STATUTORY TESTIMONIAT l, Steven Pantic of CS Development Group Pty LtdTrading as BETTER LIVING HOMES POBox 2375 Runcorn QLD 4113 Make the following declaration under the Statutory Declarations Act 1959: My associates and I were introduced to a property known as "The Green" which is an existing Retirement Village Resort for the over 50's, by lreneMay Brown. lrene was a pivotal participant of variousmeetings with the Logan Shire Council Strategic Planning and thereafteradvised us of the enormous potential this property hadto offer referring to the Development of Stage I (21 Homes) andthe further ongoing development of (40Homes) Conditional. lrene is fully responsible for the successful negotiations which took place between us and all the members of the Logan ShireCouncil in an effort to consent to the ongoing development of Stage 2, crucial to the finalpurchase of this property. After meeting at length with the LoganShire Council, SDD Holdings wasgiven the green lightfor the further Development of Stage 2. lrene's expertise in tactical negotiations was evident when the long process of drafting and executing 7 Contracts between the Vendors of The Green and our firm being The Purchasers finallyreached a successful conclusion for both the Business andthe property. During these discussions lrene hadto drive and meetwith my partners and I at Kelvin Grove and then had to make her way to Clonctarf (near Redcliff) to further negotiatethe deal. Needless to say this hard-working dedication included protracted daysand nights for lrene,in additionI was aware of her long hours as she would alwayskeep me informed of any updatesby text messages. As I usean l-Phone, I am aware from the phone calls and messages trail that she would be leavingthe sellers' property at 11.00pm and/or 12.00pm of an evening, arriving home at around 2.00am in the morning.

Make the following declaration under the Statutory Declarations Act 1959:

My associates and I were introduced to a property known as "The Green"

lrene is fully responsible for the successful negotiations which took place

After meeting at length with the Logan Shire Council, SDDHoldings was given the green light for the further Development of Stage 2.

lrene's expertise in tactical negotiations was evident when the long process ofdrafting and executing 7 Contracts between the Vendors of The Green and ourfirm being The Purchasers finally reached a successful conclusion for both theBusiness and the property.

During these discussions lrene had to drive and meet with my partners and I atKelvin Grove and then had to make her way to Clonctarf (near Redcliff) tofurther negotiate the deal. Needless to say this hard-working dedicationincluded protracted days and nights for lrene, in addition I was aware of herlong hours as she would always keep me informed of any updates by textmessages. I am of the f i rm bel ief without l rene's t i reless efforts and input with al l part ies

including the Lawyers, the deal would not have reached such a successful

conclusion whereby settlement takes effect this coming Thursday 30th

September 2O10.

Furthermore, I am of the strong opinion that al l of the current home owners

have the highest respect and adoration for lrene as she has taken all of them

into her heart as part of her genuinely kind personal i ty. Another l iv ing proof of

her warm disposit ion was the si tuat ion with the developers of the project

called Sala Homes, who went into liquidation and left a lot of the home owners

in extremely disastrous circumstances whereby they had to make

arrangements to raise further capital for the complet ion of their homes and

vested interest.

lrene also listed this property for Auction in March of this year when she was

working with Ray White of Browns Plains. lt reached a price at Auction of

St,0t0.000 however at the t ime the sel lers did not accept this bid as lrene had

generated 72 enquiries in her marketing campaign up to and after the Auction

date.

SDD Holdings signed Contracts for both the Business and the Property to the

total value of 51,645,000 yet lrene discounted her commission by $t,000.00 to

make sure the business deal would take place.

My Partners and I have total fai th in lrene's professional ism and consider her

to be a high profile agent with the successful marketing and sales of our

project being an Echo Environmental ly self contained Over 50's Retirement

Resort not only in Queensland but also Austral ia.

I wish to confirm we are al l very aware of the subsequent act ions and promises

made to lrene by the Principal of Sunflower Real Estate, Alana Peterson as

lrene was particularly excited she made the right decision to move from her

role at the t ime as a high-status agent with Ray White into a 50% Partnership

With Sunflower Real Estate. In particular, lrene firmly believed thisopportunity would have been mutually beneficial to both parties, as AlanaPeterson had acknowledged to lrene Sunflower was going broke.

Alana Peterson instantly realized that with lrene on board, the imminent saleof the Resort along with the sales of other properties, clients from all overAustralia and about S20M worth of listings would be great for her growningbusiness.

lrene has also shown me another one of her propert ies at South Macleanwhich has a large home and DA Approval for further development.

I total ly support l rene ethics in matters which have arisen with the Principal ofSunflower Real Estate namely Alana Peterson.
