Industry Comment

Wow, what a couple of weeks for dairy suppliers supplying milk

to Fonterra. Last weekend’s admission of Fonterra’s “bugs” in the system yet to be completely resolved. The annoucement started as some of the best news for New Zealand dairy farmers and the New Zealand economy as a whole with Fonterra’s proposed predictions of new seasons payout being around the $7.50/kg of milk solids mark, and the dividends on shares being 32 cents, making a total of $7.82/kg of milk solids which would be one of the better payouts in recent times. Last season’s payout of mid $6.00/kg of milk solids was good but not as good as this. However we must always remember this is a predicted price not an actual payout and we have seen in this past good early predictions only to have a few changes in the world’s financial climate to end up a lot less come end of season. Never spend the money until it’s in the bank! Last weekend’s news of contaminated milk powder products coming out of Fonterra is just the sort of thing that can put a new spin on things for all of us. I find it quite scary how New

Zealand’s economy and especially Mid Canterbury’s economy can be so effected by just one mistake by one large company such as Fonterra. Although Fonterra is an independent co-op it shows me just how dangerous it is to have so many of our economic eggs in one basket. Fonterra’s name as far as the overseas importers are concerned, is New Zealand’s name and not only does it affect Fonterra it also has a large flow onto the rest of New Zealand’s milk and food products. Mid Canterbury is the food basket of New Zealand it affects us all. I still have trouble believing Fonterra knew about this contamination in the milk powder in May 2012 and it has only now come to the light of day. Sometimes these larger companies feel they can treat us like mushrooms by keeping us in the dark. This news was always going to get out, it was just a matter of time. Surely their PR system should have resolved this way before now. All in all this season the rural market has been very strong and seems to be going from strength to strength with unprecedented enquiry on dairy grazing/conversion and dairy units of all sizes. The interest rates are still low and most banks seem to be very positive towards rural lending as they are in the business of supporting the

agricultural sector any way possible. A new dairy season begins along with a new selling season, all looks good but if nothing else the past two weeks just shows you never really do know what’s around the corner.

With the recent mild weather, you could be fooled into thinking winter is over, and with spring just around the corner, you may be thinking about preparing your home for sale.

But whatever the season, good insulation and heating are still high on the wish list of many potential property buyers, so a well-insulated home is a great place to start adding value and saleability to your property. And let’s face it, a warm home is essential to happy and healthy living.

There are a variety of insulation products available for both underfloor and ceilings, all offering excellent insulation ratings at a variety of prices. You don’t need to spend a fortune to add a lot of value. And remember that most prospective buyers will more than likely ask the selling agent what sort of heating and insulation your home has, so make sure they have the right information to pass on.

In this article, we will look at the main forms of insulation - ceiling and underfloor. Both are relatively easy to install yourself if you don’t want to get the professionals in.

Ceiling:

Ceiling insulation is generally the easiest, cheapest and most effective insulation to install in your home.

It is also easy to see if you have any, and what condition it is in by looking in the roof space. If there is some insulation, you may simply need a top-up layer, or if it is wet or damp in areas, or has been damaged. it may be easier to remove it and start again with a new layer.

If your insulation is not below the level of your joists, a blanket type insulation is ideal as it rolls out over what is existing.

Choosing the right level of insulation is done using a measure called ‘R-value’.

These values measure the ability of the insulation to resist heat flow or sound. The higher the value, the greater the effectiveness of the insulation. To work out how much insulation you need, draw a plan of the outside of your home and measure the perimeter of each area to be insulated in metres, multiply the length by the width to give the total area in m2.

Select the correct insulation and the correct R-rating for the area you live before you calculate how many bales of insulation you need.

Coverage area per bale varies with different types and grades of insulation.

Roof cavities and underfloors are dusty and glass wool insulation can irritate your skin, so wear protective clothing.

When you are ready to install, place the packs onto the roof area and start from the farthest point from the manhole and work back.

Insulation should be cut slightly oversize for a friction fit, and leave a 25mm minimum clearance around vents, chimneys and downlights. Do not cover light transformers as this can become a fire hazard.

Underfloor:

Once you have taken care of the ceiling, it is time to move underfloor.

Underfloor insulation is also a relatively inexpensive way to help make your home warmer.

There are three different types of underfloor insulation. Foil types which work on reflection, fibre types and polystyrene types. The different products bring different qualities to your home. Polythene down first on the ground helps stop any rising damp and makes installing insulation a lot more pleasant.

Foil insulation works as a convectional and radiant barrier. The main advantage of foil is that it stops rising damp and is great for working in tighter areas as they are installed in blanket format.

The general rule with fibre forms of insulation is that the thicker the product, the better it works. The most popular form of fibre underfloor insulation is polyester. The key advantage of fibre types of insulation is that they allow the floor to ‘breathe’ while still offering great thermal qualities.

Many of the guidelines for ceiling insulation can be followed when installing underfloor insulation.

Joist spacings under the floor can often be uneven, so you will need to keep an eye on your measurements and cut accordingly.

Each piece of insulation needs to be cut at least 30mm wider than the distance between the joist faces.

Slip the insulation into place, pushing one edge against the face of the joist and up to the underside of the floor. As you push the other side into place against the opposite joist, the edge will fold down the face of the joist. This method helps ensure there are no gaps between the insulation and the joists.

Take care not to cover wiring with insulation and cut insulation around plumbing, pipes or sub-framing.

A little time improving your home’s insulation now may pay off when it comes time to sell.

I MUST confess I switch my TV over on a Sunday to avoid Renters. The horror stories continually shown are enough to discourage potential investors from ever purchasing rental properties and are a gentle persuader that existing

The reality is far from the horror stories the show so often portrays and it frustrates me to see the constant negativity when we actually very rarely deal with situations like that, more often than not seeing a far more positive side of rental investments.

As a landlord you need to manage your property effectively by doing the following: - Take pride in the presentation of the property in order to attract the best standard of tenant possible. - Carry out appropriate checks rather than taking tenants on face value. Don’t be rash in making a decision. It is better to have a vacant property than a tenanted property with ongoing issues. - Ensure all necessary rent and bond is paid up front. One can almost guarantee

future rent arrears issues if money is owing from the outset. - Have a thorough tenancy agreement with good terms and conditions. - Check rent payments weekly and follow up missed rent payments immediately with a no leniency policy. - Carry out regular inspections to ensure the property is being well maintained and cared for by the tenants. Of course there are risks but your job as a landlord is to minimise those risks through effective management to avoid disasters as seen on TV. The reality is some people should not be landlords and that’s where having a property manager comes in. The long and short of investing in property is to enjoy what you do. If you are not enjoying it you can be sure things will not go well, so best take the problem away and let someone else manage it for you. If you are enjoying it, great! There are some fantastic rental prospects on the market so perhaps it’s a good time to add to your portfolio. If you do something well, keep doing it!
