Though a lot of people think a real estate career is easy money, there is a lot more to it than that. Real estate can be a very

rewarding career choice for just about anyone. Those entering the field have quite varied backgrounds and skill sets. You don't need to be a "salesman". This is primarily a service business, and serving your clients well will contribute to your success.

Any given day, you may bump into a real estate salesperson who's a semi-retired business executive or school teacher. Many have found it to be a natural transition from another sales career and more fulfilling to boot! After all, you're helping people in what is usually the largest financial transaction of their lives. That's not to mention the emotional impact of changing homes that may be in completely different areas of the country, or even the world.

If you question a group of brand new salespeople, you'll find very diverse reasons for choosing a real estate career. Many love the "helping people" aspect, while others want to exercise their independent nature and be their own boss.

As most real estate salespeople are independent contractors, they're able to set their own work schedules

and build their businesses in the ways that they want. Develop their client base, decide on their own personal brand and marketing and grow their business as their own. It is all up to you, there are no limits for growth of your real estate business, but you need to incorporate good business skills and develop effective marketing.

Being successful in a real estate career isn't "rocket science," but it isn't "as easy as falling off a log" either. Entering the business with realistic expectations and a plan for overcoming obstacles will help to avoid becoming a statistic.

In real estate the 80/20 rule applies especially to income. 20% make a good income and 80% make the average which in 2012 was as follows:

Be financially prepared for lean years in your new business

Not entering the business with adequate financial resources is a common reason for failure. It's not just having enough cash on hand to make it to the first commission. It's also making a plan and a budget that is realistic in estimating expenses, allows for the unforeseen and hopefully includes a budget for marketing.

In order to become a licensed real estate agent in New Zealand:

• You must be 18 years of age or over

• You must be a fit and proper person to hold a licence – we will carry out a police check. If you have convictions you may not be considered to be a fit and proper person

• You must have the required qualifications

• You are not prohibited from being licensed for any of the reasons set out in section 37 of the Real Estate Agents Act 2008.

Continuing education

• All licensees are required to complete 20 hours of continuing education each year. You are required to demonstrate you have completed this in order to renew your licence.

• You need to complete 10 hours each of verifiable and non-verifiable continuing education (10+10)

• Continuing education has two parts – Verifiable and Non-Verifiable. You must complete 10 hours of each before you can apply to renew your licence each year.

• This is known as “10+10 continuing education” and can be carried out over a 12 month period.

All licensees are expected to understand and comply with the Real Estate Agents Act 2008 and its regulations, and also to understand and abide by the Code of Professional Conduct and Client Care.

The stakes are high and so are the penalties

If charges are laid with the Real Estate Agents Disciplinary Tribunal the penalties can be

• Ordering that a person’s licence

be cancelled or suspended

• Ordering that their employment be terminated and that no agent employ or engage them in real estate agency work

• Imposing a fine of up to $15,000 for an individual or up to $30,000 for a company

• Ordering the licensee to pay compensation for actual loss of up to $100,000 to the complainant.

If the Complaints Assessment Committee finds that your behaviour is unsatisfactory conduct it can

• Censure or reprimand you

• Require you to apologise to the complainant

• Require you to undergo further training or education

• Order that you reduce, cancel or refund fees or rectify an error or omission

• Fine you up to $10,000 (for an individual) or $20,000 (if a company)

• Order you to pay costs to the complainant. These are set by the Complaints Assessment Committee.

In summary real estate is a career option worth considering. It is very hard work and very long hours but the rewards are there if you are able to stay in the industry long term. It takes time to build a reputation where people trust you to do the business for them. It takes time to learn to be adaptable to different people – to know when to be serious, when to be funny, when to be supportive and when to be assertive.

It is difficult to deliver bad news in a nice way whilst being considerate of people’s feelings. Often the truth hurts but the message needs to be delivered.

and a long term plan.

Building a house to call home.

There's a lot to consider if you've decided to build a house: there's finding the land to suit your lifestyle - and budget – and the decision of how to build.

Are you in a position to project manage or will you go with a lead builder or company to take the pressure off?

It's a big undertaking, but building the ideal house is worth it in the end to many.

