Seven tactics for selling

Redfin (a United States based real estate

company) outlines facts borne of scientific data and analysis that should be read and understood by all property owners

and agents alike. The data might be from the US, but the relevancy to New Zealand I don’t think would be disputed. Applying a local interpretation provides this summary.

1. Don’t overprice your property – clearly the age old dilemma of the vendors expectations being beyond the rational desire of the buyer to pay what they believe the property is worth. But did you know the impact of a protracted sale on the ultimate price?

2. Set your price to show up in web searches – A lot of buyers will search for houses within a certain price range. All properties listed on websites need to have a price range wide enough to capture buyers in higher and lower price brackets.

3. Best day to list a property – the US research says the best day to list is Friday, classically this is when the weekly magazines come out, but did you know that most searches on realestate.co.nz are undertaken on a Monday lunchtime – listing on the weekend with an email alert on Monday morning

can coincide with the peak searching at work on Monday mornings

4. Stay engaged – pretty logical as your property is your most valuable asset so applying the time to the selling process would be a good investment in your time. Don’t list and walk away, continue to talk to

your homeand listen to your agent they know what is happening in the market and should be giving you constructive feedback and ideas on how to get the sale.

5. Market the property online – with over 80 per cent of real estate searches starting online this is logical. Added to this is the fact that each listing on realestate.co.nz is viewed for an average of 77 minutes per month; with the website recording well over 100,000 hours of viewings per month by over 240,000 unique viewers

6. Don’t move out of your house when selling – the US research shows a reduce price results as a perception of a distressed vendor.

7. Don’t list when others around you may be suffering mortgagee sales – a panicked marketplace is not the time or the place to sell

Clearly there are many more – presentation, decoration, photography etc, but it is compelling to see the statistics supporting these key 7 tips. If you are after some more advice re marketing your home then don’t hesitate to contact one of your Professional Real Estate agents.

Now is the time to get under way with some of the hardier vegetables, if you have not already made a start, in your vege plot.

I spent some time cleaning up the compost heaps and transferring the best of the compost into trenches in the garden. As the compost is very mature and not in any sense green, it can be used for most crops, even carrots.

I started by planting out some lettuces this week. The number of lettuce varieties available in nurseries has increased amazingly in the time I have been gardening. At one time all we could find at this time of the year was “Webb’s Wonderful”, the great old Iceberg-type lettuce with crisp leaves. As summer approached, we switched to “Great Lakes”, a less crunchy but more heat-tolerant variety less likely to wilt in summer.

Today, each nursery seems to have a different range, but there will be a wide variety of oak leaved types, as well as some crinkly varieties, some yellow ones, some red ones, definitely some butter-headed types, and maybe even some plain green ones!

This year we have planted some “Drunken Woman” — I have always

wanted to see a drunken woman in my garden. This is an Italian heirloom variety with attractive, bright green leaves that have frizzy edges in deep bronze. It is one of the loose leaf types with a dense centre, and looks very pretty if that is one of the criteria you have for the vegetable garden. I have also planted out a row of “Red Oak”, another of the loose-leaf types that you can pluck leaf-by-leaf rather than harvesting a whole plant. This is a very good idea if you have a small family—you can just harvest the leaves on a daily basis, and use them absolutely fresh from the garden. I find it pays to grow a good succession of plants if you are using this technique, as you will probably not allow the plants to grow so large.

For the Head Gardener and I, a punnet every two or three weeks is plenty.

If you prefer an old-fashioned crispy type you could try “Ice King”, while I also like “Lollo Bionda”, which has crisp leaves with ruffled edged leaves.

At this time of the year, lettuces should be in full sun and in richly fertilised soils. They are one vegetable that needs to be grown as quickly as possible because quickly-grown plants develop the best flavour and crispness. Plants

growing too slowly, or that have received a bad check, tend to be quite bitter. Ours are planted in a layer of compost sitting on the top of the soil, with a little bit of dolomite worked in as the compost will be slightly acidic. I also worked a little general fertiliser into the soil, and then, as the plants grow, I’ll give them a little boost along the way using a soluble fertiliser.

Later on in the season, it pays to have some form of shade for lettuces - not the deep shade you’ll find from a building, but rather a lighter shade from plants. Thi s year I intend to plant in among the shade from the tomato plants. I’ll need to be careful, of course, as these two plants need quite different fertilisers. Although this is a simplification, lettuces need nitrogen to grow the leaves, while tomatoes prefer a fertiliser with more potash to help grow the fruit.

While you are planting the greens make sure you leave some room for silver beet. I know this is a very divisive vegetable - you either love it or loathe it - but it is nutritious and very easy to grow, especially for beginner gardeners. If you like having a vegetable garden with a bit of colour, this old standby can also come to the aid of the party,

as there are some wonderful varieties with great coloured stems and

leaves.

We have some plants left over from an autumn planting, but I know they will be bolting very soon so we are eating them as fast as we can and I will be planting some new seedlings very soon. Although we often use the deep green “Fordhook Giant”, with its bright white stems, I think we’ll go for “Rainbow Lights” this year, with stems that feature an amazing range of odd colours—bright yellows, golds, reds, oranges, pinks—even purples and lilacs.

In some cases the foliage is deeply coloured as well, the deep red forms almost as dark as the red lettuces.

As you would expect from another leafy crop, silver beet requires similar conditions to lettuce—deep soil well enriched with nitrogenous fertilisers, and also in good light conditions. As silver beet is deeper rooted than lettuce it pays to dig the compost or well-rotted animal manure, into a deep trench, one spade deep in the soil. The plants will get a good start in the normal soil and then will seek out the richer soil below.

