It seems the rental market here in Ashburton is growing at astronomic rates with the demand for houses at a record level with multiple applications for the same property within hours of them being listed. We are renting good properties in a matter of days at present.

The tenants are all very aware and competitive when it comes to applying for homes. The best applications are those who have references, bank statements and personal references – similar to a CV like they were applying for a job. Such details really do make an application standout when we have so many applications coming across our desk on a daily basis.

We advise our landlords to prepare their rentals as they would expect to live. A good tidy rental attracts good tenants.

Always instruct a reputable company with a good local history to look after your most important asset, look for a company that is experienced, qualified and most importantly accountable to provide you with a service second to none. We believe this is a good time to find a tenant willing to pay a very strong rent with excellent credentials and a long term rental view. We would encourage you to come and talk to us to see how we can help you make your rental investment a true success.

Landscaping

No mowing, No watering, No bugs - sound good?

Page 8: Guardian Property, 6 September 2013

mid canty real estate

Designers including Petite Green, Miniscapes and Bosky have given a 70s fad a very contemporary sensibility.

“Each terrarium is its own little world within the jar,” says Melbourne’s Petite Green, who also makes mossariums - terrariums that contain mostly moss and small figurines.

Patrick Ryan, the founder of Bosky, describes his charming creations as little gardens in open-topped glass jars.

“The 70s terrariums tended to be sealed and there was a lot of coloured pebbles and layers going on. I find them too over the top - I work with basic colours,” says the sound engineer.

The earliest terrariums were glass boxes called Wardian cases, designed by Nathaniel Bagshaw Ward, who published a book in 1842 called On the Growth of Plants in Closely Glazed Cases.

Now these elegant, pint-sized ecosystems are back in vogue as time-poor and space-challenged city dwellers seek to bring a slice of low-maintenance greenery indoors.

“All it needs is a bit of water once a week,” Ryan says.

“Find a nice spot for it in the home - somewhere where it doesn’t get too much direct light.

“At some stage you’ll need to prune. That level of interaction is a good thing, so you’re connected to it.”

Ryan, who stumbled across the hobby about two years ago, failed in his first attempt to create a terrarium.

“I enjoyed the process a lot, so I persisted.”

After reading more on the topic, he succeeded with his mini-greenhouses, which are lush arrangements of moss, wood and fern with figurines, such as roaming deer.

He now has a thriving business and is currently making a large terrarium to be installed in the wall of a Melbourne chocolate shop.

“It’s a lovely way to spend your time,” he says.

Pebbles, gravel or sand

Activated charcoal (activated means it’s been through a process where it’s made more porous)

Coir or sphagnum moss

Potting mix

Plants

Water in a spray bottle

Ornaments

Method:Place a layer of gravel or pebbles in the container, about 2cm deep. Add a layer of activated charcoal. Wet it.

Add a layer of sphagnum moss, which will stop the potting mix from settling into the lower layers of the gravel and charcoal. Add potting mix, at least 4cm deep.

To start planting (indoor plants work best) you may need to reduce the size of the plants’ root ball to fit the space you have. You can trim up to half the roots and the plants will be fine.

Arrange the plants with the tallest one in the middle if you want to view the terrarium from all sides.

Water the plants with just enough to settle the roots in. Make sure you keep your terrarium away from direct sunlight and from heaters.

Home Heating

Up the heat - not the cost Choosing a heater is about as confusing as

it can get. The secret is to understand a little about the different types of heaters,

then buy one that suits your needs and your oily-rag pocket. There are three different types of heater to consider: radiant and fan heaters, oil-filled or convection panel heaters, and climate-based heating systems.Radiant and fan heaters use an element and a reflective surface to provide spot heat, some have a fan to propel the heat. They are as con-venient as they are portable and cheap to buy, but (there is always a “but”) they are inefficient and therefore expensive to use. Natural-gas ra-diant heaters are cheaper to operate, but if one takes into

account the additional cost and shorter life of gas appliances, and their need for regular main-tenance, the savings are dubious.Oil-filled or convection panel heaters are passive heaters that gently heat the air. They do not pro-vide a blast of hot air (as radiant and fan heaters do) but are an excellent way of heating a room. Most come with a thermostat and timer.Thermostats control the amount of power your heater uses by switching on and off to maintain your desired room temperature. Timers auto-matically turn your heater on and off at times that suit your needs. In other words they use less power and give you more control over room temperature at the most efficient times.Climate-based heaters are in effect air-condi-tioning units as they pick up the natural heat from outside your home and pump it inside. In summer, they work in reverse to cool your home. The advantage is they are cheap to run, costing about half as much as other heaters, but they are expensive to buy.