It means getting the right style or design specifications you want in a brand new home tailored for you.

Rotary Club of Ashburton, with the help of lead builder Grant Love Homes, started their house building project in October.

They are building a 227 square metre four-bedroom, two-bathroom home on an easy care 700 square metre section in Braebrook Drive. It will be sold to raise money for children's literacy programmes.

But while the house is not for them, it is being custom made to suit any potential owner, and needs to be done right.

Rotary Club of Ashburton member, and building project sponsorship co-ordinator, Walter Van der Kley says building a house means getting the right people involved from the start. Lead builder Grant Love, of Grant Love Homes, was well-known to those on the project's Charitable Trust. The Charitable Trust was set up for the project and any potential future projects by Rotary Club member Neil Sinclair. The chairman is fellow club member Roger West.

Grant had previously worked with some members on other building projects.

"We have worked together for many years and Grant is well known to other members of the trust. He has been involved in other buildings and is very experienced," Walter said.

"It's important to make sure you

have the right designer and the right builder. Most issues in the building industry hinder around those key people," he said.

Ashburton company Chilton and Mayne Architecture modified an existing building plan to suit the width of the section and the individual requirements for the custom built house.

It now captures the afternoon sun and has an indoor/outdoor flow perfect for entertaining.

The two living spaces are separated by a central kitchen with bi-fold doors opening out to a patio area. It will be an original in the area.

"(Chilton and Mayne) also put in for the (building) permit and got it out the other end," Walter said.

The community project has seen many businesses, and individuals, offer different levels of assistance along the way.

They include Antrim Developments, the developers of Braebrook subdivision, who have provided finance during the construction and of which Walter is a shareholder.

PlusSigns has assisted with front Rotary signage and updated sponsors list, ColourPlus assisted with colour consultancy, Dominator Garage Doors assisted with two sectional Cedar garage doors, Firth assisted with concrete and bricks, Martin Excavating + Contracting

(MEC) assisted with site scraping and removal, Canterbury Long Run Roofing - roofing, Elite Scaffolding - outside scaffolding, Ashburton Scaffold - inside scaffolding, Ashburton U-Hire - fencing, Shearmac Aluminium, Smith and Church - appliances and air conditioning, Trends Kitchens - TriStone hard surface bench tops, Spray Marks Graphics and Fields International Ltd - signage.

It will be landscaped by Rotary Club members.

Walter said to ensure the project was professionally completed, they had used only experienced and reputable professionals.

"Generally the people

we have used we have had a relationship with in the past. There is no body we don't know, which is one of the benefits of living in small community," he said.

"It's a massive liability (building a house) and if you get it wrong it's pretty scary for those involved, so it's important to have knowledge of those doing the work."

His advice to other people looking to build was to make sure the draughting was right, and know and check the builder out through previous references, or just ask around.

He also suggested people use well-known and recognised tradesmen which "takes a lot of stress out of any home building exercise".

Trying to keep your bedroom wardrobe tidy can be an effort, for that matter keeping any storage space in your house in order is at

Flying a kite is an exhilarating feeling as you see it take to the sky in a whoosh, and control its dips and dives as it catches the air.

Spectacular kites of all varieties, from beautiful hand-painted tapa cloth to monstrous flying beasts and every shape and size in between, will again flutter and soar over New Brighton Beach on

Streets Kite Day, delighting children and adults alike.

Kite makers from around the world travel to attend this impressive event.

Why not try making and decorating your own kite and test it out on the sea breeze or buy one from

The Kite Shop on the day. Spot prizes will be given to some kite-flying kids.

Even if you don’t have a kite to launch, you can watch while enjoying an ice cream or fish and chips on the beach.

New Brighton Silver Band will perform beside the promenade and buskers will entertain in the amphitheatre.

Don’t forget a hat and sunscreen.

Practical details We have a gorgeous camping area on Waihi Bush Organic Farm, alongside 15 ha of virgin native bush, and a river with swimming holes.

We have running tap water from our own spring and composting toilets (smell free), and there is a pizza oven and BBQs available.

There is lots of parking for cars and buses, with gravelle d access. Pets must be controlled at all times.
