Present your home with style to make top dollar

We as property agents see many weird and wonderful things. It’s amazing how this career gets

you out and about visiting all manner of diff erent living styles. I say living styles as that’s how we like to view it – styles. From urban homes to rural farms to lifestyle blocks, they all have a diff erent story to tell and a diff erent way of presenting. The way you present your home is of vital

importance, we have all read the blurb on TV, in newspapers and in the agents “how to present your home” brochures It seems everyone is an expert especially the presenters on the “ makeover” TV programmes – although I have to admit

the end result is usually quite amazing with a transformation hardly recognisable from the usual lounge or kitchen.A few tips for presenting your home

but not going to crazy expense to do so. The fi rst impression this time of year is the front garden, it’s often said, fi rst impressions are the most important and most memorable, thit is without doubt is true with your home. Ensure the lawn is neat, the fl ower beds are free from weeds, ideally a hanging basket or pots with fl owers add colour and vitality to your house. The front door needs to be clean at the very least, my tip is to keep the front door a good strong but non – descript

colour. Black, navy blue and white are preferences and always make sure the letterbox is free from junk mail. The property needs to be clean and

well aired, perhaps invest in 2 or 3 air fresheners (especially if you have pets) the windows should be open - they need to be clean too! All personal eff ects should be tidied away, there is nothing worse than clothes and shoes lying around. a slight quietening of the market in Ashburton but there is still a very buoyant feel both from buyers and sellers alike. When we say quietening we mean quite compared to some hectic months where a 12 hour day isn’t out of the ordinary. With the fi ne weather and a full calendar of events, this month makes Ashburton the place to be.

Home Improvement

With any job, it starts with good preparation. Last week we had waterblasted, scraped and sanded the exterior of the home ready for painting.

All timber bare or paint-bare areas should now be primed with an appropriate primer.

The kind of primer you use depends on the kind of paint you will be using later. For water-based paint, use water-based primers; for solvent-based paints, use solvent-based primers; and for metals, use metal primers. Not only do these coatings provide extra protection against the elements, the hold on and also form a fi rm foundation for fi nishing paints.

Once primed you get a fair idea of the fi nished surface. Now is the time to fi ll holes and gap up any cracks and pay extra attention to any areas with extra sanding and priming.

Reputty any windows that have putty loose or missing as soon as possible as this needs time to dry and harden off before painting.

Buy the best painting tools you can aff ord. Good brushes and rollers, properly looked after, will give you years of service, speed up the job and give superior results.

Likewise, a top quality roller will cover a greater area per loading, plus give a better fi nish. This saves a lot of time and money.

You will fi rst need to mix the paint thoroughly. Use a fl at paddle stick or a ruler and stir from the bottom upwards (not just around,) until the paint is smooth and colour is even. Use a roller if possible on fl at surfaces as paint will go on faster than with a brush.

After coating, even out the paint by lightly rolling across the surface with an almost dry roller. Always work from the unpainted area back into the painted area, maintaining a wet edge to avoid lap marks. For windows, start by cutting in around the glass with a small brush, working inside out.

Painting exterior trim means you are making progress. Unfortunately, painting

trim is a slow process, but if done carefully it can make or break the fi nished product.

When painting exterior trim, work from the top down; gables, facias, soffi ts and gutters, second-storey windows, porches and stairs, and foundations.

Paint exterior windows, sashes, sills and jambs in the same order as the interior ones, working from the sashes out to the frames. Be sure to pay close attention to the windowsills. They bear the brunt of rain, snow, and accumulated dirt. If the windowsills look particularly weather beaten, take the time to give them two or even three coats of paint, including the underside edges. I don’t think you can ever put on too many coats.

Doors are easier to paint if you remove the knobs and latches. If possible, also remove the door from its frame, lay it fl at, and paint one side at a time, working on recessed panels fi rst, then raised areas. Sand the bottom and top edges, then apply a thin coat of paint to keep out moisture and prevent rot. While the door is open or off its hinges, paint the jambs and the frame.

Do not paint the hinges unless they are already painted.

Steps and stairs are the last to be painted.

Mix a little anti-slip into the paint to produce a non-slip surface, and apply several coats. It looks good and lasts longer.

Add some zest to your home with orangeWe all need a little spice in our lives tobring excitement, blow away the dark

clouds and conjure that feel-good factor.

At home, the easiest way to do that is with an injection of colour - but not just any colour.

Orange, with its palette featuring shades associated with exotic sunsets and sultry settings, is the way to go.

The boldest, brightest shades are full of verve and orange gives an instant injection of optimism.

Also, the colour is credited with encouraging creativity and producing a reassuring sense of

comfort.

Let orange work its magic in the kitchen - the shade is thought to stimulate the appetite.

For a colour guide, simply look outside at nature’s hues, the russet and burnt orange of falling

leaves, which blend beautifully with the fading greens and browns of an autumn landscape.

While those shades are ideal for an overall decor theme, be inspired by orange’s more punchy tones.

Orange, with its palette featuring shades associated

with exotic sunsets and sultry settings, is the way to go.

Think about using accents of orange - the colour of Halloween pumpkins - in accessories.

“Orange is such a versatile colour, yet many people are afraid of it because they think only of its

morebold hues,” says Judy

Smith, colour consultant for British company Crown Paints.

“But orange accents can bring warmth to a home, especially as the nights start to draw in and

natural light fades.

“Also, all colours have a loud and soft side, and the in-between shades can work well in living

areas.”

For a warm autumnal feel, she suggests combining orange with leaf green and yellow to create a

strong palette which harmonises with light or dark woods, and natural materials.

Lift your spirits with a shot of undiluted orange

in eye-catching accessories or a full dose of the

shade for a room scheme.

Muted, more sober tones of orange bring richness and a feeling of

opulence to any setting, and won’t overwhelm a space.

Remember, orange is made by the mixing of yellow and red. If red hues dominate your orange shade,

it will have a hotter, more intense effect. A predominance of yellow in the shade promises a more

mellow aura.

“Burnished orange and copper shades are on- trend this year, and are particularly appropriate for

this season,” says Liz Cann, design director of Sanderson and Zoffany.

“Orange conjures a cosy atmosphere and teams wonderfully well with grey. Use the latter for walls

and then choose orange and copper shades for upholstery fabrics, cushions and lamps.

“Ensure though that you choose a warm grey shade, with undertones of brown ... to accentuate amber

hues.”

Cann passes on the following tip: gold accessories will enhance a sense of luxury, but use silver

frames and details for a more contemporary edge.

“If you prefer a sleek finish and a modern

will act as a cooling infl uence and give a fresh, crisp look.”

She adds: “Orange gives rooms a lift and demonstrates that you’re confi dent in your taste. Have fun

with the colour, experiment and you’ll be surprised at the pleasing impact it has.”

If you just want to add a touch, or shake off the “room blues” that affl ict spaces that haven’t had

a shake-up in a few years, add a couple of individual items in zingy orange.

Consider an orange ottoman, ceramic table lamp

or ornament. A velvet tub chair in a glowing orange

fabric can make a room rock. Fans of retro might

be drawn to the idea of a swirly orange pattern

mural.Accessorise a bathroom with luscious

orange towels. Add orange-patterned tealight holders for a spa

To top it off , match an orange setting with a juicy home fragrance from an orange-scented room
