Most days I will haveappointments all over the area for valuations,viewings and various other meetings. Wemanage almost four hundred properties for ourlandlord clients so we are a very busy office andjust the way I like it.”

YVL: It seems that you and the team offer alot to your clients, what advice do you give tolandlords and property owners in the area?

SW: “The rental market is booming at themoment as a result of the difficulties people areexperiencing in the sales market. There are somany more people looking to rent eitherbecause they can’t get on the property ladder orsimply because they prefer the rental lifestyle. So,if you are looking at becoming a landlord myadvice would be to speak to the experts and doyour research first. We have an open door policyand are more than happy to discuss the pro’s,con’s and legal requirements of becominglandlord as at first glance, it can seem a minefield!”

YVL: : Are there any other elements you canbring to the table for clients?

SW: “Absolutely, we have only touched the tipof the iceberg with what we offer. As well asmanaging properties for our landlords, we alsooffer a popular let only service which not allagents can do. In addition and as a result of therelationship we have with the residential side ofPetty’s we can also offer additional services tolandlords whether they need help sourcingpotential properties for investment or need to

YVL: There is sometimes a stigma attachedto tenants - is renting a home just for peoplewho can’t afford a mortgage?

SW: “No, not at all. In fact renting has nowbecome a lifestyle option for many people as itallows them to live in a good quality property ina desirable location for an affordable cost. It is nolonger just students and low income earnerswho rent but we regularly see families looking atthe three and four bedroom detached homes wealso have on our books.”

YVL: Do you have to get involved in anydisputes at all?

SW: “We do regularly have to advise tenants andlandlords on maintenance and arrange repairswhere necessary but this doesn’t tend to causetoo many issues as there are standards and legalrequirements that need to be upheld.Unfortunately though, we do need to ensurelandlords get their rent on time which isn’t alwaysthe case. It is our job to chase any arrears anddo our best to ensure any disputes betweenlandlords and tenants are quickly resolved sothis doesn’t escalate – this is why our initial tenantchecks are of the utmost importance.”

YVL: What about advice for those looking torent in the area, what can they expect fromPetty’s?

SW: “We ensure that all the properties on ourbooks meet our high standards and we advisepotential landlords of maintenance they need tocomplete to reach this standard before we rentthem out. I would advise that tenants never useprivate landlords as there is no guarantee thatthese will meet safety and fire standards or thatyour deposit is safe. YVL: So who are your clients?TS: Well, we have a variety of clients ranging from local people whoknow us by reputation as we’ve been in the business since 1973, toestate agents like Petty’s looking for damp reports on home sales. Aswell as that we do a great deal of work for local councils on residentialand council properties and even retained work at large country estates.

YVL: What are the typical problems that you can help with?TS: Often people have heard of rising damp but they don’t recognisethat this can just be one aspect of a damp problem. We deal with allaspects of damp and can identify and diagnose any deeper rootedproblems that may be the cause of more obviously recognised problemswhich we can then repair and advise on maintenance.

YVL: What makes Stone Oak stand out from the crowd?TS: Well, as I said we’ve been established since 1973 which is a longtime in this industry. We’ve seen a lot of competition come and go inthat time but we have remained and we still have the same dedicationas we did when we started. Our clients are guaranteed that all surveyswill be carried out by either myself or the company’s other partner BarrySmith. Quality and service are absolutely paramount for us and this iswhy our clients recommend us again and again. Every job we do is fullyguaranteed and completed by us in-house from start to finish. As wellas Barry and I who complete all surveys, all work including repairs,maintenance and the project finish is completed by our in-house teamwhich includes joiners and plasterers.

YVL: So tell us about your experience working with Petty,how does the relationship work?TS: We work with Petty’s very regularly and have done for a long time.When their clients go to them to purchase a house and that house is inneed of a damp, timber or wall tie survey or repairs, Petty’s recommendus to them as a chosen supplier. We then ensure that the property meetsthe standards that are required by the bank or building society in orderto secure their mortgage. Similarly, we work with letting agents a greatdeal who manage rental properties, they recommend us to their landlordclients or use us direct when properties on their books need treatmentor repairs in terms of damp and timber.

YVL: Finally, are you working on any big projects at themoment?TS: At the moment, we’re working on a variety of projects, includingwork for our regular clients as well as recommendations from Petty’sand other estate agents. We’re also working on much larger projects atthe moment including one that we have undertaken for BarnfieldConstruction and St Alban church, along with Waddow Hall. !

Your Village Life: What inspired you to get into property and lettings?

Neil Hodgson: I’ve been a motorcycle rider for over twenty years now butI’ve always been aware that it’s a young man’s game and a typically shortcareer. I wanted to invest the money I was making wisely and make sure I hadsomething to fall back on when I did eventually retire. I got into property in thelate 1990s and I have had a great success ever since. With constant rentalincomes and also buying and selling at the right time property can provide areliable income and something I am able to depend on now I have retiredfrom motorcycle racing.

YVL: What attracted you to do this in the Pendle area?

NH: Well I come from Burnley originally and I have lived all over the Pendlearea including Colne and Nelson so I know the area really well. I knew whichareas were good places to buy and which weren’t and I also had an idea ofthe property prices I could expect in the area. I now live on the Isle of Man butthe plan is to return to the Burnley area at some point full time. The arearemains a great place to invest in property with a great deal of good valueproperty available in good locations.

YVL: How have you found the experience of using Petty and yourrelationship with the lettings team?

NH: It’s been great, I’ve never had a complaint or any reason to lookelsewhere since I started working with the team back in the late 1990s. WhenI first approached Petty’s about managing my properties in the area, they werethe only company willing to give me a good deal and it’s certainly paid off asI’ve never looked at any other companies to manage my Pendle properties.The team are very efficient and get things done quickly and to a high standard.As long as I own rental properties in the Burnley and Pendle area, they will bemanaged by the lettings team at Petty’s.

YVL: What advice would you give to landlords and potential landlordsin the area?

NH: It’s an old cliché but it really is all about location, so many landlords arecaught out by taking on cheap properties that they can’t sell or rent out simplybecause of the location they are in. It is really important to do thoroughresearch on the area you are buying in before deciding to purchase a property.It’s so easy to look at the low price of a property and think it must be goodvalue, but if you don’t look past the property and into the area around it youcould so easily find yourself stuck with a house that no one wants to live in.

YVL: On a personal note you retired from racing back in April, whatare you doing now and what are your plans for the future?

NH: At the moment I’m in that in between stage, I only retired recently so I’venot quite decided what to do next. It seems funny to be retired at 36 and Idefinitely want to do some sort of work again but at the moment I’m not surewhat. For the time being, I’m going to enjoy some time off and take my timedeciding what to do next. I’ve recently invested in some land on the Isle ofMan which I’d like to develop for residential use which I can sell on and afterthat I’ve always had an interest in property so I’ll probably continue down thatroute. !
