main, and decided on the salmonand haddock fish cake withHome’ slaw and chips(£12). It wasn’t quite whatshe had expected, as whilethe fish was tasty it wascontained in a ball of batterrather than a lighterbreadcrumb coating shewas used to with a fishcake. The slaw alsoappeared to have beenreplaced with more of atartare sauce.

The chips, however, didimpress. Although a stapleon many menus they’reeasy to get wrong, and inthis case they were goldenand not too dry.

We had hoped to make itto the restaurant’s selectionof sweet treats, particularlyafter the waiter had hailedthe jam roly poly andcustard (£5.50) as a starattraction, but with thehefty portions we were yetto master the art of leavingroom. Maybe next time.

You can’t beat the taste of fresh, homemade food, and thanks to topnotch bakers around Liverpool it’s easyto enjoy it without spending hours in thekitchen. Whether you prefer deliciouscakes or a savoury snack, we’ve picked atrio of the city’s tastiest offerings.
