market, we take a candid look into the daily

life of Petty’s very own Lettings Assistant,

Lesley Clarke, who knows all too well that the agency is

busier than ever before in supporting Landlords and

tenants alike across the region.

Here, Lesley briefly talks us through a day in her life…

First things first: The day always starts early with ameeting and catch up with the rest of the team on whathappened the previous day and any issues landlords ortenants are facing that need addressing. The team talksand that is the key as it is so important that we are allaware of every detail and every issue so that we can actpromptly should any client need an update.

One hour later: I spend no longer than an hour in the officeas for me, my day is spent on the road making sure that allthe inspections are carried out at the right time. Armedwith my diary, I go from house to house completing theinspection report on behalf of the Landlords who utilise ourfull property management services. It takes about 15minutes to complete each property and we repeat thisevery six months which gives the landlords confidencethat their property is our priority.

Lunch: One of the perks of the job is that no two days areever the same and I never seem to be sat in the same placeeating lunch! More often than not, lunch is on the go!

Throughout the day: Petty offers three levels of support,Bronze, Silver and Gold and so there is always somethingdifferent for me to do, whether that is an inventory, aviewing, meter readings, compliance checks or briefing theteam back in the office on any urgent matters. Attention to detail is paramount and so a lot of my time isspent dictating reports and also taking photographs toowhich simply protects both parties should an issue arise.

Memorable moments: Having been with Petty’s forfour years now, I can honestly say, I have seen it all!The lettings market is buoyant with properties movingquickly and I do love the pace of the job which keeps meon my toes. I have a lot of good memories and althoughit doesn’t happen often I do recall one day I was hostinga group viewing and each party wanted the house! Wegive clients the opportunity to reserve there and thenwith an application fee and it really was a fight to findme first!

Buy-to-let involves buying a property and letting it to tenants.But it should be seen as a long-term investment to provideregular income, not a get-rich-quick scheme. And it is

certainly not stress-free as dealing with tenants can be aheadache! You should also be aware of the risks. There might betimes when the property is empty and you have to meet themortgage payments out of your savings.

As recent years have proved, house prices do not always rise andif this continues almost a third of landlords will be in negativeequity — owing more on their mortgage than their property isworth — if house prices fall by 5% in 2011 and a further 5% in2012, according to credit agency Standard & Poor’s.

Against this though, would-be landlords must weigh rising rentsand yields. The yield is the amount of money a landlord receivesin rent over one year, shown as a percentage of the propertyvalue. If you paid £100,000 for a property and the annual rent was£5,000, the yield would be 5%.

HOW DO I GET A BUY-TO-LET MORTGAGE?You’ll need a specialist buy-to-let mortgage because banks andbuilding societies calculate whether you can afford the mortgagedifferently to standard home loans.

For starters, you will need a good credit history and a deposit of atleast 20%. Then you will also need to demonstrate you will receiveenough rental income to cover 125% of the mortgage interestpayments. The increased difference between the rent yourreceive and the mortgage interest itself is factored in to cover othercosts, such as maintenance, letting agent’s fees and safety tests.

Many buy-to-let lenders have rejoined the market afterdisappearing during the credit crunch, leading to lower interestrates so there are also a number of beneficial deals to be done.

SHOULD IBECOME ALANDLORD?Buy-to-let investments are enjoying a miniboom. Rents are rising because unfortunatelymany young people can’t afford to buy. Butshould investors be piling in when house pricesare falling and interest rates are set to rise?Here, Simon Westwell, Lettings Managerexplains everything a buy-to-let landlord needsto know...

WHERE AND WHAT SHOULD I BUY?A common mistake novice landlords make is to buy a house theywould like to live in themselves, rather than choosing a locationand property that will provide the best return.

Here at Petty’s we are more than happy to brief you on the typesof properties that are easy to let and how much rent you canexpect. For example, students will want to live near a university,families near good schools and professionals near a train station.

SHOULD I USE A LETTING AGENT?Our advice is yes, particularly if you are new to becoming aLandlord and also if you have a large estate which is becomingunmanageable. Letting agents can find tenants, draw upcontracts, collect rent and maintain the property. Most charge amonth’s rent paid for finding tenants and getting them checked inand out (known as ‘letting-only’) or they charge a greater monthlyfee for full management of the property, including arrangingmaintenance and ensuring all references are checked as well asvisiting the property regularly and submitting full and detailedreports to the Landlord. A good agent will have the necessaryexpertise to also ensure the property is being let legally andsmoothly. There is a great deal of red tape in the propertyindustry with an abundance of checks and legislation that has tobe adhered to and by utilising the skills and experience of thespecialists they will ensure you keep ahead of the game andoperate as a legal Landlord.