Like most people, we just pick the outside leaves as the plant grows, and steam them—that means they hold their colour better. If you are feeling extravagant you can grow them closer than normal and harvest some of the plants very young and eat them as whole plants.

BY GARETH WINTER

WIDE RANGE: Lettuces come in many colours and textures.

Interior Decor

KitchensHomeowners want a space to cook,

but also to entertain and to dine in —

and the latest designs reflect this,

says Susan Edmunds. So, it’s no surprise that

homeowners are putting much more emphasis on the functionality of their kitchens when it comes time for a face-lift.

Designs no longer just have to look great, they have to be easy to work with and effortlessly accommodate all the life that goes on in and around an average kitchen.

Think large islands for preparing food and entertaining casually, integrated appliances that hide away from sight when they aren’t needed, a focus on great task lighting, and as much storage as you can possibly fit in.

Good kitchen design is no longer a matter of choosing between cupboards and drawers. Even Martha Stewart sings the praises of shelves.

They can fit on to virtually any wall space: Stack things, sort things into folders or even pile things in boxes on your shelves for an eclectic, convenient storage option.

Hanging racks are also fabulous for any kitchen where space is at a premium. Glasses or pots and pans stored above head height free up lots of cupboard room for less attractive kitchen implements.

In terms of colour, everything from light and bright silvers, greys and creams to dark chocolate and mahogany hues are in fashion. Even

a black-and-white scheme can look amazing if you have the kitchen to pull it off. Frameless cabinetry is also proving popular.

Don’t be afraid to go for white as your base colour if you want to maximise the feeling of space in your kitchen, but add pops of other shades.

Tangerine and lime are really trendy colours this year — you wouldn’t want your whole kitchen in them but the odd splash-back or towel can look amazing.

Before you start designing your new kitchen, see if you can come up with a theme. Whether it’s country farmhouse or modern minimalist, your theme will drive the kind of colours and appliances you choose.

There’s a definite trend towards “lifestyle” kitchens — those that are designed for the kids to do their homework in as much as they are a place for dinner to be cooked. Islands on wheels are great for this — pull one over to the stove while you’re cooking, and wheel it out into the middle of the kitchen for the kids’ dinner.

Lots of homeowners are giving up the idea of a separate dining room in favour of a large kitchen with multiple eating spaces, from a small table to a breakfast nook and island.

Over recent years it’s been fashionable to have one texture or colour throughout the kitchen —

such as a granite or quartz bench top in the same colour as the cabinetry. But designers this year are encouraging homeowners to throw that idea out the window. Mixing up different colours, styles and textures in cabinetry and finishings adds interest and allows your kitchen to reflect the personality of your home.

If you’re renovating on a budget, you may be able to make big

changes to your kitchen through simple things like resurfacing the cabinets and replacing the door handles. Add a few colourful tiles or replace the taps in the kitchen sink. As long as the room is crisp and clean, it is easy to give it a lift with simple accessories.

8pm till Late • Best Costume Prizes • Live Music from HEADRUSHSatUrDaY nOV 1St

By David Geary & Justin Gregory

This is the story of two brothers ripped apart by the most infamous act in trans-Tasman sport. When the Aussies committed what Rob Muldoon later described as ‘An act of cowardice appropriate to a team that wears a yellow uniform’, The MCG ignited: Kiwis v Aussies, Aussies v Aussies, and Colin and Dons’ drunk parents violently versus each other. Kiwi Mum drags Colin, screaming, off to live in Wellington, NZ. Don marinates with Dad at home in Brisbane.

As adults, Don and Colin are reunited at the Basin Reserve in Wellington, and put on trial the very man responsible for their separation – the Australian cricket captain in 1981, Greg Chappell. But the hijinks soon turn serious when the scab’s ripped off their troubled past and the focus shifts to the real culprit: which parent was responsible for their lost childhood? What results is a tumultuous ride through sport, politics and the ugly side of broken families. And, of course, the perennial sledging match that is Aussie-Kiwi relations.

Silly Mid On Productions has launched a fresh new production, and we're thrilled to announce award-winning Australian actor, Jeremy Kewley (Rove Live, Blue Heelers, Underbelly, The Secret Life of Us, McLeod’s Daughters) will play the boorish but troubled Aussie, Don. Jeremy joins us from his acclaimed performance in Equus in Melbourne: “One of Melbourne’s most compelling stage actors” – Art News Portal

Reprising his role as the Kiwi brother, Colin, is multi award-winning Wellington actor, Christopher Brougham (Shortland Street, The Strip, Avatar, The Hobbit): “Comic genius…Nothing short of brilliant” – Capital Times

And directing is one of New Zealand’s most celebrated actor/directors, Peter Hambleton. With multiple awards from a 30-year career in stage and film, Peter joins us fresh from his role as the dwarf Gloin in The Hobbit trilogy.

The ground announcements are specifically recorded for The Underarm, by John ‘Mystery’ Morrison.

The Underarm is a riotous and hugely entertaining show that has shown tremendous appeal to those who don’t ordinarily attend theatre - children, sports clubs and corporate groups, but there’s plenty of real drama and emotion to balance the cricket trivia and blokiness. Regular theatre-goers are not deprived.

The underarm incident has often been catch-phrased with - ‘It's just not cricket’. We like to think The Underarm is ‘Not just cricket’. In short, the show has something for everyone - huge laughs, gut-wrenching drama and regularly received standing ovations, prompting one reviewer to say – ‘It’s destined to become a classic’.