To summarise, if you want to heat a room look at an oil-filled type heater. If you want

a quick blast of hot air, then a standard radiant heater is for you. Those who don’t

mind spending big bucks up front should look at a climate-based heating system.Having decided on the type of heater

that best suits your needs, the next task is to decide the right-sized heater for your

room. This is not all that dif-

ficult to calculate.Heaters come in different kilowatt sizes. To determine the number of kilowatts you need, measure your room in cubic metres and multiply by 35.If your room has a floor area of 6 x 4m and a 3m stud height, then it measures 72cu m. It takes 35W to heat a cubic metre so multiply 72cu m by 35W and you get 2520W, or 2.5kW ... so you will need a 2.5kW heater.Measure one of the rooms in your home to do the calculation yourself.Step 1. Length x width x height = cubic metres of room space.Step 2. Cubic metres of room space x 35W = total watts required.Step 3. Total watts required divided by 1000 = kilowatt heater required. Here are a few other space heating tipsFor those who have water-heated radiators, pin or staple kitchen foil behind the radiator. This deflects the heat into the room rather than al-lowing it to heat the wall.Use a timer on oil heaters. Have it turn the heater on a couple of hours before you get up in the morning.Reflectors in heaters should be kept clean and bright.Using an open oven as a space heater is expen-sive and downright unoily-raggish.

Gardening

Spring Cleaning is SprungNow is the time for scraping off the legacy of win-

ter - the moss, mould, lichen and gunge from paths, driveways, fences, outer walls and guttering.

Spring cleaning is an investment in time, effort and money and it’s worth protecting the longevity of the home. First, though, let’s clean up some myths about cleaners. Bleach is an excellent germ-killer and stain remover, but it doesn’t actually clean dirt and residue. It’s best to buy environmentally safe cleaners and not just biodegradable.

When you get started cleaning outdoors it’s a good idea to start high and work to low.

Roof - Buy a specialised product, then scrub and hose off.

Gutterings - a ladder, a pair of heavy duty gloves and elbow grease. Hose down afterwards and then invest in gutter guard so those leaves won’t be such a problem next year.

Outer walls - good old-fashioned hot soapy water.

Windows - outside first, then, good luck, get your teenagers to do the insides.

Paths and driveways - water blasting.

Fences - water blasting but reduce the pressure for wooden fences.

Decks and patios - use an old-fashioned broom to sweep away leaves then a deck cleaner to get rid of mildew, pollen and fungus.

Outdoor furniture - a multi-purpose outdoor clean-er for plastic and metal furniture or a specific wood cleaner.

Barbecue - some degreaser, a wire brush and a bit of effort.

Pool - Get it cleaned, filled and water in great shape ready for summer.

Shade - make sure the umbrellas, shade sails or awnings have been given a clean (check labels for suitable cleaners) and are in good working condi-tion.

If this all seems too much or you don’t have the time, invest in some expert help.

Gardening

Vertical Gardens - trendy or tacky?Wide open spaces, mountainous

vistas and expansive gardens. In Mid-Canterbury we are blessed with ex-cessive space that many people living around the world are not so fortunate to have, so when we garden locally, it tends to be in the traditional sense of the word. But an ever-growing shortage of space and a cold concrete-feel in many cities across the world have inspired new and unique ways to bring the green back into the urban jungle.

Even the trendiest of city slickers long for a little bit of nature to inject in their home and work environments. Enter the realm of the vertical garden. Verti-cal gardens have become all the rage in landscaping, and are starting to make their mark in New Zealand homes.

Vertical gardens are the topiary of the future. They are essentially frameworks of plants that are arranged on the side of a building or wall, or some take a dif-ferent approach and arrange a selection of plants in frames such as a bookshelf. These breathtaking, upward expanses of greenery are sprouting up worldwide as public art, covering public and residen-tial buildings, and functioning as space-conscious home gardens for those who like to indulge in the trendy.

