Winter gardensJust because it’s winter,

it doesn’t mean you can’t have a beautiful,

productive garden.A winter garden can produce fresh

herbs and vegetables, and flowering plants can bring life and color to chilly outdoor areas.

Getting out in the garden when it’s colder might not be that attractive an option, but maintaining a winter garden takes no more work than a summer garden.

The work does differ a bit though.

If you’re creating a new winter

garden, location is key, and you need to pay attention to outdoor areas throughout the day so you know what areas get the most sunlight during witner months.

Sunny spots are also usually open, and that can be a problem in a winter garden. The garden area must be well-lit, but also somewhat protected from chilling winter winds. Look for areas near trees, fences and buildings that will provide some shelter for the plants.

When you’ve chosen your spot, it’s important to start growing plants early. Grow ornamental plants in the summer garden bed or in trays so

they can be transferred to the winter garden later, while edible plants can be placed directly in the winter garden.

Begin planting winter-blooming bulbs, like hellebores, in early spring so they will come to life at the end of the year.

No matter what the plant though, all plants need protection from cold temperatures and heavy winter weather. A tip is to surround winter garden beds with rows of PVC pipe, material that’s very affordable and easy to obtain. Place a row of pipe on either side of each garden bed. Use the pipe to hold plastic in place,

so garden beds can be covered and protected against snow, frost and extreme winter temperatures. Alternatively, the winter garden can be protected with row covers. The fabric helps hold heat in around plants.

Winter may be cold, but that doesn’t always mean rain, and it’s important to keep a winter garden well-watered. Most winter plants thrive in moist conditions. Harvest as often as needed to encourage new growth, and keep plants protected from damaging frost at night. With good care, the winter garden can be colorful and highly productive all through the season.

Strawberries – the summer fruit for anywhere and everyone

Strawberries are one of the most popular edible

plants to have in the garden. And it’s not hard

to work out why.They’re tasty of course. But they

have a couple of other great factors going for them. They can be eaten straight from the garden – always a plus. But more importantly they can be grown just about anywhere.

It really doesn’t matter what size of garden you have or whether you even have a garden at all. Strawberries can be grown in almost anything – a cut off drainpipe, a planter box, in the garden bed, in a hanging planter and more. As long as they can see the sun, and your garden bed or ‘planter’ is well-drained, you can expect great growing results.

Strawberries are best planted in June or July. Or, if you live down south, probably best to wait until August when the soil is a little warmer.

Once you’re ready to plant, head to your local supermarket or Bunnings and grab a couple or more Awapuni Nurseries strawberry bundles. Each bundle has around four plants which should produce upwards of 60-100 strawberries come Christmas. My theory is fill the space you’ve got with as many plants as you can fit. I personally don’t think you can ever have too many strawberries! As with all plants, soil preparation is important. Strawberries prefer a soil pH of 5.8 to 6.2, which is slightly

acid, so you shouldn’t need any lime.

You can enrich the strawberry bed by digging in potash and composted vegetable matter to provide a boost of food for the plants as they grow, and fowl manure to reduce the pH.

Planting in a pot or container? Use a top quality potting mix and for an extra boost of goodness apply a liquid fertiliser to the mix.

Before planting raise your garden bed by mounding the soil. This will encourage circulation, drainage and can add depth to shallow soil.

Plant your seedlings around the edges of your garden or pots to encourage the strawberries to hang over the sides and prevent the fruit from touching the ground and rotting.

Dig a hole 10cm deep and place the seedling inside. A deep hole is required to give the roots plenty of room to spread out and grow but be careful not to bury the plant. Pack the soil firmly around each seedling. Plant each seedling around 300mm apart from the next.

Once planted it’s important to keep them well watered at all times. When the weather starts to warm up during spring it’s a good idea to surround the seedlings with

peastraw or newspaper to help keep away weeds and retain water. The more moisture they get the juicier the fruit will be.

Place netting or wire over you plants when they begin to produce fruit. This will block out birds and ensure you get to eat the strawberries yourself.

In spring, add another dose of general fertiliser to your strawberries to encourage sturdier plants that are more disease resistant heading in to the warmer months.

Then sit back and wait till Christmas to enjoy the sweet sensation of your own hard work.

Once your strawberry harvest has finished, if you’re using hanging baskets or similar containers, it’s best to pull out your strawberries and plant new ones after a year to freshen up the soil (don’t forget to use new potting mix).

But if they’re in your garden, your strawberry patch will last a couple of years. After this you can simply use a combination of your runners and new plants to create a new patch.

Rural ReportWinter is now very

much upon us, the cows have finished milking

for another season and the crops successfully

harvested. An outstanding if somewhat unusual Autumn of warmth and growth has meant generally most farmers are heading into winter pretty well-heeled in terms of feed, with some continuing to irrigate right through May to continue to produce surplus feed.

Rural real estate transactions have been intermittent; we have had a busy Autumn with good quality farm listings on the market however we have experienced in some cases a ‘stand-off’ position by potential purchasers, who are just waiting to assess the market. This lack of boldness is driven by the continuation of news of soft agriculture commodities markets and more specifically grain and milk. Interestingly enough land prices have remained firm in Mid Canterbury and any land that has changed hands has done so at good

levels, showing little sign of a drop in value.

We are seeing some potential purchasers holding off buying until they see more pressure come on land values, however at the time of writing we have nothing to indicate a drop in land values, and as history has told us if you wait too long you will miss out.