KELBROOK IS HOME TO A PIECE OF HISTORYMiddle Hague Farmhouse is a hidden gem steeped in character

and history and as we step inside, it is easy to see why it isalso registered as a Grade II listed building.

After the excitement of Wimbledon, many people findthemselves inspired to spend a sunny afternoon onthe tennis court.

However many enthusiasts are being put off their game by a commoncondition causing pain in the boney outer joint area of their elbow.The pain is experienced as a dull ache which gets sharper especially whenplaying a back hand or using wet, heavy balls, and if you are experiencingthese symptoms, it is likely that you are suffering with Tennis Elbow.

The condition is caused by a single exertion causing micro trauma to thetendon that attaches the muscle just above the elbow. Pain can be immediateor set in later around 24-72 hours after intensive, repetitious finger or wristmovements such as gripping. Typically the pain lasts anywhere between 3-12 weeks but can be a problemfor upto 6-12 months and longer if not treated and the aggravating factorsremoved.

The most effective way of treating Tennis Elbow is to rest or at least modifythe aggravating activities as much as possible. If you can’t avoid playing, thenalways try to warm up for at least 5-10minutes before starting and then applyice afterwards. Another option is to adapt your equipment, choosing either alighter racquet or choosing one with a larger handle so that you don’t have to‘over grip’ to hold the racquet firmly. Improving technique is another way ofminimising elbow pain, especially focussing on your playing posture so thatthe large muscle groups do all the hard work. The power for a cross courtforearm should come from the legs and trunk not the shoulder and arm.

Wearing a strap around the forearm just below the elbow may also help tooffload the muscle and reduce pressure on the injured area.If you do want to explore medical treatment, physiotherapy can help withmassage, ultrasound and laser speeding up healing and specific exercises tostretch and strengthen the appropriate muscles preventing reinjure.

There is some question as to whether Tennis Elbow is an inflammatorycondition or more a chronic degenerative condition and so anti inflammatorydrugs may help in the early stages but should always be followed by aregime of stretches and eccentric strengthening exercises. Other treatmentsavailable include steroidal injections, although their effectiveness is alsoquestioned and in many cases have been replaced with platelet rich plasmainjections if conservative treatments haven’t proven effective.

Of course there is always a note of caution... elbow pain may have anothersource, the neck, so if symptoms don’t improve get a physiotherapist tocheck out your cervical spine.If these symptoms sound similar, but you are experiencing pain on the insideof the elbow, you may well have Golfer’s Elbow, which again is generallyconsidered to be an overuse injury. Treatment and prevention is much thesame as for Tennis Elbow- just to the other side of the arm!

In each issue we like to take a step back in time and look at what makesour villages what they are today. Here, we focus on the little hiddenhamlet of Salterforth which dates back to the 13th century and where

the name ‘Salterforth’ is derived from ‘Salter’s Ford’. The reason? Thetown was originally a stop off point on the route between Cheshire andYorkshire, traced by the merchants transporting salt to the wool industry inBradford.

Nowadays, the village is a popular stop off point for narrow boatenthusiasts travelling along the Leeds and Liverpool canal, and it is inSalterforth, that the canal reaches its widest point.

The Anchor Inn, with boat moorings either side, is a popular landing pointfor those travelling along the canal, either by narrow boat, on two wheelsor by foot. The original inn was a regular stopping point for those on thesalt route to Yorkshire and stood long before the construction of the canal.In the 17th century when work began on the waterway, a tier was added tothe pub meaning the original building is now underground and the use oflime in the construction means that the lower building now homes aspectacular collection of stalagmites and stalactites, which the landlordoften gives conducted tours of.

A leisurely stroll up onto the top moors will be rewarded with arguablysome of the most spectacular views in England, best enjoyed over a tastydinner in the Fanny Grey pub! From this point, there are picture perfectviews of the Three Peaks and the sweeping Yorkshire Dales.

sporting career that takes her across the globe. With a

tournament scheduled in Jamaica later this year and

having already played in Australia and New Zealand in

previous tournaments, Natalie loves nothing more than

to return to her home town of Salterforth. She took time

out of her busy schedule for a chat with YVL:

Tell us a bit about you:

Well I currently play for Leeds Carnegie and the England Under 21’steam but I’ve also played for the England Under 17’s and Under 19’steams too and I’m also studying for my A-levels in Maths, PE, Englishand Media Studies at Nelson and Colne College. I have a really busyschedule and my training takes me all over the country. I’m often incollege from 9-3.30 and then off training over in Leeds from 6-10 in theevening but I love what I’m doing and hope to reach the WorldChampionships and the Commonwealth Games too.

Do you find that you get lots of support from

people in your area?

