Multi-offer clarity urgedAgents are on notice to make multi-offer
situations clearer for buyers and sellers.
Real estate agents have been told to better explain how multi-offers work and have been put on notice by the Real Estate Agents Authority to ensure sellers understand the complexities of multiple offers for their property.
The REAA says multi-offer situations can be confusing and it continues to receive complaints about them from the public.
It now wants selling agents to not only provide information about the multi-offer process, but to also make sure potential buyers understand the implications of being involved in these situations.
“There is often confusion around time-frames in a multi-offer process, especially where the potential buyer thought they were the only party interested in a property,” the organisation said.
It says potential buyers may be suspicious about competing “last minute” interest in the property they
want to buy and says prospective buyers need clear information to help them understand what they need to do next if they want to buy a property.
The REAA said real estate agents should clearly explain the multi-offer situation and that the potential buyer has the chance to submit a new offer that should be their “best” offer.
The organisation wants all real estate agencies to have policies and procedures for the process they will follow when a multi-offer situation arises and to provide clear information to vendors and buyers.
The REINZ has a Best Practice Guide for multi offers and this is available for buyers and sellers to read if you are unsure of the process. A multi-offer form should always be signed by the purchaser declaring that they have been informed of the process, when the offers are going to be presented and by whom.
Required process
The most important requirement is to ensure that all parties understand that they are participating in a multi-offer. The customer or proposed purchaser needs to be aware that from their perspective they have to put in their “best and highest offer”. The customer or prospective purchaser must be made aware that they may only have one opportunity in terms of making their best offer but, notwithstanding that acknowledgement, the proposed purchaser or customer should also be made aware that the vendor may choose to negotiate to the exclusion of others or indeed negotiate with all interested parties.

Tiling a hearthIf you need to replace
your logburner before the winter chill really sets in,
you may want to tile the hearth.
Tiles are inherently fireproof, which makes them suitable for covering a hearth, protecting the surrounding floor area from heat damage and making an attractive addition to your home.
And while tiling a fireplace hearth may seem like a job best left to the professionals, with a little patience and know-how, it is an achievable DIY job.
Tiles let you create patterns and intricate designs in your hearth, or you can use plain tiles to make a more subdued statement.
Any floor tile is suitable for use on a hearth, and they are installed just like you would on any other floor surface.
If you are wishing to tile a hearth before installing your new, council-approved logburner, you will need to check the specifications before you start to make sure the hearth will be the right size. Then, as long as you
have a good foundation and layout, the job should be relatively straight forward.
1. Ensure that the hearth pad is level and has an adequate surface for adhering the tiles. If the existing hearth pad is concrete, apply an acrylic bonding agent before tiling. If the existing floor is wooden, coat it with adhesive and screw a sheet of cement or tile underlay on top. Allow to dry for 24 hours.
2. Lay out the tiles you intend to install right on top of the hearth pad without any adhesive. Use this dry layout of the tiles to determine the pattern of the tiles as well as the layout. Begin your layout in the front centre of the hearth and move out evenly to each side for a balanced layout. If installing the tiles using an offset pattern, adjust the layout accordingly until you get tiles of equal size on each side. Use tile spacers to ensure straight tile lines.
3. Cut the tiles to fit the perimeter of the hearth on a tile wet saw and return them to the dry layout to double check their fit.
4. Remove the tiles from the hearth in the opposite order you laid them down in and set them nearby.
5. Spread a small amount of tile adhesive onto the hearth pad with a trowel. Spread the mortar with the flat edge of the trowel,
then comb the mortar with the trowel notches until it is uniform in thickness.
6. Press tiles into the mortar adhesive in the same order you determined in your layout, twisting the tiles and pushing down any high tiles to ensure they are even.
7. Allow the mortar to cure for 24 hours, then grout the hearth. Spread the grout over the tiles with a grout float held at a 45-degree angle to the hearth. Turn the float closer to 90 degrees to scrape off any excess grout from the surface of the tiles.
8. Allow the grout to set for half an hour, then wash down the surface of the tiles with a slightly damp grout sponge. Rinse and wring out the sponge thoroughly every few passes over the tiles to ensure you remove any excess grout. Use the corners of the sponge to help shape the grout lines if necessary. Allow the grout to dry for 24

June is a good time to tidy upStart with your asparagus
patch. Unpicked asparagus spears grow into ferns which can get
over a metre tall.Once the ferns are completely brown and dry, trim them off at ground level and put in your compost bin. Weed your bed and mulch it to stop weeds germinating.
When the new spears start emerging in early spring or when the weather starts to warm up, you can start applying liquid fertiliser.
Next in the tidying up list is rose pruning. Before you prune, spray your roses with lime sulphur – this knocks off all the leaves and sends them into a dormant state. It also gets rid of diseases like rust, scale and black spot.
Once you’ve given your roses a light prune with hedge clippers – give your trees, including fruit varieties, a prune as well. Don’t forget your strawberry patch will need some attention too.
Now is the time to divide your strawberry plants and remove the runners. Your main plant won’t fruit
forever so it’s important for it to grow new plants to keep producing a fresh supply of fruit. But it’s equally as important to remove the surplus runners/new plants so they don’t compete for nutrients from the soil with your main patch.
Here’s how to do it: split your strawberries and keep the new plant off the runner (the little stems running off that go on to make new plants) closest to your main clump.
Remove the other runners and new plants and dispose of them, or grow your strawberry supply by planting them elsewhere in the garden.
Lastly, cut all the leaves off your
hellebores, otherwise known as winter roses – this will help produce taller flower stems.
Once you’ve finished tidying up, you can get your soil ready for more planting by fertilising it. A good fertiliser for this is nitrophoska blue - available at your local garden store. If your soil is wet and hard, or your lawn isn’t drying out, try using gypsum. Gypsum breaks down soil and encourages drainage. If you spend time fertilising and caring for your soil now, you’ll reap the benefits come spring.
Now for the planting. June is a good time to plant your garlic and shallots. The general rule of thumb is plant on the shortest day of the year (June 21) and harvest on the longest day (December 21). But any time from May until end of July is fine.
It’s also a good month to start replanting or planting your native trees while the soil is nice and wet but not too boggy
from winter.
And now for maintenance. The weather is getting cooler now – so remember to check your cauliflowers aren’t getting hit by the frost, and fold over their leaves to protect them.
If you’ve already planted your broad beans, check they aren’t falling over. If they are, stake them by putting a stake at each end of your crop and wrapping string around them all.
Lastly, watch out for slugs and snails.
