The number of farm prop-erties sold in 2013 was the highest number sold in the past fi ve years, as the rural property market has contin-ued to gather momentum from the low point of 2009 (see red graph).

This was further empha-sised with December being the highest selling month since before 2008 (see green graph).

The peak of intensity in the rural market was in 2008, before it dropped over 60% in volume as the world fi nancial crisis bit.

Every year since the mar-ket has grown and while there have been some stressed sales during the in-tervening years, the under-lying strength of the market has now grown, albeit more in some locations than oth-ers.

The larger dairy regions were very strong through 2013 with pressure driving values up along with vol-umes. Mid Canterbury has seen value lifts in the order of 15% compared to last year, with the Southland market also fi rming.

The Taranaki and Waikato regions have had a signifi -cant life in sale numbers, with biggest limiter on more sales being the shortage of listings.

Vertical gardens - trendy or tacky?

Wide open spaces, mountainous vistas and expansive gardens. In Mid-Canterbury we are blessed with excessive space that many people living around the world are not so fortunate to have, so when we gar-den locally, it tends to be in the tradi-tional sense of the word.

But an ever-growing shortage of space and a cold concrete-feel in many cities across the world have in-spired new and unique ways to bring the green back into the urban jungle.

Even the trendiest of city slickers long for a little bit of nature to in-ject in their home and work environ-ments. Enter the realm of the verti-cal garden. Vertical gardens have become all the rage in landscaping, and are starting to make their mark in New Zealand homes.

Vertical gardens are the topiary of the future. They are essentially frame-works of plants that are arranged on the side of a building or wall, or some take a diff erent approach and ar-range a selection of plants in frames such as a bookshelf.

These breathtaking, upward ex-panses of greenery are sprouting up worldwide

as public art, covering public and residential buildings, and functioning as space-conscious home gardens for those who like to indulge in the trendy.

The fun in this type of gardening is that every element can build a dif-ferent look, whether you use useful plants such as herbs and lettuces, colourful fl owers or spiky succulents. This high-reaching form of gardening has become of worldwide interest as it off sets a space’s carbon footprint while also being aesthetically pleas-ing.

Many worldwide large-scale archi-tectural projects are now planning to use vertical gardening as a way to improve the environment within the city, as well as provide a beauti-ful, natural contrast to the metallic neighbourhood in which it’s located. But planting a vertical garden in your own home can off er many benefi ts, even if you already have plentiful space for gardening outside.

A vertical garden taking up a large section of wall, either inside or out, can signifi cantly reduce the ambient air temperature of a room, making it a natural way to stay cooler in sum-

mer.

It off ers thermal and acoustic insulation as well as the absorption of dust and particles, so it keeps

your house cleaner.

The aesthetically pleasing nature can increase the value of your home, and it creates a calming en-vironment to live in.

As land sizes re-duce and many of us contemplate liv-ing a smaller, more simplistic lifestyle, it would seem that the only way to garden,

is up.

There is a misconception that bricks are a permanent material and never need attention. However, although brick and mortar structures may look solid and durable enough to withstand exposure to the weather, brick is a po-rous material and needs sealing every 10 years.

Prolonged exposure to the elements causes unsealed exterior brick walls to absorb water, allowing moisture to seep into the home. Mould can begin to grow on and behind the brick, and effl orescence can form on the surface.

Effl orescence is the whitish staining on the surface of brick and masonry. It is the accumulation of salts from the brick itself which occurs when mois-ture evaporates.

Spalling is when the brick or ma-sonry substrate fl akes. This is often caused by water freezing inside the brick and expanding, causing the brick to break and fl ake.

Excessive moisture eventually com-promises the integrity of unsealed brick walls. The best way to prevent this damage and avoid extensive re-pairs is to coat exterior brick walls with a penetrating sealer.

However, you need to take care. A surface sealer such as acrylics, sili-cones or epoxies can actually trap wa-ter vapour from the inside of the build-ing from getting out, causing spalling.

The best way to waterproof and seal a brick or other masonry substrate is with a penetrating siloxane based sealer. The siloxane penetrates into the masonry substrate and chemically bonds to it. This fi lls the pores and pre-vents liquid water from penetrating. However, siloxanes are breathable, so water vapour from the interior can still escape from the brick.

Siloxanes have the added benefi t of not colouring or darkening the sub-strate. They are clear and do not leave a glossy sheen. Since siloxanes pen-etrate the masonry and are not on the surface, the original texture of the sur-

face is maintained. And the penetra-tion into the masonry substrate actu-ally protects them from the elements.

Before you start you will need to thoroughly clean all surfaces by mix-ing together a few squirts of liquid dish detergent or sugar soap in a bucket of warm water, then scrubbing the wall with a stiff -bristled brush.

Remove all grime, effl orescence or moss. Yes this sounds very time-con-suming, so a half-day hire of a water-blaster is a great investment. Gently waterblast the bricks and allow to dry for at least 24 hours.

Apply the penetrating sealer using a large paintbrush, paint roller or spray-er. Take care to read the manufactur-er’s directions. In most cases, sealer should be applied in long, smooth strokes in one direction, then applied in the opposite direction to ensure full and even coverage.

Allow the sealer to dry for a mini-mum of 30 minutes before applying a second coat. Some sealers only re-quire one coat and they mean it. As you go over already coated areas you can see it repelling the moisture, so make sure you achieve an even cover-age fi rst time.

Now is the perfect time to seal your bricks and mortar as winter sets in, making it the perfect DIY job.