Oil prices have started to recover and we have had some positive results at the Global Dairy Trade

auctions. The highly anticipated 2016/17 season forecast milk pay-out of $4.25 per kg/MS may seem like a weak result, however it is a lift of nearly 9% on last season’s pay-out and hopefully a sign of a recovery. Alas guessing the bottom of any market is an impossible task.

Farmers continue to remain resilient as they ‘farm their way through’ this tough period and look to the future, with a rapidly growing global population it only means more mouths to feed. As I have said before New Zealand and more specifically Mid Canterbury, is very well suited to primary production and can do so with lower costs than most other countries.

It is really important in this environment to stay positive, look forward and manage your businesses efficiently as possible, and remember it is always darkest just before the dawn.

What to look for when buying

Buying in a syndicate

When you’re looking at buying a house, it’s important to

remember the house you’re looking at could well be your home for

the next 20 years.So it’s important to make sure you

spend time checking it out, and look for even the minor details, to ensure it’s a place you’ll be happy with.

Here’s some things to look for:

Is there storage? Storage space is often overlooked by home buyers, but you need to think about it when looking at a house. Where will you keep your vacuum cleaner, all your towels and bedding, kids toys, and all those boxes of junk we all have.

Is it damp? A mouldy smell, flaky plaster and watermarked walls or ceilings could be a giveaway a house is damp, so make sure you look closely near the

ceiling and around skirting boards.

Is it structurally sound? Keep an eye out for any big cracks – if you find some, you might need to get the house checked by a professional. Hairline cracks won’t be such a problem, but look at areas like extension joins, bay windows and end-of-terrace walls for any signs a building could be structurally unsound, and if you see any major cracks, get it checked.

How old is the roof? Replacing a roof is an expensive exercise, so if a house has an older roof which is likely to need replacing at some points, that should be taken into account. Some newer roofs have a life expectancy of only 15-20 years.

What are the windows like? A great indicator of the state of a house is the state of external window frames. If people have taken

care of those, it’s likely they’ve taken great care of the rest. If a house is double glazed, also check that’s intact. If there’s condensation between the glass, it could be faulty.

Which way does the house face? Afternoon sun is a winner in most people’s books, and most houses these days are built with that in mind. But if the house you’re looking at is older, it might pay to look at the positioning of windows, and taking into account how much sun the house will get, and at what points of the day.

How much of the house’s appeal, is staged? Everyone likes to make their house look appealing when it’s for sale. There might be a cosy fire lit, or delicious smells coming from the kitchen, or a cleverly placed mirror making a room seem much larger than what it is. Make sure you don’t get fooled by clever staging.

First-home buyers struggling to gain a foothold into heated property markets are

being urged to consider purchasing in a syndicate to improve their buying power.

There’s a lot of talk about how difficult it is, in heated real estate markets, for newcomers to buy that first property, and some property experts say the answer to that could be to buy property in conjunction with a group of others.

It’s not an uncommon structure in the commercial property world, groups of individuals pooling resources to purchase properties, and there’s no reason why it shouldn’t also work for residential properties.

The number of home owning partnerships in New Zealand is on the rise, and it many cases it’s partnerships between parents and children, as the older generation look to help the younger generation into their first home, and it’s expected that such arrangements will continue to grow with key markets around the country remaining heated.

The trick to a successful property syndicate is doing your research and making sure you have a water-tight partnership agreement, so there is

an agreed course of action, should any problems arise or circumstances change.

It’s also important to make sure you know and like the people you’re buying with, and that all eventualities are considered, and to make sure any agreement includes a dispute resolution process.

Key matters the syndicate agreement should cover off include:

• What happens if one partner wants to sell before the others?

• What happens if different partners are investing different amounts?

• How will any maintenance and operating costs be divided?

• How will any capital gains or losses be divided?

• How will the mortgage be structured and repaid?

• Are you buying as a company, or as individuals, or tenants in common?

It’s important to cover all bases because partnerships can turn bad very quickly, so people need to be thorough and transparent.

The best idea is to limit the number of people involved, and to give it a fixed lifespan that everybody agrees to. The more people who are involved the harder it will be to keep everybody on the same plan.

ENERGYWISE says there are simple DIY fixes to

make your home warmer, easier to heat and more comfortable – it’s worth

thinking about these before the cold weather

really sets in.Gaps under doorsCheck for gaps under your doors. You can fit draught excluders, either brush strip types or for external doors, spring loaded automatic seals. Damaged rubber seals around aluminium joinery can easily be replaced.

Door snakesUse door snakes in front of your internal doors– these are available from many hardware and homeware stores or you can make your own.

Hinges and catchesCheck whether hinges and catches are loose and tighten them up with

a screw driver. Weather stripping, which you can buy cheaply from hardware stores, can be used to seal gaps around many doors or windows – it’s an easy job. If you get draughts from around door or window trims, seal behind them with clear or paintable sealant.

Unused fire placesYou will get a lot of draughts roaring through an unused chimney. Block the chimney with a rubbish bag filled with shredded newspapers.

Make sure no one tries to light the fire with a blocked chimney.

DownlightsDraughts can be a real problem with older style recessed downlights. The best solution is to replace these old style downlights with modern IC or IC-F rated LED downlights that can be insulated over.

InsulationIf your house isn’t insulated or the insulation is old or needs topping

up, you will struggle to stay warm.

You may be able to add the cost of insulation to your rates from $9.00 a week – talk to your council. Or you may be eligible for free insulation under Warm Up New Zealand: Healthy Homes if you are on a low income and have children or older people in the household. Go to www.energywise.govt.nz to find out if there is a project in your area.
