Buyers aren’t silly - they know you (as the seller) have a price in mind. If you hide it from them they will use the following 3 ways to try and fi gure out what you want.

Now here is the interesting thing - the agent has often convinced the seller to market without a price. Yet when asked, they will often tell the buyer how much the seller is want-ing.

As soon as the agent mentions a fi gure - there has just been an ask-ing price set. Why not save the buyer some hassle and just tell them from the outset?

However, lets assume that the agent gives the buyer no indication about the price whatsoever. The frustrated buyer, still trying to fi gure out how much you want, will have to resort to asking the agent.

If you know anything about our real estate market you will pretty quickly

fi gure out that RV’s are not a reliable way of judging market value.

Some are too high, some are too low, some are about right. The point is - do you want the buyer basing their judgement of your price on the RV?

If your RV is too low, the buyers will be basing their off er on a low fi gure. If the RV is too high, the buyers may think you are unrealistic and go off to fi nd something else.

All a buyer has to do is start with a low price search and work their way up until your property pops up. Bin-go, the buyer now knows the bottom of what you are expecting (or thinks they do)

What do the marketing experts say?

Basic marketing 101 tells you that there are 4 basic ‘P’s of marketing - Product, Price, Place and Promotion. It doesn’t say Product, Place, Pro-motion - hide the Price.

Can you think of any other major industries who use ‘No Price” marketing to pro-mote their products?

You would think that international brands like Nike, Apple, or Toyota for instance would have some pretty top end marketing expertise on their side. So if ‘no price’ marketing was so great, why don’t they launch their products into the market without a price?

Because they know that you will actually attract less buyers if you don’t display a price. Buyers simply hate it when there is no price stated.

The fi nal decision on how a prop-erty is marketed is the vendors and this will be infl uenced by the agent chosen to sell the home.

It is such a pleasure working with clients who

love wallpaper and the look and feel it brings to a room.

Not only can it introduce pattern but also texture, depending on the wallpaper. I am very much a tactile person, I love textured walls, I'm one of those mums whose kids used to give me the pep talk about not touch-ing things before we went anywhere - as I touched everything as well as feeling the textures on walls and fab-rics or furniture.

There is nothing more inviting than feeling gorgeous textures as you run your hand over something.

With such a variety of wallpapers in colour and texture, how do you de-fi ne the choice?

You certainly have less choice than paint and it may be more expensive, but the atmosphere is defi nitely dif-ferent with a papered room. It can appear warmer and more alive, de-pending on the type of wallpaper you use. And you will end up with a more individual look in a room rather than something everyone else has.

Think about what the room is go-ing to be used for. How much abuse are the walls going to get? If it's a kid's bedroom, you'll need something

pretty sturdy. Don't just choose the paper by colour - you can do that by painting the walls.

That pretty pink and lavender wall-paper with the delicate fi nish might look great in your little girl's bed-room, but if she's prone to drawing on the walls or if the room is dual purpose and takes a pounding you'll need something scrubbable and more user friendly.

That's not saying that delicate col-ours are for delicate surfaces.

Read the wallpaper labels to make sure you're buying something that will suit the situation. Washable, scrubba-ble or delicate means just that.

We made the mistake years ago when our children were little and put

dark green wallpaper in the passage in our Boydfi eld St home. It was defi -nitely a heart decision as I bought it for the colour and pattern and it was vinyl. It looked great, a traditional col-our and paper for a character home.

I thought that since it was vinyl it would cope with the knocks but alas no. In no time at all, Hamish - who was about 3 at the time - had marked the wallpaper the length of the pas-

sage. He had a little push motor bike he used to scoot up and down the passage on.

Unfortunately he sometimes got a little too close to the wall and the handlebars would scrape the surface off the paper leaving white lines. Per-haps no paper would have handled

that much punishment, but if the col-our had been lighter in colour you wouldn't have noticed it as much.

