It seems the market is still surging for-ward at a rapid pace, we have the occa-sional day or two when the phone rings a little less but predictably its short lived and the offi ce is buzzing with new enquiry. The staff here have seen it all, 252 years be-tween them, nothing is surprising I guess. Everyone has their view and the whys and wherefores – The rural guys have some bi-zarre and frankly unfathomable reasons but I have to admit a lot of the time they are right. Could the reason be the high migra-tion to New Zealand, in fact it hit a 10 year high in September with fewer kiwis leaving for Australia and more new migrants arriv-ing. Westpac senior economist seems to think the gain was due to New Zealanders staying put and an increase ( at above av-erage levels ) of new immigrants. For the record NZ saw a net gain of 2,700 people in September in simple terms more people arrived than left! This translates to more people needing places to live – the signifi -cant number mean it will have an eff ect on the housing market for the short to medium term. Certain banks including Westpac con-clude house prices are expected to keep ris-ing in the year ahead though at a slightly slower pace, despite the headwinds of the reserve speed limits on low deposit home loans. The exodus to Australia after the 2011 Christchurch earthquake was a huge con-cern but net losses have fallen since late last year. In addition the massive mining invest-ment boom has had the breaks put on and unemployment in Australia is expected to hit 6.5% next year. This is a clear indicator Australia is becoming less and less attrac-tive. The Christchurch rebuild is attracting

much skilled labour, particularly from reces-sion hit Ireland and Northern parts of Eng-land. The Strong dairy sector is a little closer to home in Ashburton, as a rural agent I’ve witnessed a very healthy incline in the val-ue of our farms, after all Mid Canterbury is the jewel in the crown as far as farming in NZ is concerned. Whatever the reason we are all enjoying a very buoyant market with positivity amongst buyers and sellers. Cer-tainly not a frenzy but moreover a healthy demand.

The key is of course discipline. A mortgage owner is forced to invest otherwise they lose their

home, where as a renter can do what they like with their excess cash. If they invest it wisely they can be in a much better fi nancial position that someone who chose to buy their home, or they can choose to live a lavish lifestyle of fun, with less of a fi nancially secure retirement.

It comes down to priorities. Enjoying your life now, or making sacrifi ces now to possibly enjoy a fi nancially secure retirement. However the only certainty in life is that nothing is certain.

The advantages of oil-based paints, which require clean-up with mineral spirits and tend to have more VOCs, are:

• attractive gloss• good “levelling” (brush strokes fi ll themselves in to create a smooth fi nish)• hard, durable fi nish

As a result, even though the majority of paint sold today is water-based, oil-based paint remains popular for glossy woodwork, doors, and furniture, as well as demanding surfaces such as fl oors.There is a defi nite shift away from oil-based paints in the industry. For instances when an oil-based paint would be preferable, but you desire a water-based product, some companies now have “waterborne enamels”. These paints look and behave much like oil-based options, but deliver improved environmental performance.However, be cautious when switching to a water-based paint if the surface has previously been coated with an oil-based product, as the new paint may not stick. The outcome depends significantly on your choice of builder, yet many people make that important choice on a whim, on estimate or on a recommendation.

There’s no right answer when choosing a builder, but there is a right and wrong way to make the choice. With thorough research and investigations, you can follow the path to the right builder, the one who really hits the nail on the head when it comes to bringing your vision to life.

Your builder’s experience and expertise can affect the decisions you make while building your home. The difference can be the creation of the home of your dreams or just another home.

Don’t be shy about asking. If they are a reputable builder, they will want you to know their credentials. If you receive resistance or comments such as “Geez can’t you just take me on my word” then back up the horse because you have found yourself a cowboy.

From the builders’ experience, you will come away with a list of references and a portfolio of previously completed projects. Are you looking for a one man artisan who pays attention to every detail in your home? Or is it important to you that your home be built on a tight schedule and problems and challenges are addressed quickly and

efficiently? Take the time to look at the range of homes they have built. If they all look the same, it may be that the builder is more comfortable working off a simple set of plans. This isn’t necessarily a negative if this is the sort of house you are interested in, it may mean a significant cost saving if the completion date is fast. If the houses are all unique and intricate it means that your builder is likely to be happy to think outside of the box to create a truly unique masterpiece to set your home apart from any other.

Be sure to follow up with your list of references and ask the following specific questions;

Did the builder stick within the budget and were there any additional expenses at the end that weren’t included within the contract?

Was the build completed on time, and if not what were the specific reasons behind any delays?

Was the builder easy to deal with throughout the process, did they return phone calls and how open were they to adjustments during the build?

After you have spoken to a few references you will soon get a feel for which builder is going to suit your specific needs the best, depending on which area is of most importance to you, budget, time or flexibility.

When you approach the builder that you

feel will best suit your needs, ask for a written estimate. If you already have floor plans from an architect, take these with you as you will receive a more accurate estimate. Look carefully at what is covered in the estimate. Some builders may omit small details such as a garage door, or steps to the front door to make the overall price look smaller, so make sure every detail is covered. Also look at amounts quoted for small items such as lighting fixtures or cabinetry. They may be quoting for budget level fixtures, but if you know that these features are important to your design and it is likely you will choose more expensive options, be sure to ask the builder to adjust these figures accordingly to give you a more realistic expectation.

Get estimates from more than one builder if you are unsure.

Ask your builder about liability insurance and ask for a written summary of what they are covered for, including the cover of sub-contractors that they have employed on-site.

Once you receive your contract in writing, make sure you ask your lawyer to look over the details. They will have a better eye for spotting dodgy clauses or for picking up on crucial elements that may have been missed. It’s your livelihood, so don’t take a casual approach to the details, otherwise it may just become your nightmare instead of your happy every after.