One of the things I love about living in Salterforth is the sense ofcommunity that it has, it’s really close knit. The people in our localarea know all about my netballing career and are really supportive,they’re always asking how I’m getting on with training and wishing meluck when there’s a tournament coming up. My teachers are fantastictoo, offering extra help or time so that I can balance my netball withmy studies. It’s lovely to know that there are so many people backingme!

With such a busy schedule, is Salterforth a good

place to unwind?

I’m really lucky to live in such a beautiful place, it’s so peaceful! I lovewalking up to the Fanny Grey Inn up on the moors for a pub tea!There’s nothing better than to enjoy the views over the valley withsome good food, it’s a perfect treat!

What do you think of sports provision in the area?

I think the news of the football university planned for Burnley isfantastic, lots of people enjoy sports and play for teams at school butdon’t carry it on once they’ve left and I think the new university willhighlight the importance of sports, but there’s always more that can bedone to get people feeling confident and enthusiastic about gettinginvolved with sports.

Or for thosewanting to play with a professional in the side, thearea offers Lancashire League Cricket withBurnley, Colne, Lowerhouse and Nelson.

Co-owners can own a property in one of two ways:• As joint tenants. • As tenants in common.

It is important to specify how you want to own the property when youare buying it, to avoid any uncertainty in the future.

Joint tenantsIf you own a property as a joint tenant, you will own the whole of theproperty together. You will not have a quantifiable share in theproperty and you will not be able to leave a share of the property inyour will. Jamie, now 41, started his career in June 1991 where he took to the stage at theLiverpool Playhouse with a role in Oklahoma the musical but now is more famous foracting roles in blockbuster hits like The Road to Guantanamo and small screenfavourites including Doctors, Holby City and Sunburn.

YVL caught up with Jamie from his home in Muswell Hill, London which he shares with hisactress girlfriend, Mary McCoy.

YVL: You talk with such passion about Pendle, do you still have family here?

JB: I do have such vivid and wonderful memories of growing up in Reedley and Brierfield. My parents emigrated to Australia for a short time only returning as they knew they wanted me to grow up and go to school in Lancashire and I am really pleased they did. In fact, my grandparents still live opposite the Burnley hospital I was born in and although they are separated now, both of my parents live in the area too – Sabden and Rawtenstallso I am still a frequent visitor to the area.

YVL: What do you recall as a child?

JB: One of my fondest memories is taking regular walks up Pendle Hill and I still love doing that today. I love the village feel and was a regular at ‘Jimmy’s’ cricket club but unfortunately that is no longer here today which is a shame as it was a real working man’sclub. At school, I met another actor from the area who has gone on to do some amazing things, John Simm, and we got up to some mischief together! We would always go in to Burnley on Christmas Eve and were regulars at Smacks and The Angels after a pub crawl. Times have changed though and now, I am much happier to stay localwith family and friends enjoying a nice meal or day out. I do like the Fence Gate Inn and finding new places to try each visit.

YVL: As an actor you obviously made the move to London, how does it differ from Village life?

JB: London is an amazing place but obviously a complete contrast to the life I know in Pendle. It does sound like a cliché but it is true that Lancashire people are the friendliest you will ever meet. Everyone is very personable and has time to chat whereas London has a faster pace to life. I do look forward to the drive back home, it is very calming and I hope to be able to spend some more time there very soon.

John: “I have been riding bikes for as longas I can remember but have only beencollecting them for about 40 years. It hasturned into a hobby really but unfortunately Idon’t race them like I used too! It isn’t just acase of buying one I like the look of, it is apassion to actually rebuild and renovatethem, in fact, I remember one looking like ithad been dragged from a canal and it hadn’trun since 1959! It only had 6000 miles onthe clock and look at it now.”

YVL: Is Val a bike widow or isthis a joint hobby?

John: “I wouldn’t say it was ahobby of hers but she is just asenthusiastic to see them whenthey are completed andgleaming on the lawn! Vintagemotorbikes are a family hobbyand although I stopped racingin 2002, our son is still a keen

racer and it is great to seehim carry on with such

enthusiasm.”

YVL: Finding the right home for thebikes was just as important as findingthe right home for you. What madeyou choose Foulridge?

Val: “We have lived in Fence for 26 years butthe time was right to find the retirementhome we dreamed of. Our son actuallyspotted it on the website, we had a viewingthanks to Petty’s the day after and put anoffer in on Monday! The farm was built in1640 and it just oozes original features whichwe love. The area is a bonus, we love Pendleand there are stunning walks and bike routeshere too, from the Dales and Settle to RibbleHead, Devil’s Bridge and Skipton Old Road.”

YVL: Was the move an easy one?
