The changing world of real estate

To say that our industry is changing would be an understatement to say

the least and for the most part it is pretty scary.

Between the issues around methamphetamine contamination and the new health and safety rules along with our regular training it’s be prepared or be left behind which has all kinds of consequences.

Being brought up to speed on what to look out for with meth contamination is both frightening for property owners, purchasers, renters and real estate agents alike. Checking things like light bulbs, specific smells and chemical containers being left around are just the beginning of what can be disastrous results for the home owner.

With health and safety every industry is being affected. Within the real estate industry our workplace is our office, our vehicle and clients properties, and we now have to be sure to point out any hazards in viewings and open homes

which is only the start.

Things have also changed with first home buyers having the ability to draw down from their Kiwi Saver and receive a government grant, some first home buyers have been proactive and been to the bank to ascertain what they can afford but it is a time consuming process for the bank leading to the timeframe being longer for a finance clause.

The best advice for first home buyers would be to make an appointment at the bank and

discuss your needs so you know your financial ability to purchase.

We also have the ongoing mission when it comes to EQC claims as some properties have still not been repaired and proceeds have been spent or maybe sitting in the current owner’s account, hence the reason, it is still vital that an EQC condition is put into contracts and builders reports be obtained.

In summary vendors and purchasers have to be vigilant when buying and selling and as agents we have to keep up with the changes and advise accordingly.

May is a good time to...

First though, you need to get the soil ready. Dig it over, then apply compost, fertiliser and a dressing of lime to sweeten the soil, encourage plant growth and help prevent club root.

Then try growing broccoli, broad beans, carrots, onions, peas, spinach, cauliflower and any other veges you feel like eating during winter.

If you’re not going to grow any winter veges, try planting a cover crop like mustard. Plant mustard seeds in the soil and once the mustard has matured to around 10cm (when the leaves are soft), dig it into the soil. This will help add nutrients to the soil and get rid of any club root before your next round of planting.

Rake up your leaves for composting. But watch out for the leaves from some trees, like black walnuts, which have toxins in their fallen leaves called hydrojuglone that can cause other plants to turn yellow, wilt and die. English walnut, hickory and pecan trees also produce small amounts of hydrojuglone.

The best way to collect and compost your other leaves is to first shred them by running over them with a lawn mower. Then tip a layer of leaves into a black plastic rubbish bag, sprinkle over a handful of garden lime and continue the layers until the bag is full. Tie the top of the bag and poke holes all over it.

Place it somewhere sunny and leave it to break down. In summer you will have a lovely mulch to apply around your plants.

Pick up your rose leaves and put them in the rubbish so they don’t spread diseases through the soil, which will affect your new growth of your roses in spring. Start to think about creating or adding to your orchard in spring. Weed the areas where you’re going to plant so they’re all ready for when the fruit trees become available from nurseries in June/July.

Lastly, if you’re into seed collecting, now’s the time to harvest the last of your tomatoes and save the seeds for spring planting. Simply put them on a paper towel and store somewhere safe until later in the year. If you’d rather plant new seedlings next year (which we recommend!), pick your last tomatoes and make them into pizza sauce for freezing and using as you require.

Which colour do you choose?Want to paint your house, or even paint a wall, and not know what colour to

choose?Well, it’s not surprising, given there’s a seemingly endless array of choices these days. You might say you want plain and simple white, but then you find there are 20 different whites to choose from. Do you want a warm white, or a cool white, a shiny finish, or a matte finish?

It can be overwhelming, but knowing a few different things about colour may help to create the right palette for you.

If it’s a room you’re painting, it’s important to consider what’s already in the room – like existing furniture, existing patterns, existing artwork – and work from there. That might help you pick a colour range, or give you a focal point to start with.

If you’re using two colours, make sure you use two colours which complement each other. Usually two colours work better if one is a lighter shade and the other is a brighter, bolder shade. They will be contrasting and it will make a bigger statement.

Combinations using related

colours are more relaxing and will bring a less contrasting effect.

Monochromatic colours are lighter and darker hues of the same colour, and that’s often what you will find on a colour sample from a paint store. Monochromatic colours give a pleasing look with a co-ordinating style.

Once you’ve worked out your colour palette, you need to work out your style. Are you aiming for the bright and vibrant style, cool and relaxing, or warm and inviting? Choosing the right colours and combinations will help to set the mood in a room.

If using more than one colour, and are considering a kind of horizontal split, it’s good to have darker colours towards the floor and lighter colours up higher, as that naturally draws the eye up and makes a room feel bigger.

And if, after trying everything, you still don’t know what colour to choose, maybe take a look at what you’re wearing. Don’t paint your walls a colour that you wouldn’t wear yourself, because if you wouldn’t wear it you probably don’t actually like it and it could make you feel uncomfortable.