If it's a feature wall in the bedroom or walls in a formal lounge, a more delicate paper might be in order. Per-haps the formal dining room is where you can put that deep red wallpaper with the hint of gold through it. Very dramatic with red wrapped around the dining room as at night, when the room is lit for dining, the walls often just disappear.

Bathrooms that are constantly used by the family need to have good solid papers, especially if the bathroom has a constant problem with steam. If the wallpaper is too light it may ab-sorb moisture and take a while to dry, causing problems with mould. But don't be put off by the thought of the steam, it is just a matter of choosing the right paper for the right situation and have fun with it.

Wallpaper is fun, maybe a little ad-venturous for some or challenging but it is well worth the eff ort.

Pairing opposites may or may not be the recipe for a good marriage, but it's

defi nitely an exciting approach when it comes to

interior design.Here are four secrets for working the magic of

high-contrast decorating into home design.

One of the most eff ective ways to play with opposites in decor is to pair dark and light colours. Some of my favorite dynamic duos? Black and white. Navy and cream. I love to pull these and other high-contrast colours together when designing because of their wow factor.

My dining room features navy walls. If the entire room happened to be this deep, dark colour, it would be a little too brooding for my taste. So I painted the trim and the paneling, which covers the lower portion of the walls, in cream. The cream keeps the space from taking itself too seriously by brightening the overall appear-ance of the room.

Black and white, a perennial fa-vorite of mine, is gaining strength with interior designers again. We're seeing it popping back up at market

and in the work of new designers. It's never gone out of vogue in my heart because it's such a timeless classic.

You can also use high-contrast col-our combinations in furnishings. Just place a light-colored piece of furni-ture next to one that is dark. Bingo! Accent your light or dark sofa with a mix of contrasting pillows. If you have dark hardwood fl oors, zip them up with light area rugs.

Another of my favorite techniques for high-contrast decorating is to cre-ate tableaux that include both refi ned and rough elements. We wanted to make an elegant silver tea service even more arresting, so we brought in some visual contrast by including a gritty garden statue in the display. The pairing of these two unlikely partners makes them each all the more beautiful.

Look around your home and see what type of refi ned and rough piec-es you have, and then mix them to-gether in a display. Maybe it's a china soup tureen or English footbath fi lled with earthy moss balls. Or a primitive wooden dough bowl cradling crystal candlesticks.

A natural place to blend refi ned and rough is in outdoor rooms. A

weatherworn cement table stands in my courtyard year-round. It seems ironic to cover this rugged piece of furniture with a gorgeous custom ta-blecloth, doesn't it? A delicate urn on the table doesn't belong out in the yard - or does it? It does at my house. When I entertain outdoors, you'll fi nd my best pieces on the al fresco dining table, from heirloom china to crystal water goblets.

My style is ever evolving, and I'm in-creasingly in love with the clean and simple contemporary accents that are so hot today, like colorful pottery. But an unshakable bedrock of my style is using organic elements in eve-ryday decor. To create a high-impact, high-contrast look, I use them both, together, in my decor. I often display items that are made out of natural materials with those that are not. For example, I may place a lovely drinks

service on a wicker tray. Or fi ll a china bowl with stones or nuts.

What natural treasures delight you? Collect things you fancy as you walk in the woods or along the beach, then add them to your existing decor.

=Sometimes there is no replacement

for using well-made, high-quality pieces in your decor. I feel that way about upholstered furniture. You defi -nitely get what you pay for. But when I can, I love to cheat, opting for pieces that look super-expensive but are a bargain.

If you wander through my home, you'll see pieces of great value mixed together with those that are inexpen-sive. Often, they are hardly distin-guishable from one another.

I embraced this marriage of inex-pensive and expensive in my 20s, when I was too broke to purchase more than a few nice things for my apartment.

I would save my pennies and buy one or two investment pieces, then fi ll in with low-cost pretenders. An-other example is the place setting, where I grounded the display of china on inexpensive placemats.