The fun in this type of gardening is that every element can build a different look,

whether you use useful plants such as herbs and lettuces, colourful flowers or spiky succulents. This high-reaching form of gardening has become of world-wide interest as it offsets a space’s car-bon footprint while also being aestheti-cally pleasing.

Many worldwide large-scale architec-tural projects are now planning to use vertical gardening as a way to improve the environment within the city, as well as provide a beautiful, natural contrast to the metallic neighbourhood in which it’s located. But planting a vertical gar-den in your own home can offer many benefits, even if you already have plenti-ful space for gardening outside.

A vertical garden taking up a large sec-tion of wall, either inside or out, can sig-nificantly reduce the ambient air tem-perature of a room, making it a natural way to stay cooler in summer. It offers thermal and acoustic insulation as well as the absorption of dust and particles, so it keeps your house cleaner. The aes-thetically pleasing nature can increase the value of your home, and it creates a calming environment to live in.

As land sizes reduce and many of us contemplate living a smaller, more sim-plistic lifestyle, it would seem that the only way to garden, is up.

EXECUTIVE HOMESTEAD WITH PROVEN INCOME

Page 14: Guardian Property, 6 September 2013

Spring has finally arrived – not that you would have noticed in the past couple of days – and hopefully the

months of challenges of getting your washing dry outside should be over. That is if you have a suitable clothesline, and it is in the right spot.

Installing a clothesline isn’t a difficult job, in fact it’s the perfect DIY project. And a good clothesline should be on the checklist of essentials when it comes to selling your home.

There are many clotheslines on the market that will suit your washing amounts and the amount of space you have in your back yard.

You can choose from the traditional hoist clothesline that many of us grew up with or a space-saving retractable line, or even a fold-down version.

You wil need to erect it in a spot that

receives the most sunlight, and preferably away from tress and view if possible.

If you are installing a fold-down or retractable clothesline in a small area, choose an outside level wall that receives the most sunlight.

No mater what type of clothesline you install, you’re going to have to dig a hole.

A hoist clothesline generally recommends area diameter and hole dimensions for concreting its central pole into the ground. Simply follow the recommendations for hole depth, wet the inside of the hole, place in clothes-line and pre-mix concrete with water. Make sure to poke out air bubbles and check the vertical level with a spirit level and allow concrete to cure for 24hrs. Once the concrete has set, simply follow the installation instructions provided by the manufacturer.

Dry soil can absorb moisture out of the wet concrete therefore weakening the stability. To prevent this lightly, spray water inside the hole before filling it with concrete. If you mix your concrete in a wheelbarrow, wet your wheelbarrow first to make the cleanup easier.

When you purchase a wall-mounted retractable or fold-down clothesline, the mounting components are usually supplied. Simply choose a suitable wall location with no obstructions and good sunlight.

Make sure you identify the weight capacity of the house before mounting. Level and attach the wall brackets then follow the assembly instructions. If the wall isn’t strong enough, ground conversion kits are available.

Preparing for sale

A good clothesline essential

If you have a good quality old-school clothesline that is looking a bit worse for

wear, there could be plenty of life left in it by simply restringing it by replacing the wire.

The quickest way to restring a clothesline is to start in the middle and work up to the upper most point. Before you start, measure out the line you need to thread the top three rows, and stretch the line across each row, adding a bit extra.  If you have a four arm clotheline you will need four times that length to complete the top three rows. Tie a loose loop in the line to mark the spot. A good tip is to roll the new clothesline cord off the coil and lay it out in the garden so it will pull through easily.

Thread the line through the lower eyelet and through three arms so you have the line half way around row three. Hold

onto the end of the line after threading it through the arm tp prevent any tangles. Now pull all the line through to the point where you tied the loop. Thread up the other half of row three and pull all the line through. Thread the line through the upper eyelet on row three and then up to the lower eyelet on row two. Restring half of row two pulling all the line through, now thread the other half of row two, use the same procedure to thread up the top row.

When the top rows are complete measure out how much line you need for the lower rows, again use one side of the line and stretch the line across each row and allow a bit extra, so for a four arm line you will need four times that length. Thread up the lower rows using the same procedure.
