LINDEN HOUSE, CHURCH STREET, ROSS-ON-WYE, HEREFORDSHIRE, HR9 5HN A BEAUTIFULLY APPOINTED PERIOD TOWN HOUSE POSITIONED IN A CONSERVATION AREA CLOSE TO THE HEART OF HISTORIC ROSS-ON-

WYE AND COMMANDING A GLORIOUS OUTLOOK TOWARDS THE CHURCH AND CHURCHYARD OF ST. MARY’S.

Reception Hall, 4 Reception Rooms, Kitchen, Bathroom & W.C., 5 Bedrooms (3 En-Suite), Additional Kitchen & Shower Room & W.C. Delightful Flagstone

Courtyard, Pergola and Lawned Rear Garden complete with Summerhouse, Fruit & Veg Section and Garden Shed. Fine Views across Churchyard and to Chase &

Penyard Hills. Short Walk Town Centre. Excellent Motorway Connections.

LOCATION & DESCRIPTION: Linden House comprises a charming, Listed Grade II, four

storey period house which forms an integral part of an historic street just a few hundred yards

southwest of the ancient market house in the centre of the bustling Ross-on-Wye tourist town.

Despite this proximity to the hustle & bustle in the centre of town, the atmosphere at Linden

House is peaceful and calm, all principal windows enabling an unspoilt north-westerly outlook

across the tree planted church yard of St. Mary’s.

Since acquiring the property some 35 years ago, the owners have carried out extensive

refurbishment works to most pleasing effect. During much of that time the proprietors have

operated a successful bed and breakfast business, and it would of course be perfectly feasible to

continue that usage. However, we suspect that the qualities of the property might also appeal to

those who purely wish to acquire a freehold period residence in a wonderfully quiet yet

accessible location.

Positioned just a few hundred yards away in the conservation area is an area known as “The

Prospect”. This beautiful grassy square was laid out by John Kyrle, Man of Ross some 200

years ago, and commands a magnificent vista over the famous horse-shoe bend of the River

Wye. Many people are unaware that Ross-on-Wye was the birthplace of English tourism,

notable gentry and others coming to take the “Wye Tour”, observing both the picturesque

beauty and the industry and commerce alongside the River Wye.

Many town properties have only the benefit of a courtyard. Linden House has not only a

delightful flagstone courtyard with gravelled pergola area adjacent, but also a lawned garden to

the southeast, complete with summerhouse, fruit and veg section and garden shed.

Earliest records lead one to believe that the origins of Linden House date from approx. 1680,

the property later having a brick façade and other features added.

For those concerned with strategic location and accessibility Ross is extremely well placed, the

M50 motorway/A40 dual carriageway network both linking into the national motorway

system.
